This very spacious and modern holiday house, named after the bay it overlooks, is set into the rocky hillside and has spectacular views over the sea and Coigach mountains beyond. Only minutes from the popular destination of Ullapool, this superb family home has everything for a perfect holiday in an area where there is something for everyone.

Newly built, Ardmair Bay House has been cleverly designed for privacy whilst making best use of the stunning views. All first floor bedrooms are sea facing and the master bedroom 'suite' has luxury private bathroom facilities, patio doors and private balcony. A wide stone patio runs the full length of the house and can be accessed from the kitchen and lounge, offering the perfect setting for barbecues and outdoor dining, not forgetting the hot tub!! Not overlooked at all, the patio provides a safe haven for children to play, a place to lounge and soak up the sun or watch it go down.

This lovely warm and bright family holiday home has a large fully fitted kitchen with modern appliances, island unit and dining table. The lounge has a stone fireplace with multi fuel stove and is furnished with several comfy leather sofas and colourful touches. There are four very spacious bedrooms which can be made into king sized double or twin, all with private bathrooms, one of which is on the ground floor and ideal for elderly or less able guests.

Built and furnished to a very high standard, the house is very eco friendly, extremely well insulated and has a heat recovery system making it warm and cosy and recommended for holidays all year round. It has everything you need for a party of eight with good sized communal rooms and space to relax and escape.

This part of the North West Highlands offers so much in terms of natural beauty and scenery and this excellent self catering holiday home in Wester Ross is perfect for exploring it all. Everything from easy walks to Munro climbing, painting to stalking, bird watching to kayaking, there is something for everyone. Ullapool has a range of shops, its own museum, leisure centre and swimming pool, arts centre, supermarket and petrol station. Local food produce and seafood is available in the shops and in The Arch Inn, The Seaforth, The Morefield, The Ceilidh Place and Summer Isles Hotel.

    This luxury property has stunning, ever-changing views from every window. It has everything you could possibly need in a holiday home and more! The surrounding areas are beautiful with lots of local wildlife. We recommend Kylesku Lodge for seafood with amazing views, Ullapool for fish n chips and Lochinver Larder for award-winning pies! A perfect place to relax and enjoy the countryside.

    Excellent location if you don't mind travelling, we loved the locations and need much more time to explore the beautiful mountains. The house is beautiful, very clean and well serviced. (beds are quite firm, but we had a memory foam topper we used as quite a few highland properties seem to have firm beds). Views from the house are amazing and shoveling rather nice about being in a bit fun enjoying the scenery, watching the stars or defying the weather.

    If you are looking for a fantastic, high specification property with good attention to detail this is the property for you. Set in a very peaceful location with fantastic ever changing views. Everything about the property and facilities is 1st class. Good location at only around an hour from Inverness or an hour and a half from Durness on the north coast of Scotland.

    For many years, we've stayed in holiday lets all over the West of Scotland. Compared to the others, Ardmair Bay House is outstanding. It combines all that you'd look for in a holiday property - comfort, space, position and quality and the owner was quick to deal with a minor problem that arose. The area offers so much to do such as hill climbing (Stac Pollaidh is a spectacular 3 hour walk), sea trips and activities, beaches (Achmelvich and Clachtoll are rightly renowned but Achnahaird in Coigach is a bit closer) and superb food.

    The only thing I could comment on is the lack of serving dishes, but it didn't stop us. I went and bought some. Plus kitchen utensils. I do have to say loved the crockery... First class house... Thanks

    We were impressed by how well the house was equipped - everything had been thought of, even Wi-Fi and Sky. The hot tub is probably worth the fairly high extra charge, as it's fun to sit in there and enjoy the view. The location really is stunning and we really enjoyed our lazy days at "home". Ullapool is nice, but there are much better restaurants in Lochinver, notably the famous pie shop. Driving around the area is a pleasure in itself. All in all, a great holiday.

    Often a holiday causes more stress than its worth...Ardmair Bay House with its spacious airy rooms, surrounding silence and ever changing tranquil view just put us from South East hundred miles an hour to almost horizontal with a glass of wine within minutes. Space for everyone to have time alone (we were two famies with children and teens), or gather together to watch a film. A short walk to a beach unrivalled for skimming stones, and sunsets that no one will believe you didn't photoshop. Its a long way away but that means you're left alone. A highlight was the coastal drive to Lochinver-look out for the seals and save your points for the best pie in the world '-just ask for the 'pieshop' Then stop in Knockan Crag on the short way back - sit quiet and you may be rewarded with a Golden Eagle gliding over your heads. Make sure you have midge repellent-they're a scourge, but they keep the masses out of Scotland. Enjoy (: (PS-there was something very poignant about watching the Braveheart DVD all together as a family while being in the wild Highlands-remember its pretty violent though)

    Ardmair Bay House is a beautifull situated fully equiped villa with everything a traveller needs. The house seems to be brand new. Every detail has been thought about. The welcome pack (smoked cheese and salmon and a bottle of wine), the information about the place given by Alison, the comfort inside the house: perfect. Ardmair is great for discovering Wester Ross and Sutherland. Especially our daytrip to Handa Island was unforgetable.

    Simply stunning house in one of Scotland's most breathtakingly scenic areas. The house itself is luxurious and finished to a very high standard with modern styling and state of the art fixtures and amenities. You are on the doorstep of Assynt and all its beautiful mountains and beaches. Yet, Ullapool is only 5 minutes drive away if shopping or visit to the pub is your thing. I have stayed in many great houses in Scotland over the years but this one one tops the lot!

    A perfect modern, quality large and comfortable house, with the best views ever. Ever changeing views from the windows, rainbows, sunshine, clouds, dusting of snow on the mountain, no snow on the mountain, lots of snow on the mountain, smooth sea, choppy sea ...Perfect for a winter holiday, warm but never stuffy. Hot tub great, and got lots of use, even in November. Loved Ullapool, dined at The Arch, attended a good fireworks display on 5th Nov. In November we had roads and whole beaches to ourselves. Favourite drive from here to Inverewe gardens at Poolewe. Dramatic views, coastal, mountains, glens. All in all a great holiday, and we plan to come back to Ardmair House.

    Stayed up North lots over the years but never stayed in a house that was as good as ardmair bay house, it was very well equipped and was made to a high standard, the rooms are beautiful and the beds are comfy,the hot tub added a little luxury. The view was superb and the location is great for local shops and restaurants.There is plenty to see and do offering a wide variety of walks, climbs etc.Hope to go back sometime soon.

    It is very difficult to find such an amazing place to stay that is also dog friendly. We all had the most amazing holiday and enjoyed every minute. Everything was perfect; the views, the luxury of the house, the comfort and the bathrooms. The hot tub was the icing on the cake for all of us. We can't wait to return.

    Ardmair Bay House is a wonderful holiday house in a beautiful setting. The house is very impressive both externally and internally. It is finished to a very high standard and is very well equipped. With 3 very generous double rooms and a twin room there was ample space for our party of 3 couples and the fact that each room had en suite facilities meant each couple enjoyed a high level of privacy and comfort. An excellent property which we will re-visit if having another holiday in the Ullapool area. The house has fantastic views across Ardmair Bay to Ben More Coigach and is also well situated for exploring the Inverpolly Nature Reserve, Assynt and other areas of outstanding beauty.

    Ardmair Bay House puts all other holiday homes in the shade. We have stayed in many across the world and this sets the standard for all to follow! A perfect house in a stunning location with everything you need for an outdoor adventure holiday. The trek to Sandwood Bay is worth the effort and most of the path is mountain bike-able. Stac Polly sumit can be reached easily by any reasonably fit person and don't miss the beaches at Achmelvich, Mellon Udrigle and Clachtoll. A beautiful house in a beautiful area of the world.

    Our family enjoyed the first big holiday together, with ages ranging from 5 weeks to over 60. We enjoyed the space that Ardmair had to offer, the facilities, and especially the hot tub, which was lovely at the end of the day! Having Ullapool so close was a bonus, although the fridge/freezer was plenty big enough. We had a mixture of meals in and out and enjoyed a lovely meal at Ceilidh Place which more than catered for our families requirements. All the family said how amazing the holiday was, just wish the drive was not quite so long from the south coast!!

    This is our sixth holiday in the North West and the house at Ardmair is in an excellent location for those wishing to explore the region. We walked to the Bone Caves at Assynt and climbed Stac Pollaidh. As the weather was good we went body boarding at Achnahaird and visited the beach at Achmellvich. The house was so well equipped that we chose to return each evening for dinner. However I would recommend the Perfume studio at Mellon Charles for lunch and the Piping Cafe at Achiltibuie for coffee and cake. The Artists` Gallery in Achiltibuie is well worth a visit too. The house truly deserves the five star rating. We were grateful for the provision of local information and attended the Elphin Craft Fair and the Pipe Band concert in Ullapool. The younger members of the party would thoroughly recommend booking the hot tub, to be used once the midges have gone to bed. We have never had such a relaxing holiday.

    The house was everything and more than we had hoped for. The location is beautiful. The house has been finished with every attention to detail. The coastline is incredible... views over the summer isles.... the beaches at achmelvich, mellon udrigle, oldshoremore are a must. We saw eagles, red deer, seals (the dolphins eluded us, but I know we were just unlucky). We had tea in The Ceileidh Place, Fish and chips from 'The Chippy'. We had morning coffee at the Torridon Hotel and afternoon tea in Mackays at Durness. We didnt go anywhere that we wouldnt go back to again and again. We only touched the surface of this wonderful area..... You can guess that we liked it.... a lot!!

    This was our first year holidaying in Scotland, despite living in Edinburgh and I was nervous that it would rain all week. It turned out to be perfect, the weather included. I was there with my 5 teenagers and a couple of friends. The Ullapool area was breathtakingly beautiful, and the house was incredible. It was by far the best equipped house we have ever rented and we loved that so many of the things in the house were from local places. Everything about the house was perfect, but the view from the hot tub at midnight was especially so, while we were there it was close to the longest night so didn't get completely dark. We enjoyed the Seascape trip, walking to the lighthouse at Rhue, the Corrieshalloch Gorge, the Leckmelm gardens and travelling along the coast to the beautiful Durness. We can recommend too The Argyll Hotel, I was wary of eating out locally as reviews I had read suggested that all of the pubs had grumpy staff but the food and the service there were excellent. I can't recommend this house and location highly enough, the owners have created a perfect place for a very relaxing stay. Thanks from all of us. We are hoping to return soon.

    What a fantastic house and a spectacular location! The house has been finished to an extremely high standard and has everything you'd ever need for a perfect holiday. The house is located in a secluded part of a cove with simply stunning views to the bay and mountains beyond. The summer Isles are only a short drive away with some of the finest beaches and scenery I have seen anywhere in Scotland. Ullapool is only a short drive away, where you can pick up supplies, take boat trips or dine out. The hot-tub is a real luxury and highly recommended!

    We had a fantastic week living it up in the high quality accommodation of Ardmair Bay House, thoroughly deserving of its 5 star rating. The location and layout makes the most of the view over the Loch and Island to the mountains, stirring in the night and seeing the mountain and Loch from bed was amazing, The six of us were the first to stay in this holiday accommodation, it had all the equipment we needed, so taking turns to cook there was no point eating out with this house and location to enjoy. There was lots of space, we could gather together in the large lounge or go to separate rooms to watch TV or sit out on the patio to admire the view. The house is very well equipped with a modern clean “designer” style, the high quality substantial furnishings making this work very well, with interesting fixtures for the bathrooms. The hot-tub was one of life’s luxuries sitting out there in warm bubbling water looking across the loch and Island to the mountains. The downstairs bedroom and wet room was ideal for the member of our group with weaker legs. Internet access let us bring a laptop to keep an eye on weather forecasts and use walkhighlands website to plan our wanders. The whole group enjoyed the “all abilities” path to the Lochs just beyond LochAssynt Lodge, another day two of us took the Quinag stalker’s path past the Lochen and reached the summit of Sail Garbh. Other outings were the easy but interesting walk along Knockan Cliffs geological trail, a wander round Leckmelm gardens, Rhue lighthouse to watch the sunset, ( there’s a geocache there) and the afternoon cruise round the entrance to Loch Broom and in to Ardmair Bay.

    Our stay at Ardmair Bay House was amazing in every respect. The house itself is beautifully designed. It is spacious, comfortable and provides all the luxuries you could wish for. The views from the kitchen, living room, bedrooms and hot tub were spectacular. The house is extremely sheltered and provides a stunning outlook onto Ardmair Bay and beyond. There is endless entertainment for all ages to be found in the surrounding area. A drive to Achiltibuie is well-worth doing, as is a climb up Stac Pollaidh. A trip to Achnahaird Beach is also a must for anyone looking to relax, play or swim. Ullapool golf course provided a challenging and fun round of golf, and the boat tour of the Summer Isles that left from Ullapool was also very enjoyable. For a group of up to 10 people of any age there are few better places you could stay in Scotland.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
