This charming former gamekeeper’s cottage is located on a working farm in an idyllic location at the foot of the lovely Lammermuir Hills, in the Scottish Borders. It serves as a tranquil sanctuary for families, couples or friends keen for a restorative holiday with up to two dogs. Its wonderful rural setting means you can easily access scenic farm tracks and take invigorating walks and mountain bike rides through gorgeous scenery.

Oozing with traditional charm inside and out, this sweet accommodation is decorated in a homely style with a warm colour scheme. Tasteful artwork and soft furnishings create a welcoming atmosphere, while rustic features like muntin windows and plenty of wooden accents are true to the cottage’s origins.

You’ll enter straight into an open-plan living area with a plush sofa, a Smart TV and a circular oak dining table for enjoying meals together. Prepare delicious holiday meals in the glossy modern kitchen, featuring sleek units and countertops. Connected to this room is a separate lounge where you can sit and watch TV or have some quiet time with a novel. There’s also a cloakroom and a shower room with a WC on the ground floor.

From the main living area, a carpeted staircase leads to a king-size bedroom and a twin, both decorated in calming shades for a restful night’s sleep. These rooms are served by a lovely bathroom with elegant tiles and a skylight in the half-vaulted ceiling.

To the rear of the property, you’ll have an outside seating area with a table and chairs so you can eat in the fresh air. You’ll also have access to a 1,500-acre garden that kids and dogs will adore exploring, as well as an on-site professional tennis court you’re welcome to use during your stay. There’s private parking for two cars within the site.

Beyond the farm's boundaries, within 1 mile you’ll have a pub and restaurant as well as a site where you can try clay pigeon shooting and archery.

You’ll be excellently situated for exploring charming towns in both the Scottish Borders and East Lothian, such as Lauder (5 miles) which is home to a variety of excellent shops, cafes and eateries. There’s also a well-known golf course that’s over 100 years old, with a challenging sloping layout to test your skills.

Lauder is also a great starting point for many of the wonderful hikes and bike rides in this scenic part of Scotland. The easy 2.5-mile Lauder Burn Circular starts in Lauder and heads through the glen along the Lauder Burn, taking in lovely riverside scenery and hillside views along the way. For a more challenging hike, you could trek to Melrose which is around 11 miles from Lauder.

The majestic 16th-century Thirlestane Castle – part of the Lauderdale Estate and surrounded by woodland walks – is only 6.5 miles away and wonderful for an afternoon out. Dogs on leads are welcome within the grounds and there’s a cafe where you can have afternoon tea.

History buffs can delve into the area's past by visiting Floors Castle in Kelso, a stately home with roof turrets and tapestry-hung interiors, perched along the banks of the River Tweed (22 miles).

If you’re craving urban experiences, Edinburgh is under 22 miles away, boasting a wealth of cultural, entertainment and eating options.

Lovely cottage in a beautiful setting and very well stocked with hospitality pack, hand soaps in each bathroom and fluffy towels. Recently and very tastefully refurbished.

We stayed at the cottage as a family of four, for the weekend to visit Edinburgh and surrounding areas. We loved this cottage, so warm, cosy, clean and comfortable. Had everything we needed and comfy beds. Would definitely recommend to others and would stay again if visiting the same area.

Our stay at the cottage was excellent. Peaceful, tranquil surroundings. Extremely well appointed cottage with everything required for a stay. Extremely clean on arrival and set up appropriately for our stay. central heating was excellent and all equipment functioned as expected throughout the cottage. Will definitely book again

Should have been told about 20 tin trucks going up & down the narrow farm road. Road is being eroded by them . Could have done with non slip bath mat when using shower.

Such peace and quiet! Fully equipped, a tastefully decorated house with a very complete kitchen inventory. 1 mile away, Carfraemill serves every meal of the day (and there's a fast charger).
