The accommodation is comfortable and well equiped. It is in a great location giving easy access to Sterling, Perth, Fort William and Inverness together with Glasgow and Edinburgh. The overall impression of the property is modern. The property is in a quiet spot, though you do get some passing traffic noise at night. The reason I have only given the accommodation 3 star rating, is that it is let down by a general poor level of cleanliness. The kitchen had a film of grease, the microwave had spash marks in it, as did the fridge. There was a lot of dust under the futon in the main downstairs living area and a visible layer of dust on the rails in the wardrobes. The downstairs shower tray looked like it had ground in dirt, and the upstairs shower is in need of a mastic and grout refresh as it had several patches of mould. We were also surprised at the lack of local information in the visitors pack - i.e., nearest large supermarkets, when the rubbish needed to be put out and where, restaurants worth a visit etc. The bulk of the info., seemed to cover the itinerary of the property which gave the feeling that that owner was more concerned with making sure you knew, that they knew exactly every item contained in the accommodation, rather than providing a good level of local and general info. I think their providing some groceries was a nice touch and was appreciated, but I do think they should invest in a proper cleaner to take care of the properties between lets, then it would have got five stars.

The cottage was easy to find with full directions supplied. Well placed, with only a short distance with to the local amenities in Aberfoyle (which included a supermarket and tourist information) and less than an hour to attractions such as Loch Lomond and Stirling Castle. The cottage was well supplied with all the items you would need for a self catering stay and the welcome pack in the fridge was an added bonus. The high ceiling in the living space gave a spacious and airy feel with no up/down noise between the bedrooms so we didn't hear our teenagers which was great.
