Enjoying a secluded location in the heart of the Perthshire countryside, this delightful single-level steading has been gorgeously updated to make a fabulous family retreat. Just a few miles north of the River Tay, the property has a private wood-fired hot tub and access to 40 acres of private woodland. Offering warm and cosy accommodation for four guests, this is part of a small complex of properties with a range of shared extras including a sauna, gym and games room, or you can head outside to play tennis or croquet.

This bright and cheerful holiday home has been delightfully restored, tastefully furnished and decorated in light, fresh shades throughout. Featuring a lovely main open-plan living area and two comfortable bedrooms, the property also offers a delightful patio with far-reaching rural views.

Entering the property, the light and refreshing lounge/kitchen/diner offers a warming open fire, plenty of seating, a sociable dining area, fully equipped kitchen and a Smart TV perfect for enjoying a favourite movie at the end of a great day. The cottage also has a stylish family bathroom and two bright and soothing bedrooms: a twin and an en-suite super-king-size room.

Outside, the patio area has plenty of outdoor furniture, a hot tub and a BBQ, providing a lovely spot for admiring the beautiful views or spending the night stargazing. You will also have access to a number of fantastic, shared features on-site, including a wood-fired Swedish sauna, a gym, tennis court, croquet lawn and summer house. The shared games room has a pool table, table football, dartboard, table tennis and a wide selection of games and books. There are 40 acres of countryside to discover, with established tracks leading the way through as you enjoy the views from the viewing platforms or meet some of the resident sheep.

Dogs are charged at £20 each per full or part week.

With the bustling city of Dundee to the east (12.5 miles) and historic Perth to the west (14 miles), this delightful cottage is ideally situated for exploring the beautiful Perthshire countryside. There are miles of great walking, biking and hiking routes from the door.

The local village of Abernyte (1.5 miles) is home to the Scottish Antique and Arts Centre, with other nearby attractions including the ruins of Moncur Castle (4 miles) and the popular wedding venue of Fingask Castle (3.5 miles).

Scotland’s former capital for 500 years, Perth lies along the banks of the River Tay and has a wide range of independent shops, supermarkets, pubs, cafes, restaurants, art galleries and museums. Perth has a history going back over a thousand years, and the city has plenty of landmarks and attractions to discover, including the Fair Maid’s House, Scone Palace, St Ninian’s Cathedral, Huntingtower Castle, Perth Concert Hall and Theatre, Perth Museum and Art Gallery and Perth Racecourse.

Dundee is home to V&A Dundee, Camperdown Wildlife Centre, Broughty Castle Museum, HMS Unicorn, the Dundee Museum of Transport, the McManus Art Gallery and Museum, as well as a fantastic choice of great places to eat and drink.

Other local landmarks include Glamis Castle (21 miles), and three major golf courses: Carnoustie, St Andrews and Gleneagles (all within 30 miles).

We really enjoyed our stay, its a lovely setting for some much needed quite time and countryside walks. The games room was a nice touch and a fine way to spend a couple of hours playing pool, darts and table tennis in the afternoon, equally it could keep kids entertained for hours. Fabulous cottage and the views amazing. Loved being in the hot tub at night watching the stars. Everything we could possibly need was provided. Plenty to keep us occupied without having to leave the property. Would very definitely recommend and already thinking of booking to go back. Dogs also had a great break!

The cottage is absolutely stunning, quaint and everything you need is within. The grounds are beautiful and the games room is a brilliant idea. Such a lovely place. We really loved the local crisps and cider which was left in the cottage for us by the owner.

We had a wonderfully relaxing family holiday at Outfield Farm. Pitmiddle cottage is very well equipped and very warm and comfortable. The facilities are perfect for all ages, with a tennis court, well equipped games room and a fantastic wellness room with wonderful views. It's difficult to find fault with Pitmiddle, the cottage was clean & cosy in beautiful surroundings. The hot tub was easy to work & provided relaxation but with privacy. The owners were very friendly, introduced themselves when we arrived & chatted the morning we were leaving to make sure we'd had a good time. Fantastic cottage and family facilities in a perfect location for a peaceful relaxing holiday. Cottage has all amenities required plus more, we were very lucky to get beautiful weather which makes a difference as enjoyed alfresco dining outside, BBQs and daily tennis games and lovely walks around the grounds. Can't wait to return again.
