This charming Scottish Highlands bolthole is a fantastic base for couples and families. Enjoying a blend of traditional patterns and farmhouse features with modern twists, the property is bursting with character from the open-plan kitchen/diner right through to the individual bedrooms. Located just 3 miles away from the lovely market town of Dingwall, you can truly live like a local when you explore the hidden treasures and dine out at one of the local pubs and restaurants.

Light, bright and spacious, the main living areas of this holiday home entice you to kick back, relax and make the most of the quality time you have with your loved ones. With fun flourishes such as a pool table and quirky decor, as well as a great garden area with space for children to play, this is a place you’ll remember for many years to come.

Upon entering the property you’ll be greeted by the spacious cloakroom with ample space to store your belongings. Boasting underfloor heating, you’ll be warm and cosy from the moment you step through the door at all times of the year. Offering the perfect place to gather, the open-plan kitchen/diner space is versatile with a breakfast bar for morning coffees, a thoughtfully designed modern kitchen and a feature dining table seating six, all lit up by the natural light from the floor-to-ceiling windows. Through an archway, you’ll find the living room with a wood burner for those cold winter evenings. For some time alone, the snug is a great place to snuggle up with a good book beside the fire, whilst the games and utility room offer entertainment and convenience. Completing the ground floor is the stylish tiled shower room.

The first floor is home to all three bedrooms, each of which boasts an en-suite for added privacy. The master bedroom is a generously sized room with a gallery-style seating area and a king-sized bed, tastefully decorated in keeping with the heritage of the farmhouse. The final two bedrooms comprise a standard king-size bed and a zip-and-link king-size bed which offers flexibility in the sleeping arrangements.

Outside, the space is equally as impressive as the interiors with a patio and BBQ for al fresco dining, as well as a large enclosed garden for the family’s enjoyment. What’s more, the neighbouring working farm is home to a whole host of farmyard animals from Valais sheep to Highland cows.

We have just had the most incredible week at Lemlair farmhouse. This is truly 5*! The finish is absolutely beautiful. The underfloor heating was fantastic, we never felt cold. Just returned from our 4th stay at this property. It is always spotlessly clean, it has everything you could wish for to have an amazing stay. They children love the table tennis and pool table, the adults love the log fires and a whiskey. There is so much on your doorstep, Inverness, Aviemore and the Cairngorms plus easy access to the NC500. ThereRead more is never a dull moment and time always seem to fly by having so much fun. A beautiful cottage in an idyllic location. The cottage had everything we needed, it was cosy and warm. So much space and the kitchen was a wonderful size. There really isn't anything that could be better at this holiday house! A simply wonderful cottage and owners. There is plenty of space and the cottage is meticulously presented to an exceptionally high standard. A good base to explore some wonderful parts of Scotland or for resting before going further north or maybe to the Isle of Lewis or Orkney.
