Nestled in an idyllic rural position, this charming stone cottage sits within a wonderful 9,000-acre country estate. The immediate area offers fantastic walking routes with forest and countryside trails to explore. The River Annan, renowned for salmon fishing; Hoddom Castle golf course; a friendly pub; and a restaurant are all within walking distance. The bustling market towns of Annan (4 miles), Lockerbie (6 miles) and Dumfries (14 miles) have an excellent range of shopping and leisure facilities. The cottage is close to the stunning Solway Firth (7 miles), boasting 200 miles of spectacular rugged coastline, and mountain bikers can head off to the nearby 7stanes. There are numerous attractions in the vicinity including Powfoot links golf course (6.5 miles), Dino Park (5 miles), Mabie Farm Park (18 miles), Caerlaverock Castle (14 miles), the Robert Burns Centre (15 miles), the Aviation Museum (15 miles) and Sweetheart Abbey (21 miles).

Relax on the comfortable sofas, watch a great movie on the Smart TV and enjoy a cosy, peaceful night in front of the roaring wood burner after days out exploring the beautiful local area. Also in the lounge is a double sofa bed if required. Next is the light and bright attractive double bedroom with ample storage space, followed by the stylish contemporary shower room with a shower and WC. Continuing through the hall, you arrive at the stylish well-equipped kitchen with an electric oven and hob, microwave, fridge, freezer, washing machine, dishwasher and dining area to enjoy romantic meals.Finally completing this fantastic accommodation is the sunroom with seating area and direct access into the enclosed garden.
