Magnificent B-listed Edwardian Arts & Crafts house nestled amidst spectacular landscaped grounds, with stunning original features including solid oak panelling, stained-glass windows and open fires.

Ideally located for exploring the borders region of Scotland, this luxurious period house is located directly on the Southern Upland Way, so walkers, hikers and bikers will be in heaven. Sleeping 16 in eight bedrooms, gather friends, family and three dogs together for a holiday to remember. Nestled in a peaceful, private position, children and pups will love exploring the 1.35 acres of landscaped gardens and playing hide and seek amongst the cherry, maple and apple trees in the enclosed orchard.

Beautiful traditional features blend effortlessly with contemporary touches within this magnificent Arts and Crafts house, with the stained-glass windows, grand staircase and oak panelling creating a country property of elegance and character. Superbly designed with large parties in mind, the study with snooker table, large reception hall, and an extra seating area on the first floor provides ample space for everyone to spread out.

With patio doors to the garden from both the dining room and kitchen, the outdoors is never far away, and with open fires in the reception hall, study and lounge there is ample space for everyone to grab a seat in front of the crackling flames. Gather for meals in the dining room, where patio doors lead directly out to the wonderful, landscaped gardens. At the end of the day, return to warm your toes against the AGA, before enjoying a challenging game of pool, providing hours of entertainment for young and old.

A successful blend of tradition and quirk has been created in the bedrooms, with patterned wallpaper and soft furnishings a backdrop to vintage furniture. Six of the bedrooms boast TVs, ideal for a bit of privacy on lazy mornings and cosy evenings, and all eight bedrooms having en-suites makes life easy for large, mixed-age family groups. The bathrooms retain the same character, with a long soak in the freestanding bath a daily event that should not be missed.

Approached by a winding, private drive which leads to a gravel turning circle to the front of the house, the spectacular landscaped gardens are surrounded by rolling, green fields. Start your day with a coffee on the substantial terrace, a glorious setting for al fresco dining morning, noon and night. In the evening, take your dinner to the summer house and watch the kids potter about on the croquet lawn, or play amongst the trees and rhododendrons in the orchard. There is ample off-road private parking, and the village is within walking distance which includes shops, pubs and restaurants.

Vey lovely beautiful house and garden. Comfortable beds. Huge well equipped kitchen and lovely large dining table. The games room was fantastic for the 5 kids (7-13) as the weather was rainy most of the week. Some lovely walks. Recommend Abbotsford and for the adults at least the "Great Tapestry of Scotland".

Maplehurst is a work of art from the early 20th century with many Arts and Crafts features updated in all the crucial ways. The kitchen would satisfy a celebrity chef and the en-suite rooms are up to date without spoiling the period elegance.

4 generations, 6 separate family units, it can sometimes be hard to find accommodation that we are all happy with, this absolutely beautiful house was perfect! From the well equipped games room to the even better equipped kitchen we had anything and more than we needed. And it is even more stunning than the photos show.
