Situated in the western reaches of the glorious Cairngorms National Park, this exceptional property was formerly a sporting lodge and has now been beautifully renovated to provide spacious accommodation for up to 16 guests. Complete with its own tennis court, golf course and a charming bothy, this stylish but traditional property makes a fantastic base for a celebration or a family get-together. The house is just a couple of miles from the lively town of Kingussie, the capital of the old Highlands district of Badenoch, and is ideal for guests seeking a tranquil retreat with plenty of opportunities for stunning walks, hill climbing and sport.

Entering this richly decorated and tastefully furnished property, you will find wood-panelled walls, exposed beams with hand-carved Ossian quotations, handmade staircases and stone floors. The house offers a range of light-filled living spaces and features plenty of wood burners and open fires providing a warm welcome throughout the year.

The morning room is a bright, light and engaging space – perfect for relaxing in. You can also unwind in the more formal drawing room which is beautifully lit, traditionally decorated and features big sofas and two lovely open fires. The stylishly designed kitchen is a fantastic space for preparing any meal, with a range of appliances and a large central island. The large, airy dining room provides the perfect backdrop for a family celebration. The ground floor also offers the first of the property’s seven bedrooms: a king-size zip-and-link which can be made up as a twin on request, and has an en-suite bathroom. Exploring the ground floor further, you will find a welcoming vestibule with a wood burner, plus a boot room, drying room and a WC.

The main hand-carved staircase leads to four cosy and gorgeously decorated en-suite bedrooms: a king-size master suite and three zip-and-link king-size rooms. There are two further zip-and-link king-size bedrooms which share a bathroom and are accessed via a separate staircase to the rear of the house. Several of the bedrooms offer delightful views across the gardens to Cairngorm.

Behind the house is a delightful bothy, which provides attractive self-contained accommodation for two guests and features a queen-size box-bed which can be reached via ladder-style steps. Please note, the bothy is not let separately from the main house.

The grounds of the house include a private garden and an outdoor hot tub. You can enjoy al fresco meals on the natural stone patio which is reminiscent of an Italian villa with the scent of herbs in the air. Away from the house, you can exercise on the all-weather tennis court, or try your hand on the beautifully maintained nine-hole golf course. Ample parking is available.

This is a fantastic base for exploring the Cairngorms and Aviemore, with a wealth of activities to try. The property is close to the School of Mountain Biking which offers a range of services including bike hire, skills coaching and guided rides through this beautiful area. The Upper Spey offers salmon and trout fishing, and avid birdwatchers can head to RSPB Insh Marshes (0.5 miles) which covers 6 square miles of the floodplain near Kingussie, and which is home to curlews, lapwings, redshanks, snipes and whooper swans. You can also explore the remains of Ruthven Barracks (1.5 miles), visit the popular RZSS Highland Wildlife Park (10.5 miles) or meet the residents of the Cairngorm Reindeer Centre (18 miles).

The nearby town of Kingussie (2.5 miles) offers a variety of places to eat and drink, and is a great base for activities including climbing, rambling, river walks, pony trekking, water sports and winter sports. The 18-hole Kingussie Golf Club (3 miles), which rises 1,000 feet above sea level, was founded in 1891 and offers extraordinary views over the Cairngorms National Park. The popular village of Aviemore (16 miles) is known for activities including a range of snow sports, sailing, biking and skiing. Other local attractions include Loch Insh (6 miles), Loch Alvie (12 miles), the Rothiemurchus Estate (14 miles) and the Speyside Distillery (1.5 miles).
