Set in an idyllic rural location surrounded by 100 acres of farmland and countryside, this beautifully-furnished farmhouse provides ample space for up to seven guests looking to enjoy the wonderful Perth and Kinross countryside. Providing bright, fresh and cosy accommodation for couples, families and small groups, this fantastic detached property also features a private hot tub and a spacious play barn perfect for a spot of indoor tennis.

 

Stepping into this charming farmhouse, the cheerful lounge makes an ideal space to relax in, with comfortable seating, a traditional wood burner and Smart TV. The kitchen/diner is fully equipped with everything you need to cook up your favourite meals. The dining area is ideal for everyone to gather around, and there’s also a handy breakfast area. The spacious sunroom is perfect for sitting back and enjoying a book or a board game, or simply chatting and admiring the views. The ground floor also features a lovely, spacious twin zip-and-link bedroom, as well as a shower room with WC, and a separate WC too. On the first floor are two cosy and restful bedrooms decorated in cool neutral shades, each with a super-king-size zip-and-link bed. The master bedroom has an en-suite shower room, while the other bedroom has an additional single bed. A Jack and Jill bathroom can be accessed from this bedroom and the hall, and features a shower over the bath and a WC.

 

Outside, the garden is fully enclosed and features a fantastic hot tub for you to luxuriate in. The seating area has a BBQ and is perfect for al fresco dining. A spacious play barn is great for playing indoor tennis, badminton and archery and there’s also some outdoor sports including a putting green and equipment including a swing set and basketball hoop. Ample off-road parking and secure bike storage are available.

Offering stunning views over the surrounding glens, this luxurious property makes a fabulous tranquil retreat for walkers, nature lovers and cyclists exploring this spectacular region. With the magnificent Ochil Hills lying to the south, this is a wonderful area for eager walkers and bikers, with numerous trails and tracks to follow. Golfers will be spoilt for choice with numerous excellent courses nearby, including the legendary Gleneagles golf resort (12 miles). Gleneagles Hotel also offers a range of other attractions including a fantastic spa and restaurant, along with activities including horse riding, tennis, off-roading, game-shooting, fishing and falconry. The bustling traditional market town of Crieff (8 miles) has a range of great independent shops and some fabulous restaurants, cafes and pubs, and is the home of the popular Glenturret Distillery and the Caithness Glass Visitor Centre. To the east is the thriving city of Perth (11.5 miles), for 500 years the capital of Scotland. Fantastic property. Location is outstanding, and perfect for families, especially with dogs. We have two adventurous boxer dogs and it was lovely being able to let them roam around the gardens knowing they were safe. Property was spotless and the kitchen excellently stocked with utensils and equipment. Every aspect of our stay was perfect - the property is decorated beautifully, very clean, and the owners clearly put a lot of thought into amenities that make a big difference such as fluffy bathrobes, extra towels for the hot tub, lovely soaps, coffee pods and logs/kindling for the fire. The property itself was absolutely beautiful and the scenery is incredible. The house is beautifully maintained and was perfect for our needs: a downstairs bedroom and bathroom for an elderly guest and plenty of room for all six of us. We enjoyed the well equipped kitchen and dining area. Second visit to Dunedin. A perfect cottage for a quiet get away or exploring the area. Plenty of indoor and outdoor space and a hot tub to relax at the end of the day and star gaze.

What a wonderful house to relax and spend time with friends and family in. Everything you could need, super comfy beds . Lovely hot tub . Well stocked kitchen with all you could need and a fabulous welcome basket of goodies and local produce. Cosy wood burning stove and plenty of fuel, although the house is so warm, we didn't really need it

Cottage was perfect. Super cozy and spotless. We loved everything it had to offer. Daily badminton challenge, hot tub disks and reading toasting by the fire. Location was great tucked away but not too far off the main road and super handy for the garden centre and its delicious cakes. We will be back

The property is definitely 5* Lovely little touches like hand wash and lotion in all bathrooms, bath robes, alarm clocks, enormous bath towels and luxury bedding to go with the most comfortable beds. Loved staying at Dunedin. Property had lots of room for everyone. Really clean and well presented. Appreciated the welcome goodies, especially the soda bread! Absolutely stunning location, we had a fabulous time. Dunedin is very well equipped with everything that a family could need. The cottage was absolutely spotless and very comfy. The games barn was very well used.
