This spacious house, sitting among the rolling Moorfoot hills in the Scottish Borders just 14 miles from Scotland’s capital city, features stunning modern interiors and beautiful countryside views. It has space to sleep ten guests in five bedrooms, three downstairs bedrooms and bathrooms, a private hot tub, and a large garden. There are Smart TVs in every bedroom, as well as the lounge, and there’s a shared play park on the complex, making it perfect for friends or family to get together for a wonderful holiday.

The beautiful house has a large open-plan lounge/kitchen/diner where you can spend time together cooking, relaxing, eating, watching TV, or simply enjoying the views or a good book. Every room has been designed with care, making it a very welcoming, attractive property to spend time in.

Entering on the ground floor, you go into the entrance hall and through to the large communal space which encompasses the lounge, kitchen, and dining room. It has stunning views and is filled with light with a wall of patio doors that lead outside. Kick back on the comfy sofas in front of the TV with the wood burner roaring, cook up a storm in the gorgeous kitchen, with an induction hob and two ovens, and sit down to enjoy a good meal together in one of the two dining areas.

There’s also a handy utility room where you’ll find the washing machine and tumble dryer, lots of storage and a door out to the patio. Three of the five bedrooms are on the ground floor: an attractive king-size room with a plush roll-top bed, plenty of storage and an en-suite bathroom with a bath and walk-in shower; a pretty double; and a bright, welcoming twin. There are also two shower rooms for everyone to use on the ground floor.

The final two bedrooms – a king-size and a twin – are upstairs on the first floor. Both are large and light with Velux windows and comfy furnishings. With a Smart TV in every bedroom, it’s ideal if you want to relax in your own space for a bit.

Outside there’s a lovely garden to explore, with a pretty pond (which is not fenced so please take care) where you can sit in peace. There’s an undercover hot tub and seating, perfect for sitting with a glass of something chilled and enjoying the stunning setting. There’s also a charcoal BBQ so you can cook and dine al fresco at the end of a fun day out and about. Young guests can burn off some energy in the communal woodchipped play park.

Despite being in a peaceful setting in the countryside, the property is only 14 miles from Edinburgh, where there are all sorts of activities and attractions to visit, including the castle, Royal Mile, the Scottish Parliament, Arthur’s Seat, the Grassmarket, Leith, Princes Street, and numerous museums, including the National Museum of Scotland. During the month of August, the world-renowned International Festival and Fringe Festival take over the city with music, plays, operas, comedy, and all kinds of street performances to enjoy.

Head for a day out at the seaside at the old market town of Musselburgh (14 miles away) on the Firth of Forth (5 miles out from Edinburgh’s city centre). It’s home to a links golf course that hosted the first-ever Open Golf Championship and Scotland’s oldest racecourse. The Borders towns of Galashiels (17 miles), Melrose (21 miles) and Peebles (22 miles) with shops, places to eat out, and art galleries to visit are all within reach too. Walkers, cyclists, and mountain bikers will love the many picturesque paths, tracks, and trails in the area. Keen walkers may want to go to the Pentland hills for a day’s hiking (15.5 miles away) through the stunning wilderness dotted with reservoirs – it’s also a great place for wildlife spotting.

Beautiful house in a stunning location. We went as a party of 6 and we found there was plenty of space for everyone. The house was immaculately clean and well presented. The hot tub was amazing, especially watching the snow fall while in there! It is a bonus that it is covered. There is plenty of fridge space for all your requirements. Under floor Read moreheating in parts was a nice addition too. The perfect retreat being only 30 minutres or so from Edinburgh We will definitely be back. Hide

Amazing venue and incredible atmosphere. Spacious and welcoming reception area, fully equipped kitchen and dining facilities. Landlord was amazingly helpful. We will be defo coming back.

A really lovely cottage with gorgeous views in a great location. The sofas and double bedrooms in particular were extremely comfortable and the hot tub is a fun addition to the outside area - it was quite windy when we visited (in mid-September) and the hot tob provided a lovely escape that let us sit out in all weather! We had an amazing stay at this gorgeous holiday home. Very spacious and modern property with an outstanding view. Plenty of storage space for larger groups. The hot tub was a great addition for a weekend away. Location was great for local walks and getting into Edinburgh whilst also being in a rural quiet location.

Exceeded hopes and expectations. The owners have a wonderful understanding of visitors needs and are warm, welcoming and very helpful neighbours. The clean, spacious open plan accommodation made catering fun as a family, with plenty of privacy for peaceful moments. We were able to walk and jog before touring and then return home to the delights of Read morethe hot tub. Set in wonderful surroundings, it suited our family perfectly.
