Set in beautiful grounds overlooking the River Tweed, this striking Scottish mansion offers sumptuous accommodation for a truly memorable group stay. Sleeping 16 guests, the six-bedroom abode features a private, walled, 2-acre garden within wider shared grounds. With a cinema room, gym and open fires, the magnificent house is 6 miles from Galashiels and Selkirk and 7 miles from the train station at Tweedbank.

Make your way into the turreted Scottish haven to discover fantastic accommodation and generous space. From the hall, there is access to a cloakroom, two WCs and the grand reception hall. Congregate with your loved ones in the elegant reception rooms, where you can pick out a tune on the baby grand piano in the drawing room, read in the library, or watch the Smart TV in the drawing room. The family kitchen is well equipped for rustling up tasty meals, while the butler’s pantry is adjacent to the dining room.

The catering kitchen, with its high-specification equipment, is on the lower ground floor. Also at this level is a small gym, study, lobby, playroom and WC. Challenge each other in the table tennis room down here or play on the snooker table in the cinema room.

Make your way up the beautiful staircase to the first floor of this sanctuary to find four of your luxurious bedrooms. Choose between the king size, which has an en-suite shower room, and three super-king-size rooms – one of these has a seating area, dressing room and en-suite bathroom with a free-standing bath and shower. A second has a seating area and en-suite shower room and leads into another bedroom with two trundle beds for children. The third super-king-size is furnished with an impressive four-poster bed and benefits from an en-suite bathroom.

Wander on up to the second floor of the mansion to find a family bedroom. This has a super-king-size bed, that can also be made up as two singles if discussed in advance, plus two extra single beds. A twin bedroom is also up here, together with a family bathroom and family shower room.

Spend quality time together out in your beautiful garden. Play games on the lawn and dine alfresco on the terrace. Wander the wider, shared grounds with its woods, parkland and charming ruins, and play badminton and croquet on the lawns. There is ample parking, and guests can store outdoor equipment in a garage.

An absolutely amazing stay at a beautiful property in a stunning location. We were a group of 14 ranging in ages from 2 to 62. Everyone had a fabulous time. Making good use of the huge garden, playing badminton and sunbathing. The snooker table and cinema room and table tennis table were loved by all. Our stay was unbelievable, I could not have asked for a better property to bring in 2026! From start to finish Andy was always on hand for anything we needed. What a wonderful house! There was everything you could have wanted and more, with no restrictions, no rules just an invitation and encouragement to treat the house as our own. Andrew couldnt have been more helpful. We very much that well have a chance to return!

Absolutely loved our stay at Fairnilee House. Was wonderful for all our family to be together, ages ranging from 6months to 82years, and two dogs! It is beautifully decorated and furnished, and very comfortable throughout, and has everything you could need in it. A perfect location too. Nice and private, but not too far away from fabulous restauraRead morents or cafes and lovely dog walks. We especially loved having a private chef in to cook us our Sunday lunch.
