Set in a peaceful location on a family-run trout fishery, this modern property enjoys wonderful views over the water. The ancient Royal Burgh of Linlithgow is just 2 miles away, home to leisure and shopping facilities and plenty of history, while The Kelpies at Grangemouth are just a short drive away. Back at the property, the accommodation is modern and bright with a contemporary kitchen for entertaining, cosy lounge and shared hot tub for soothing sore muscles after a long walk.

Inside, the property is decorated in a neutral, contemporary theme with splashes of colour giving personality to the rooms.

Step into the spacious open-plan lounge/diner, decorated in tasteful tones with leather sofas, a TV/DVD player and good-sized wooden table. The kitchen offers ample space for preparing delicious family meals and overlooks beautiful fields outside. There is also a good-sized double bedroom and a modern bathroom with separate shower on the ground floor. Upstairs you will find a further double with solid flooring and en-suite shower room together with a twin bedroom for children as well as a bathroom. All of the rooms display calming tones and offer wonderful countryside views.

Step outside from the lounge onto a private decked terrace with table and chairs, perfect for enjoying a delicious al fresco meal at the end of the day. A shared, housed hot tub is ideal for winding down after a long and active day. Blue, brown and rainbow trout fishing is available on Carribber and Bowden Lochs at an additional charge.

 

Dogs are charged at £20 each per full or part week.

This property enjoys a peaceful rural location just 2 miles from historic Linlithgow. Visit the Royal Palace, birthplace of both Mary Queen of Scots and King James V or enjoy a canal boat trip around the town. Linlithgow also offers supermarkets, pubs, restaurants and cafes, perfect for stocking up on supplies or enjoying a meal out when you’d rather not cook. Keen golfers will enjoy playing a round at Linlithgow Golf Club, less than 2.5 miles away.

Less than 8.5 mils away is the town of Falkirk, where you can visit the 19th-century mansion Callendar House, the unusual octagonal building Tattie Kirk and, just outside the towna, the giant horse-head sculptures The Kelpies.

 For more of a cosmopolitan vibe, visit the wonderful cities of Edinburgh (21 miles) and Stirling (19.5 miles); take a walk around the historic castles in both cities or make the most ofthe independent shops, cafes and restaurants there. Or stay closer to home for a stroll through Beecraigs Country Park (4 miles), Muiravonside Country Park or the stunning Pentland Hills Regional Park (25 miles).

Cottage was lovely and in a great location for visiting local area's and the hot tub was great too also the owners were lovely people very approachable for local knowledge or help with the Cottage

This is an excellent place for a holiday. The house was comfortable, spacious and in a lovely spot. The owners are perfect hosts. The location is handy for getting anywhere west or east and theres lots to see and do in the area. Were planning on going back!

Property was immaculate throughout with numerous extra blankets which were all freshly laundered. The owners greeted us on arrival and made us feel very welcome. The property is spacious and well laid out with the added benefit of being situated on a small loch.

Fantastic place which is positioned perfectly for driving to lots of amazing country places that are anywhere between 10 and 30 mins away with really good traffic flows and no delays (real bonus!). Beautiful location with two small lakes and lovely woods at the back. Jim and Jackie (owners) are very nice and friendly people. Nearby you have the towRead moren of Linlithgow which is well equipped and you're only 40 mins from Edinburgh city centre. This place is a must. Hide

The cottage was lovely - spacious and clean. The setting is beautiful - we saw red deer, herons and kestrels all from the door - and the owners are lovely, welcoming and accommodating. Great cottage. Peaceful surroundings and views of the Loch. We stayed here when our new bathroom was being fitted and didn't want to leave. Highly recommended.

The couple that own it are really friendly. The hot tub fit 6 of us comfortably and no one else used it the whole time we were there. Beautiful views and can't here the cottage next to you.

Great central location for visits to Edinburgh, Glasgow and Stirling, plus other attractions, Kelpies, Falkirk Wheel, Wallace monument and Rosslyn Chapel let alone those in Linlithgow itself.

Lovely cottage with beautiful views. Very peaceful place and nearby open waters for fishing and walking your dog around or just walking yourself. I have stayed in two other holiday cottages in Linlithgow and this is definately my favourite and I am already thinking about my next trip.
