Set in a peaceful location on a family-run trout fishery, this modern property enjoys wonderful views over the water. The ancient Royal Burgh of Linlithgow is just 2 miles away, home to leisure and shopping facilities and plenty of history, while The Kelpies at Grangemouth are just a short drive away. Back at the property, the accommodation is modern and bright with a contemporary kitchen for entertaining, cosy lounge and shared hot tub for soothing sore muscles after a long walk.

Inside, the property is decorated in a neutral, contemporary theme with splashes of colour giving personality to the rooms.

Step into the spacious open-plan lounge/diner, decorated in tasteful tones with leather sofas, a TV/DVD player and good-sized wooden table. The kitchen offers ample space for preparing delicious family meals and overlooks beautiful fields outside. There is also a good-sized double bedroom and a modern bathroom with separate shower on the ground floor. Upstairs you will find a further double with solid flooring and en-suite shower room together with a twin bedroom for children as well as a bathroom. All of the rooms display calming tones and offer wonderful countryside views.

Step outside from the lounge onto a private decked terrace with table and chairs, perfect for enjoying a delicious al fresco meal at the end of the day. A shared, housed hot tub is ideal for winding down after a long and active day. Blue, brown and rainbow trout fishing is available on Carribber and Bowden Lochs at an additional charge.

A lovely cottage (one of three) in a beautifully quiet situation with sheep and lambs in the adjoining fields. The views both in daytime and evening are outstanding. Lovely light and cosy cottage, with plenty of space for 6 people (we were only 4), close to lots of attractions and the delightful town of Linlithgow, yet is in a perfectly quiet, beautiful location. plenty of parking, great sunsets and we had an amazing time.

Excellent location. So peaceful and quiet. Thoroughly enjoyed sitting on the jetty and watching the fish jump and the fishermen fly fishing as we enjoyed our glass of wine. This place is a gem - beautifully decorated, spacious, warm, clean, stunning views, lovely and quiet (except for the owls!). Its a great location near East and west coasts with plenty to do
