Located in the heart of the Royal Burgh of Peebles, this charming period cottage is the perfect base for family holidays on the Scottish Borders. Ideal for outdoor enthusiasts, the River Tweed is renowned for its excellent salmon and trout fishing, while the mountain biking mecca of Glentress Forest is just 3 miles away. After a busy day of exploring the surrounding countryside or the metropolitan city of Edinburgh (22.5 miles), return to this beautifully presented family home for a cosy night in front of the electric wood burner or an evening’s stargazing in the enclosed rear garden.

Inside, this spacious cottage has been given a 21st-century makeover to offer soft neutral decor, homely soft furnishings and plenty of modern comforts throughout. Whip up delicious family meals in the light and airy kitchen where you will find all the essentials plus an ice maker, coffee machine and a door opening onto the garden. Once prepared, enjoy meals in the separate dining room, which boasts high ceilings and oak flooring, before continuing through to the cosy lounge. With inviting sofas, a Smart TV, Bluetooth soundbar and electric wood burner, this is a homely space in which to relax with friends or family. Upstairs, two beautifully presented spacious bedrooms share a modern bathroom.

Outside, the rear garden is ideal for al fresco dining and a spot of stargazing. Fully enclosed, it is a safe space for four-legged friends and also includes secure storage for bikes. There is roadside parking just a short stroll away.

The popular town of Peebles offers guests of all ages and interests plenty to see and do. Together with a wide choice of shops and eateries, it boasts golf courses, a leisure centre and theatre. Peebles is also home to the 14th-century Neidpath Castle (1 mile), where visitors can enjoy private tours, lunches and teas overlooking the River Tweed. Perched on a hillside, Dawyck Botanic Gardens (8.5 miles) is a must for all horticulturalists, while Stobo Castle health spa (7.5 miles) is perfect for anyone in search of some R and R. Leaving Peebles, the Glentress Forest will appeal to both walkers, cyclists, and adventurers, with its direct routes onto the Southern Upland Way and Go Ape outdoor centre (3 miles). Once you have finished exploring the spectacular countryside that surrounds this property, head north to reach the bustling city of Edinburgh. Excellent location in Peebles for a weeks mountain biking with all the facilities needed for a family of four. Secure bike storage and washing facilities were especially handy

Lovely cottage. Very comfortable and clean. We really enjoyed our stay . Big soft sofas and comfortable bed to relax after a long day exploring. The Nespresso machine and Alexa added to our holiday. The location was excellent and we got parked at the little car park behind the cottage and the car did not move for 3days. Peebles is a great place . LRead moreots of walks, cafes etc and nice little shops. Hide

The cottage was lovely and spacious, well equipped and clean. It was lovely to find plenty of coat hangers and hooks behind the bedroom and bathroom doors. ( something I have found lacking in other cottages weve stayed in). Lovely comfortable beds and very clean.

Great location for mountain-biking and lockable bike shed a bonus. Very clean and comfortable home with some of the best beds weve slept in on holiday. Well-equipped kitchen and attentive owners who made themselves readily available for queries/problems.
