This quaint cottage sleeps six guests in three bedrooms and is perfect for those looking for a peaceful retreat with all local amenities within easy reach. Explore the bustling Highland town, sampling local produce as you go, and enjoy walks through the surrounding countryside keeping an eye out for the abundance of wildlife all from the door. After a busy day of exploring, return happily weary to warm your toes in front of the wood burner.

With an authentic, country-cottage feel, cream walls and large windows work together to create a spacious interior that is light and bright during the day but takes on a cosy atmosphere when the wood burner is lit. Interesting artwork and striking textiles throughout add splashes of colour and character creating a lovely and welcoming home from home.

After discarding outdoor clothing in the entrance hall, make your way to the galley-style kitchen to make a cup of tea before settling in the lounge. Comfortable sofas beckon you to relax, flames flickering and children enjoying the board games on offer. Prepare a delicious dinner and gather everyone together in the conservatory to enjoy a sociable meal with views of the garden and beyond, while the small table in the kitchen is ideal for grabbing a quick bite. Watch the sunset from the conservatory before retiring to bed for a tranquil nights sleep. A ground-floor bedroom and bathroom are useful for guests who struggle with stairs, and upstairs you’ll find two further bedrooms. Serene in cream and simple, elegant furnishings, the eaved bedrooms are flooded with light. Wake refreshed to take your morning coffee in the garden, listening to the birdsong as the sun rises.

Outside, there is a secure outbuilding for storing outdoor equipment such as bikes, fishing rods and golf clubs. Dine al fresco morning, noon and night in the lawned garden, soaking up the sun on a warm, summer’s day. There is private parking for three cars.

The small, bustling town of Grantown-on-Spey, on the edge of the spectacular Cairngorms National Park, is a great base for exploring the Strathspey area, offering boutique shops, cafes, pubs, restaurants and takeaways. Visit the biking and walking trails through the Anagach Woods (5 miles), ancient woodland with a wide variety of wildlife, and with 17 distilleries within 20 miles, hop on to the famous Malt Whisky Trail and visit each one. Golfers will love playing 18 holes at the Grantown-on-Spey Golf Club (6.5 miles) and Abernethy Golf Club (10 miles), whilst avid skiers and snowboarders are close to the Lecht Ski Centre (27 miles) and Cairngorm Mountain (28 miles), both also providing wonderful hill walking in the summer months. The majestic Cairngorms National Park (28 miles) has mountains, forest paths, rivers, lochs, wildlife hotspots and 55 Munros, so make sure you pack the walking boots! Discover miles of sandy beaches and beautiful, shallow bays at Roseisle (35 miles) and Findhorn (30 miles) along the Moray Coast, and nature enthusiasts may even spot dolphins and seals. Try archery, golf, laser tag, laser clays and paintball at Craggan Outdoors (6 miles) or get the pulse racing along the high ropes at Treezone Aviemore (21 miles). There are a plethora of outdoor activities for all the family at Alvie Estate (25 miles), with zip wires, clay pigeon shooting, archery, horse riding, walking, fishing and bird-watching, whilst Full On Adventure (21 miles) offers river tubing, white water rafting, gorge walking and canyoning.

1. Lovely view from the conservatory. The conservatory has a radiator and an excellent electric heater so it can be used even in the midst of winter. 2. The downstairs bathroom was extremely spacious with two sinks, bath, and excellent shower and lovely underfloor heating. 3. This place is amazing. Proper wee homely hideout in the words. Saw loads of wildlife; deer, bats and an osprey in the surrounding trees. The house is well situated and close to everything.

What a beautiful cottage! Cozy, clean and comfortable. Very relaxing in the middle of the countryside with access to shops for essentials and restaurants just 4 minutes drive away. A really well thought out property with most facilities required for a fun family vacation. We will be back again .

We had a fabulous stay at Top Cottage. The house is beautiful and in a lovely, quiet location but with everything you need within easy distance. Loved seeing red squirrels in the garden and even a mother and fawn Roe Deer wander up the driveway one morning. A gem of a holiday home. Thank you. We would love to come back

Our second stay at the property. We saw red squirrels in the garden every day and deer a couple of times. We made good use of the conservatory for eating. Plenty of walking to do from the doorstep. Property still well decorated and well equipped. Would definitely recommend (steep stairs to second and third bedroom).

Very clean and comfortable lovely kitchen .equipment prestine. All appliances work excellently. Lovely wood burner. Bathrooms beautiful and very clean beedrooms beautiful beds comfortable. Beautiful surroundings easy access to house but do drive carefully because of the deer. All very very nice.

We had a wonderful fortnight at Top Cottage which was extremely comfortable . We were well looked after by Garry for whom nothing was too much trouble.. The cottage is more than comfortable enough to stay in all day if you do not wish to go out. Really lovely house in which we had a very comfortable holiday. Having a garage to stir bikes and golf clubs etc is a bonus. An unexpected benefit was the cycle path into Grantown which avoids cycling on the busy A95. So much to do in this area, and we keep coming back! Lovely quiet area and cottage with good views from all windows. Beautiful bathrooms and large comfy bed. Lovely to see the resident squirrels - they love peanuts and wild bird food!!

This was a very peaceful location, The cottage is in the grounds of a bigger house but we did not see the owners and it does have its own garden which is fenced off. We saw red squirrels daily and a deer appeared one evening. We walked to the nearby town several times- 20 to 30 minutes. The cottage itself was well equipped, spotless and nicely decoRead morerated. After a warm welcome we enjoyed a very lovely week in Kirkton. It was a very good location to explore the northern Cairngorms. The house brought us the rest we needed: it was very quiet and we saw some deer and squirrels (and 'some' rabbits.. ). We really hope to visit again.

A perfectly located cottage on the outskirts of Grantown, with easy access to the A95, which can occasionally be heard in the garden; the double glazing means that all is quiet and cosy inside. Very well equipped. Eating in the conservatory is great as long as the sun is not too hot; we saw a deer while having our supper. There was an issue with communication between the Holiday Cottages Team and the owner, resulting in the rooms not being set up as requested in terms of which needed to be allergy free. We had agreed to bring up our own duvets and pillows for these rooms as owner was unable to check at this later stage whether bedding was feather. Gorgeous house would live in if could. Private quiet. Had all accessories needed. We brought all own breakfast and drink. A lovely surprise of champagne on welcome which went down a treat. Recommend the Grant Hotel for food had lovely bar meal and dogs are welcome although we didnt have one was good to know. Walk is about 20-25 mins into Grantown ORead moren Spey with lovey gift and charity shops there. We also ate in Aviemore again not far away by car. Garden Centre also just along road. Stay 3 nights.
