This exquisite cottage is nestled amongst 1,000 acres of private country estate and offers guests tranquillity in its stunning surroundings. Families and friends will love leisurely strolls around the grounds before heading back for a dip in the private hot tub or a game of pool in the games room. You might even follow one of the walking or cycling routes from the property to explore a little further afield. Despite the rural location, you are only 4 miles from the bustling market town of Annan, once famous for industries such as shipbuilding, engineering and distilling. Today, you can wander around its shops and enjoy a bite to eat in one of its cafes and restaurants.

This unique, detached property has a contemporary country cottage-style with large windows allowing light to bounce off the walls to create a bright and spacious feel, further enhanced by vaulted ceilings and exposed beams. With high-end fixtures, fittings and furnishings, this home has a sophisticated elegance throughout.

From the hall, you can move through into the elegant lounge with comfy sofas and a wood burner. Next, the stylish dining room has plenty of seating for everyone, another wood burner and access out to the garden. There is additional dining space in the bespoke, country kitchen, which is equipped with all the mod-cons. In addition, you will find a games room and utility room. The three bedrooms are all on the same floor of this single-storey property. The spacious super king-size master bedroom (can be made up as twins on request) has views of the gardens and a luxurious en-suite shower room. There is also an immaculately-presented twin room and a double room, which share the family bathroom.

Outside, you will find a patio area for al fresco dining and a privately housed hot tub – the perfect way to begin or end your day.

Dogs are charged at £20 each per full or part week.

This area of southern Scotland boasts a variety of landscapes from the rocky coastline and secluded coves and beaches overlooking the Solway Firth, to the woodland and rolling hills further inland. There are a number of cycling and walking trails nearby including the Solway Coast Heritage Trail which leads you along the coast and shows off some of its best landmarks and sights along the way. For thrill-seekers both young and old, there is plenty to do near this property. Within 20 miles, you will find one of the 7Stanes world-class mountain biking centres, which cater for all abilities.

For history lovers, visit the town of Dumfries (12.5 miles) which boasts plenty of historic charm and quirkiness and is famous for being the home of Scotland's famous poet, Robert Burns. Its link to literature is shown in its most recent attraction, The National Centre for Children's Literature and Storytelling.

Other pretty towns worth a visit are Lockerbie (12 miles) and delightful Gretna 14 miles away. Caerlaverock Castle (10 miles) is also interesting as you discover the bloody border battles that went on in medieval times. You can also visit local gin and whisky distilleries nearby, including Annandale Distillery (6 miles).

We had a fantastic stay at Kinmount Garden Cottage. We could not fault the property or the Hosts in any way. We were given a complimentary hamper on our arrival which was a lovely surprise to which we enjoyed very much. The hot tub is amazing and the view of gazing out at nature while relaxing in the tub is just perfect. Spent a fabulous week at at Kinmount cottage. Real luxury treat set in amazing grounds. Everything by was top quality, beds and bedding, towels, kitchen appliances and utensils. Loved the pool table and hot tub. Would def go back again.

Very.clean and big cottage for a large family this is brilliant. The grounds were beautiful to stroll around. The cottage is close enough to Annan and Dumfries where there are some lovely restaurants.

The cottage was wonderful, clean, warm and spacious. Great location, peaceful surroundings and lovely walks. We saw a fox and hare from the house. The hot tub and pool table were great facilities and we enjoyed them both. We will definitely recommend to our family and friends.

The property and setting was frankly amazing, the owners really pleasant and gave some good tips on where to go locally. The garden and property really take the breath away and with access to walk the grounds it is truly a fantastic place

I absolutely love my stay here. Came with my partner and dog alone for a few nights and had a few friends come and meet us for the last few nights. Fiona and George were ever so helpful and on hand should you need anything. Plus we were left a lovely hamper for our arrival with lots of goodies!!

Lovely peaceful location. Stunning house & surroundings. We were looking for quiet so this was ideal. Hot tub is amazing. The games room was the reason we booked this property however we felt it could have been doing with a tv possibly as kids wanted to play & spend time in it. Also seen no mention on listing to say the pool table is 50p per play..Read more....my teenager was demented as wifi only really worked in 1 part of the house. Hide

We loved our holiday to Kinmount Garden Cottage. So peaceful and relaxing we feel like we've had a real escape. It sits in an amazing estate steeped in history surrounded by beautiful woodland including a lovely lake. The owners were extremely welcoming and on hand should you need any assistance. Fabulously situated beautiful cottage, spacious and at the same time cosy. Just back from a week where 6 adult members of family were all able to enjoy great times together, with of course the hot tub being a major hit. Would thoroughly recommend this for really relaxing holiday in stunning setting. Looking forward to a return visit.

Beautiful spacious cottage. Ideal for our family. Loads of room. Excellent owners, Fiona was brilliant and sorted everything out straight away. Great base for exploring. Hot tub was great to relax in after days out with the children. Lovely to sit outside for meal times and enjoy the peace and quiet.

We visited with our adult children and two dogs. The property had fantastic grounds to explore and plenty of space for everyone. The floors are wooden or tiled so its very dog friendly . The pool table, hot tub and out door seating made for a perfect holiday.
