This wonderful spacious house with private housed sauna, games room with pool table and table tennis and three wood burners, is located amid beautiful mature gardens, close to great local amenities.

An excellent base for a holiday in Scotland’s central belt, this elegant property sleeps nine guests and two four-pawed pals across five bedrooms, perfect for a large family or group of friends. Designed with socialising at its heart, the open-plan living space is perfect for gathering everyone together, with the snug allowing you to find a quiet nook if a little seclusion is needed. Young and old alike will love the challenge of a game of pool or table tennis in the games room and, with Glentress Forest, Pentland Hills and Hillend ski slope within easy reach, spend your days walking, hiking and biking before returning to unwind in the sauna.

With space and light in abundance, cream walls and warm wooden floors are complemented with elegant furnishings creating a contemporary interior that is both modish and extremely welcoming. A cupula and triple aspect windows in the open-plan living space allow light to flood in, while full bookshelves in the games room and a piano and guitars in the study make this a real home from home.

Step inside this spacious house into the hall, discarding your coats and boots before heading through to palatial open-plan living space. After a day exploring, the comfortable sofas beckon you to relax, glass of wine in hand and pup at your feet while the kids enjoy a movie. After preparing a delicious meal in the kitchen, gather everyone to dine together, starting and ending the day around the table, enjoying sociable dinners and hearty breakfasts. Light and bright during the day, the room adopts a cosy ambience once the sun goes down and the wood burner is lit. With careful consideration given to the practical requirements of those on a group holiday, the utility room has two washing machines while the boot room can be directly accessed from the outside so there is no need to traipse mud into the house.

Retaining the same character, the five bedrooms are spacious and light with simple, elegant furnishings. With two twin rooms able to be made up as super-king-size rooms on request, the accommodation is adaptable to a variety of parties; with three en-suite shower rooms, two further shower rooms and a family bathroom, it is suitable for large, mixed-age family groups. Serene in cream and warmed by the wooden floors, the bathroom is the perfect place to unwind and let your troubles melt away.

Wake refreshed and take your morning coffee to the beautiful, mature gardens, listening to the birdsong as the day arises. Dine alfresco with a BBQ on the patio, making sure to duck under the covered area if the weather turns as the kids potter on the lawn. End the day in the sauna, relaxing those walk-weary limbs before enjoying a wee dram under the dark skies, marvelling at the stars. There is secure bike storage and ample off-road private parking available.

Dogs are charged at £20 each per full or part week.

Satisfy your thirst for adventure and take to the surrounding area for exciting activities such as skiing, fishing and horse riding. Walking and mountain biking trails will take you on a scenic journey through Glentress Forest, 16.5 miles away, and the Pentland Hills, but you’ll find plenty of interesting sights close to home too. West Linton is an ancient market settlement that made its mark on the silver and lead industry, and evidence of mining activities can still be seen today. The History Trail will guide you through the village’s fascinating heritage, and once you have finished exploring, the pub is a great pit stop for lunch. Peebles and Biggar are easily reached within 13 miles too, and Edinburgh is well worth the 18-mile drive to soak up the cosmopolitan vibe and magnificent history.

As a group we have stayed in many different self catering places in Scotland. The cleanliness, location, facilities and comfort of the Balgonie Retreat were excellent. The owners were very friendly, welcoming and helpful.

We had a fabulous week at Balgonie retreat. There were three couples and ample space for all. We mad use of the Sauna and the pool table with lots of room for sociable meals and drinks. Visits to Peebles and Roslyn chapel were hassle free form this ideal location.

Spent a fantastic week at Balgonie Retreat with family and friends. The house is warm and welcoming and very well kitted out. We had an age range from 2 years old to 70 so the games room and music room were very well used! The layout of the house is great with plenty of space to find a quiet and peaceful area. Had absolutley everything you ciuld possibly need. Hosts were lovely and on hand when needed. We had a blast in the music and games rooms. Beds super comfortable. Space was perfect for alone and together time x

The house is exceptional. Great for large families or several families. The facilities, are wonderful. The pool table which converts to a table tennis table provides many hours of entertainment. The PS4, is great. Lucy and Kenny were lovely and very helpful. The kitchen equipment is exceptional, plenty of lovely platters. Would highly recommend.

This house was even better then it looks in the picture and in a lovely area we had a lovely week there and would go again the owners are lovely people and are there just as quick as you ring them and are very helpful can't thank them enough.
