A beautifully converted steading that lies in its own peaceful setting surrounded by spectacular countryside and with many opportunities for fishing and other outdoor pursuits.

This fabulous converted steading is an ideal getaway for two couples seeking a break in the beautiful Highlands. Close to the charming town of Aberfeldy and within easy reach of beautiful Loch Tay and the Tay Forest Park, it is well-placed for enjoying a range of outdoor activities.

Inside, this single-storey property is a wonderfully quirky mix of modern and traditional, with the original stone walls and timbered ceilings complemented by stylish sofas and a smart, contemporary kitchen. The splashes of colour make for a very welcoming and friendly atmosphere, creating the perfect place to relax and socialise.

The approach to the property is impressive – along the path and up the stone steps to the raised garden that lies in front of the large central patio doors. Upon entering, you are welcoming by a bright, high-ceilinged and open-plan living area, with a smart kitchen at one end and a cosy lounge at the other. The kitchen is well-equipped with everything you need and, with the breakfast bar along one side, makes cooking a sociable affair. Enjoy a meal together at the adjacent table before sinking into the invitingly large and comfy sofas, arranged around the impressive stone fireplace. On chilly evenings, light the fire and relax in front of the TV with a drink or have fun with a game of billiards. When it comes to bedtime, you’ll need to nip outside and walk round to the door of your chosen bedroom. Both the twin bedrooms are delightful and have an immaculate en-suite with shower, hand basin and WC.

Outside, there are beautiful views of the surrounding lush countryside. Take a seat on the patio to enjoy a morning coffee or perhaps sit down for a meal with the group on warmer days. There are plenty of superb walks in the local area, and fishing in the Upper River Tay is available by arrangement with the owner. There is ample parking for two vehicles.

The property is situated 4.5 miles from the pretty village of Kenmore, where there is a small selection of places to eat as well as local food stores. The breathtakingly beautiful Loch Tay and the Tay Forest Park offer miles of superb walking and cycling routes as well as kayaking and wildlife cruises on the loch. Keen climbers may want to bag themselves a Munro by heading to Ben Lawers (16 miles).

The charming town of Aberfeldy (3.5 miles) is home to Dewar's Aberfeldy Distillery – whisky lovers will enjoy a tour and a taste of this local single malt. There is a good selection of places to eat and drink in the town, as well as some interesting gift shops, including The Aberfeldy Watermill, a bookshop/café in the 200-year-old watermill.

En route to Aberfeldy you could stop by the fascinating Castle Menzies (2.5 miles). This beautiful turreted castle, originally home to the Menzies family, is now owned by the Menzies Clan Society and is slowly and lovingly being restored from near ruin. Visitors are welcome inside and out, plus there is a tea room for refreshment.

Fabulous location very private we have 2 Labradors they had a ball definitely would recommend been to a lot of cottages in Perthshire but first time with snooker table would definitely recommend

Fabulous week spent at Farlayer Steading Accomodation is first class and wonderfully equipped with everything required for a comfortable holiday. Enjoyed our stay at the Steading. Cottage is in a lovely setting with well maintained grounds and great view across the Glen. Enjoyed the open plan kitchen / lounge area and having to go outside to get to the bedrooms was fine for us but we were lucky with the weather.

Beautiful property with lovely views of surrounding countryside. Very cosy with fire going, spacious and comfortable. House was well equipped and bedrooms warm and comfy, would definitely recommend.

This place was great for us ( 4 adults ). Had everything you need . Full equipped kitchen with 2 fridges so plenty storage for food. Full size snooker table and full Tv package was perfect to keep us entertained and didnt want to go anywhere. The local area has plenty to offer and has lovely walks. I would also recommend the local butchers in AberfRead moreeldy and the shop at Kenmore has lots of taste cheeses and chutneys etc. the bedrooms being separate from living area worked well and gd size.
