In the heart of the countryside, this smart barn conversion seamlessly blends original features and modern design creating the perfect place for families or friends to escape the stresses of day-to-day life.

There’s a lovely fluid layout in this charming cottage, with the inside and outside space flowing beautifully together. Inside, the welcoming living room is where everyone will gather, cosy under the Scottish tartan blankets with the wood burner roaring, or getting competitive with a board game on the table. The high ceiling gives a nice airy feel, and French doors open onto the front garden with decking and a picnic table, plus a BBQ on hand. The farmhouse-style kitchen has a Belfast sink, Smeg fridge/freezer and a dishwasher, as well as an electric range oven with a hob and a griddle – a dream for kids who prefer pancakes to black pudding for breakfast. The user-friendly design with a central island has a good amount of counter space with a handy washing machine underneath, and doors open onto a rear garden with decking and furniture. There’s a dining room for six, with French doors that also open onto the front BBQ decking, so in the warm summer months, the house can be opened right up, great for entertaining.

The main bathroom on the ground floor has both bath and separate shower, and bedrooms are light and bright with crisp white linens and a dash of Scottish style in the blankets and the sheepskin rugs. A stylish four-poster double and a twin room are downstairs, and the master bedroom is on the first floor. Accessed via stairs from the living room, it has a mezzanine balcony, and an en-suite shower room.

It's just 7 miles up the road to Aberfoyle where there's a host of things to do – from the high rope courses at Go Ape, to a range of walking and cycling routes around Queen Elizabeth Forest Park. Spot squirrels and birds from the wildlife hide, take a kayak out onto Loch Ard, and enjoy a tasty lunch at the visitor centre lodge. Older kids (and the young at heart) will love the Total Wipeout-style waterpark on the north shore of the loch, 10 miles from the house. Head to Balmaha, 8 miles away, for some beautiful loch-side walks on the West Highland Way which extends 20 miles along the loch edge to Inverarnan before winding inland right up to Fort William. Loch Lomond Aquarium sits at the bottom of the loch, around 13 miles from the cottage, and always makes for a nice day out, especially for younger children. Stirling, 18 miles away, offers a spot of retail therapy, as well as being a rainy day option when a trip to the cinema, or ice rink is in order. There's also a good art gallery and museum in the town centre. And if you're craving a taste of city life, then historic Glasgow is just 20 miles away.

Positives - It's as it looks in the listing. Well equipped kitchen & plenty of space. Games & books provided. Good location for lots of attractions within 30-60m drive. Negatives - Cottage cold on arrival (not welcoming) with no control over the main heating. Wooden decking very slippery when wet. Few bin bags and no dish washer tablets. Overall - Read more4* due to lack of heating control but otherwise would recommend despite this though you probably couldnt just stay in during the day in winter. Hide

Lovely cottage, had everything we needed. Owner was very helpful, we arrived during a snow storm and they kept us informed of the road conditions and had the log burner on for our arrival so the cottage was warm.

Fabulous cottage in a beautiful location. The cottage is very well maintained and comfortable. The kitchen is well equipped with plenty of crockery and cooking pans. Although I took things usually needed for self catering holidays such as bin bags t towels etc I neednt have as everything was provided. Had a wonderful week exploring Gravelfoyle and surrounding area. Unfortunately no walks from the back door but only a short car journey to the forest for the dogs. Lovely cottage, friendly and helpful owners. Some beautiful places we visited were Devils Pulpit. KinlochArd, Edinburgh (taking in the Kelpies, the fringe, Noks kitchen and Royal Britannia) and Irvine beach. Lovely cottage for birdwatchers too.

Just home from a lovely holiday at The Steadings. The owners made us feel really welcome and comfortable. The cottage was lovely, modern and bright with everything you could need. We used this as a base to begin our journey discovering The West Highland Way and was not disappointed.

Lovely property in a great location. Edinburgh 1hr, Glasgow 40mins, Loch Lomond 15mins, Loch Tay 1hr. Very comfortable cottage with a great sun trap on the decking. Nice owners but we didnt need to contact them as there were no problems. Two very friendly chickens as well. Would recommend.

Great location and ideal for couples or families alike. Very well laid out and a great home from home for a weeks holiday. The log burner is a lovely touch, and a wonderful welcome package definitely well received. We'd definitely return for another stay.

The Steadiing is ideally situated for visiting Loch Lomond. City life is only just over half an hour away if required.. The cottage is extremely well equipped, a wonderful blend of rustic country and modern convenience. It offers two very separate sleeping and bathroom areas. We were a family of 4, two adults and two pre-teens, downstairs with granRead moredparents occupying upstairs en-suite. Communal areas were spacious and comfortable. We enjoyed our stay at The Steading. Itl is in a rural location, quiet for a peaceful night's sleep. Adjacent fields gave us the opportunity to spot a couple of hares and a few red deer. The Steading is airey and spacious with all you need for a comfortable stay. Hot showers, comfortable beds, and cooking facilities.
