This charming cottage in a conservation village just 1 mile from Coldingham Bay is in an ideal location for walkers and water sports enthusiasts and makes the perfect place to relax after a fun day out. With an enclosed garden and a downstairs bedroom and bathroom, the cottage suits all generations.

The quirky property has bags of character and is perfect for getting away any time of year with a pretty garden to relax in the summer sunshine and a wood burner to gather around on chilly evenings.

Four stone steps lead up to the front door into the hall where there’s a utility/boot room with a washing machine and an electric clothes airer – super handy for your outdoor gear. Head to the spacious, country cottage-style kitchen/diner where you can pull up a stool at the kitchen island and chat with the chef of your party, before eating together at the dining table.

There’s a piano for after-dinner sing-alongs, and a dual-sided fireplace with a wood burner connects the kitchen/diner to the snug – with somewhere comfy to sit and enjoy a good book. At the end of the hall, there’s one step down to the ground-floor bedroom, which has a luxurious super-king-size bed and plenty of storage.

Upstairs are the other two bedrooms; both have vaulted ceilings and ample storage. The double bedroom has dual-aspect windows with views towards the fort and the third bedroom can be made up as a king-size or a twin.

The cottage has a lovely rear garden with a lawn and patio, with somewhere to sit and enjoy your morning cuppa. The pretty lawn is up six stone steps, where there’s more seating. There’s a bench seat at the front, perfect for putting your boots on as you head out.

With the stunning coast less than 2 miles away, this is a sea lover’s paradise. Bring your surfboards with you or have a go at snorkelling during your trip. Do some rock pooling with the kids or sit and watch wonderful birdlife and maybe even spot a dolphin if you’re lucky. Then treat yourselves to coffee and cake at the beach cafe. There’s a network of coastal paths to explore within the vast National Nature Reserve, with wonderful views of the coastline and nesting seabirds.

For a family day out, head to the village of St. Abbs (1.5 miles away) where there are shops, galleries, pubs, and restaurants, and you can buy local arts and crafts at the weekly market to take home with you. The village has a pretty harbour and is home to some lovely places to enjoy seafood.

The historic town of Eyemouth, 3 miles from the cottage and 5 miles north of the border, has a bustling fishing harbour and is a great place to pick up excellent fish and chips. You’ll also find pubs, restaurants, and a gorgeous sandy beach where you may spot seals. The beach is also a popular spot for diving. Eyemouth Golf Club, famous for having the only golf course on the coast in the Borders, has spectacular views and features the well-known 6th hole: “Ah Still No Ken”.

Superb house in a quiet location, tastefully furnished, ideal for a family. The locals are very friendly, we would happily return to the same place.

Lovely house which is beautifully decorated and very well equipped. Stunning coastline with lots of interesting places to visit nearby. Communications with the owner were prompt and helpful. We would certainly recommend as a place for a relaxing holiday.

We had a beautiful stay at Ardvar (helped by the weather) could not recommend it more - communication was super friendly and clear, the house is absolutely spotless and has everything you need. Being able to sit by the fire and read in the living room or play boardgames round the kitchen table is a delight. What a beautiful property, clean, well equipped and cosy, it felt like a home from home. A fantastic place to spend Christmas with the family, the fires were a treat to cosy up to after a coastal walk, only a steady 20min walk through the historic village and along a footpath avoiding the road to the sandy bay. This property has been restored as a labour of love with lovely touches of homeliness throughout. Spacious and cosy with character. We were surprised that this cottage doesn't have a five star rating as we've stayed in other poorer properties that have been rated as such. We were made to feel very welcome and appreciated the hamper of goodies that Read morewas there on our arrival. Lovely local beach within a 20 minute walk and only 12 miles from historic Berwick.
