Located in a splendid rural location perfectly positioned amid 40 acres of wonderful countryside and woodland with decked viewing platforms where you can admire the magnificent panoramic scenery, with the immediate location offering walking, biking and hiking routes. Just 1.5 miles from the pretty village of Abernyte with an antique centre and bistro cafe. The cities of Perth and Dundee are within easy reach at 14 miles with their range of leisure and shopping facilities. Visit the splendid Scone Palace and magnificent Glamis Castle, fascinating V&A museum and Camperdown Wildlife Centre or enjoy a day out at Perth Races. Golfers are spoilt for choice with Carnoustie, St Andrews and Gleneagles all within 30 miles. Fishermen can enjoy the nearby River Tay (10 miles), renowned for excellent trout and salmon fishing.

Step inside this delightful single-storey steading and into the light and bright open-plan lounge/kitchen/diner. Relax on the comfortable sofas with French doors leading directly out to the patio. Watch a great film on the smart TV and on those cooler evenings light up the fantastic open fire. Enjoy gatherings in the dining area and perhaps listen to your music on the Bluetooth speaker. The kitchen is the perfect place to cook with an electric oven and hob, fridge/freezer, microwave, coffee machine, dishwasher and washer/dryer. Continuing through the hall you are met with the spacious bathroom with a bath, separate shower and WC. Followed by a pretty twin zip-and-link bedroom (which can be made into a super-king-size on request). Finally, completing the accommodation is the super-king-size zip-and-link bedroom (which can be made into a twin on request) with fantastic views over the surrounding countryside towards the River Tay estuary with an en-suite shower and WC.

Venturing outside there is a patio area with seating and charcoal BBQ for al fresco dining or lazy evening stargazing and a fully enclosed garden with a private wood-fired hot tub to enjoy. There is also shared use of a wood-fired Swedish sauna, gym, tennis court, croquet lawn and summer house and shared use of a games room with pool table, table football, darts board, table tennis, selection of board games and books. Guests are welcomed to explore the 40 acres of woodland and countryside through the established tracks with viewing platforms or meet the characterful pet sheep. There is ample off-road private parking available in front of the property.

Dogs are charged at £20 each per full or part week.

It's difficult to find fault with Pitmiddle, the cottage was clean & cosy in beautiful surroundings. The hot tub was easy to work & provided relaxation but with privacy. The owners were very friendly, introduced themselves when we arrived & chatted the morning we were leaving to make sure we'd had a good time. The email instructions sent were very Read morehelpful for us to make the most of our stay. We'll be sure to come back & recommend to our friends Hide

Fantastic cottage and family facilities in a perfect location for a peaceful relaxing holiday. Cottage has all amenities required plus more, we were very lucky to get beautiful weather which makes a difference as enjoyed alfresco dining outside, BBQs and daily tennis games and lovely walks around the grounds. Can't wait to return again.
