Surrounded by countryside and presented with flora climbing the exterior walls, this stunning property appears to be plucked straight from a fairy tale. Inside, each room has been decorated with its own individual style, utilising the original features and authentic vintage furnishings alongside typically Scottish accents, such as mock deer head artwork in the hallway. Each room is exceedingly spacious, meaning you and your guests won’t feel on top of one another, no matter how long you stay.

Entering the property via the ground floor, you’re welcome to come in via the utility room to dump muddy boots and wipe down wet dogs, or head inside via the main hallway. You’ll find two delightful lounge areas adjacent to one another, one of which is a lovingly presented drawing room that’s ideal for an evening dram, whilst the other is a comfortable snug for collapsing in front of the Smart TV. Descend the stairs on a bright and early morning and make a beeline for the bespoke kitchen, switching on the coffee machine and settling at the kitchen island or breakfast table to plan the day ahead or catch the morning news on the TV. This contemporary kitchen is well-equipped with pop-up Bluetooth speaker, making it the perfect spot for knocking up some dinner or entertaining guests.

With all five bedrooms on the first floor, you can rest assured that each one boasts unbelievable country views that are a delight to wake up to each day. All bedrooms have been loving decorated with an individual style, with feature fireplaces in two of the bedrooms providing the focal point for the bedroom’s decor. Two twin bedrooms offer the perfect sleeping spot for younger children, with toys and board games well placed to occupy the occasional rainy day.

Locally, you’ll find the picturesque village of Chirnside just over a mile down a country road, well-equipped with local amenities and welcoming country pubs. Carry on a little further to the eclectic market town of Duns (7.5 miles), which is well worth a mosey around on a bright and cheery afternoon.

The property’s close proximity to the Berwickshire coastline ensures its suitability for beach bound visitors, with the local sandy shores of Coldingham Bay (7.5 miles) offering an unrivalled spot for surfing. Families will adore trips to the fishing town of Eyemouth (7 miles), where its beach is well equipped with rock pools and your canine companions are welcome to splash about all year round. Finally, hopping over the border to Berwick-upon-Tweed (9 miles) is a must for the area’s visitors, where a historic lighthouse is well worth a trip.

Those looking to enjoy the salty sea but who don’t fancy donning a wetsuit, can pack their walking boots and explore the Berwickshire Coastal Path. Starting at St Abb’s Head (9 miles), this 30-mile walking route hugs the coastline down over the Scottish Border and displays a diverse landscape along the way. Considered one of Scotland’s Greatest Trails, this walking route can be broken into smaller sections or undertaken by experienced walkers in just two days.

Fantastic relaxing stay at Blackburn Farmhouse, everything we could want for a holiday home, great views , comfortable beds, well equipped. Easy access to explore the Borders towns & villages. Lots of local walks . Would love to come back again.

House spotless, had everything we needed. Hot tub, soft play area, outdoor seating and bbq were an added bonus. Fabulous enclosed gardens for the dog. Holiday enjoyed by whole family ranging from 2 years old to 60. Home owner very helpful. We look forward to visiting again.

The perfect house for our group of 8 and 2 dogs! Beautifully maintained and well equipped and lots of space for a larger family. Communication from both Marion and Michael was brilliant. The huge gardens and hot tub are an added bonus! We would very happily book again.

This is a beautiful property recently renovated to a very high standard in furniture and fittings . A very secure safe house and beautiful gardens for both small children ( we had 4 under 6yrs ) and dogs. Very quiet tranquil location . Very helpful owners and manager . We will be returning .

The size suited our family situation. The hot tub was a real bonus for evenings. The toys were enjoyed by the children. The location made it an easy place to avoid too much contact with people during coronavirus crisis.

We had a fantastic three-household family week at Blackburn, just after relevant restrictions were lifted in Scotland. The house was superbly equipped and very comfortable, and worked well for all of us - from 70 down to 19 months! The enclosed back garden, super hot tub and plentiful garden furniture were an unexpected bonus, and the children loveRead mored the outdoor toys and the new indoor soft play area.
