This charming detached cottage is located on a 500-acre working beef and sheep farm, perfect for a relaxing rural retreat with private hot tub and wood burner, ideal for those cooler evenings.

Nested in an elevated position on a large family run farm, with wonderful countryside and woodland to explore. Within easy touring distance of the picturesque towns of Peebles, Biggar, Moffat and the pretty conservation village of West Linton. Or travel a little further afield and enjoy a trip to the elegant city of Edinburgh with its world-renowned festivals. The immediate area is a paradise for walking, cycling and hiking with Ladyurd Forrest close at hand, Pentland hills and even skiing at Hillend ski slope within easy reach. Mountain bikers will also be delighted with the nearby Glentress Forest, one of the foremost mountain biking venues in the country or enjoy fishing for salmon and trout on the bonnie river Tweed.

Stepping inside this lovely detached single storey cottage, into the hall through to the light and bright, comfortable lounge. Relax and enjoy cosy nights in front of the roaring wood burner or watch a great movie together on the Smart TV. Continuing back through the hallway you are then met with the fantastic spacious well-equipped kitchen/diner. Perfect for cooking up a storm with electric oven and induction hob, fridge, microwave, washing machine and a handy dishwasher. There is also a large dining area ideal to enjoy family meals together, with French doors leading directly outside to the enclosed garden. Next door you will find the utility/boot room with freezer, ample storage space and drying facilities. Following back through the hallway you will find the three bedrooms, all with ample storage space. A pretty double bedroom, a light and bright king-size and a spacious twin zip-and-link (which can be made up as a super-king-size on request). Finally, completing the accommodation, is the stylish bathroom with shower over bath and WC.

Venturing outside to the fully enclosed garden, providing a haven for dogs and children, where you can relax and unwind in the fantastic private hot tub. Enjoy al fresco dining with the charcoal BBQ on the lovely patio area with ample seating with direct access from the kitchen. Ideal for lazy evenings stargazing and wildlife spotting, perhaps with a nice glass of wine or a good local ale and admire the stunning countryside and valley views in this Area of Outstanding Natural Beauty. There is ample private off-road parking available next to the cottage and bike storage available.
