This exquisite cottage is nestled amongst 1,000 acres of private country estate and offers guests tranquillity in its stunning surroundings. Families and friends will love leisurely strolls around the grounds before heading back for a dip in the private hot tub or a game of pool in the games room. You might even follow one of the walking or cycling routes from the property to explore a little further afield. Despite the rural location, you are only 4 miles from the bustling market town of Annan, once famous for industries such as shipbuilding, engineering and distilling. Today, you can wander around its shops and enjoy a bite to eat in one of its cafes and restaurants.

This unique, detached property has a contemporary country cottage-style with large windows allowing light to bounce off the walls to create a bright and spacious feel, further enhanced by vaulted ceilings and exposed beams. With high-end fixtures, fittings and furnishings, this home has a sophisticated elegance throughout.

From the hall, you can move through into the elegant lounge with comfy sofas and a wood burner. This area of southern Scotland boasts a variety of landscapes from the rocky coastline and secluded coves and beaches overlooking the Solway Firth, to the woodland and rolling hills further inland. There are a number of cycling and walking trails nearby including the Solway Coast Heritage Trail which leads you along the coast and shows off some of its best landmarks and sights along the way. For thrill-seekers both young and old, there is plenty to do near this property. Within 20 miles, you will find one of the 7Stanes world-class mountain biking centres, which cater for all abilities.

For history lovers, visit the town of Dumfries (12.5 miles) which boasts plenty of historic charm and quirkiness and is famous for being the home of Scotland's famous poet, Robert Burns. Its link to literature is shown in its most recent attraction, The National Centre for Children's Literature and Storytelling.

Other pretty towns worth a visit are Lockerbie (12 miles) and delightful Gretna 14 miles away. Caerlaverock Castle (10 miles) is also interesting as you discover the bloody border battles that went on in medieval times. You can also visit local gin and whisky distilleries nearby, including Annandale Distillery (6 miles).

Lovely location and great accommodation, quiet and very comfortable but within easy driving distance of shops and facilities in Annan and Dumfries. Great access for trips to the coast and Galloway National Forest, but equally recommended for just unwinding in the grounds of Kinmount House, playing some pool and enjoying the hot tub. Cottage is filthy. We were greeted by overflowing bins and cigarette butts. Every room needs a deep clean and then to be kept on top of in between guests. Ive uploaded supporting pictures to tripadvisor most of which were taken after they had resent cleaners in! Holiday cottages helped us get a small refund upon our return. It was a lovely property in a lovely setting. Close to local amenities and tourist attractions. The pool table and hot tub were a great addition and such a treat at the end of the day. Sure to book again in the future.

A Gorgeous house set within lovely grounds. The pictures don't do it justice. Very clean and well equipped. The hot tub and pool table were very much enjoyed after a day out sight seeing. A Previous review stated it was pay to play ( we stocked up on coins to take) but it wasn't when we stayed. Super comfy beds. WiFi wasn't great but it wasn't an iRead moressue for us but I can see some family's might struggle with techy kids and withdrawal symptoms! Great location for sight seeing. Thanks Hide

Fab family holiday in this spacious, beautiful & peaceful home. Spotlessly clean, surrounded by woodland, logs to make roaring fires, perfect anecdote to a tough year. Owners were really helpful when we couldn't work the heating and were cosy in no time! Walk in shower ideal for limited mobility. From the moment we arrived we were blown away by the property and the estate. We ran about like children on Christmas morning! This was a break away for 2 couples, all of whom are NHS or support workers. Our first holiday in nearly 2 years. And we couldn't have picked a better place!

The cottage has a wonderful setting, very peaceful and private. The owners provide super towels and bedding and a delightful welcome basket. We had a few problems which were addressed quickly although we never did have a light in the ensuite shower. The pool room and hot tub were a great hit with the younger members of the party. Fabulous cottage in a beautiful setting very peaceful and safe for children and the dogs. It was a wonderful and relaxing stay. We both really needed it especially after this stressful year gone by. I have never stayed in a self catered accommodation before so didnt really know what to expect! We had a fantastic stay at Kinmount Garden Cottage. We could not fault the property or the Hosts in any way. We were given a complimentary hamper on our arrival which was a lovely surprise to which we enjoyed very much. I absolutely love my stay here. Came with my partner and dog alone for a few nights and had a few friends come and meet us for the last few nights. Fiona and George were ever so helpful and on hand should you need anything. Plus we were left a lovely hamper for our arrival with lots of goodies!!

Lovely peaceful location. Stunning house & surroundings. We were looking for quiet so this was ideal. Hot tub is amazing. The games room was the reason we booked this property however we felt it could have been doing with a tv possibly as kids wanted to play & spend time in it. Also seen no mention on listing to say the pool table is 50p per play..Read more....my teenager was demented as wifi only really worked in 1 part of the house. Hide
