Description

This cosy riverside terraced house is ideal for a mini break. Situated near the heart of the Highland capital in a quiet residential area, 22a Douglas Row looks out onto the smooth flowing famous River Ness. This self catering holiday property is within five minutes walk of the train and bus station and about half an hour from the city’s airport making it an extremely accessible and convenient location.

Inverness itself offers a broad array of shops bars and restaurants as well as a multi screen cinema. Guests can walk to the castle and famous sites such as Culloden Battlefield and Loch Ness are not far away. Spending a romantic weekend in our holiday cottages will make a little fairy tale in your life and stay in your memory forever!

    Location is excellent. The cottage is deceiving in size. The rear enclosed yard is not advertised well enough as it was an added bonus from the description we had. The caretaker, Mrs McDonald could not have been more welcoming. Everything required was in the property plus a few extras provided by the owner and previous tenants. But, the bed is not comfortable and is not good for tall people. The lighting in the living room was poor (but it was October and would possibly be brighter in the summer). The furniture is a little dated. Wifi not available We could not complain and we would stay again. We have rated it as 4* as the location is the key and the property is very good value for money.

    Lovely ground floor apartment in a traditional terraced house, very close to everything Inverness has to offer. Donna, the housekeeper, is especially warm and welcoming and keeps the house spotless. We felt we were coming 'home' when we stayed there for the second time this year. Parking is opposite the house ( a permit is supplied ) and there are many restaurants nearby, as well as all the major supermarkets and butchers, bakers, etc. all within walking distance. The fact that it is dog friendly and has a secure garden are an added bonus.We would not hesitate to stay again. Loved it!

    Had a brilliant 2week stay. Brilliant location for pubs and restaurants. Donna is a really nice lady. Very pleasant. The flat was comfortable and clean. It’s dated and needs updated quite a bit. We may be going back soon. So we would recommend it.

    A very comfortable stay despite the " beast from the east " We were following an ancestors trail and found the central location ideal with library, and archive sites close to hand. The Mustard Seed fed us well, so we will probably be back soon.

    Great meeting with caretaker Donna, who made sure I knew where everything was. Flat clean and had everything needed to cook if wanted, but close to amenities. Although close to city centre, was quiet and good to look out on the River Ness.

    We were very happy with the property and it was the perfect location for our purposes. We had everything we needed and Donna was a very thoughtful helper. The only we wish had been there (and we know it wasn't included on the prospectus) was Wi-fi. That would have made it a 5 star.

    The cottage was well equipped and the 2 of us (and our wee dog) enjoyed our stay there. We were extremely well looked after by Donna - the caretaker - and would be very happy to use the cottage again if we were in Inverness. As a disabled person I cannot walk far. The walk to the Mustard Seed restaurant was fine and that restaurant really continues to excel at very reasonable prices.

    This was our second visit to Douglas Row, we really did enjoy our stay, the flat has everything you need, however we feel the interior is looking a little tired. The view from the front window onto the river Ness is lovely. The cottage is perfectly situated for sightseeing and shopping as the town centre is only a 5 minute walk. The lovely Donna was there to meet and greet us as usual. Will definitely be back.

    This is the second time we have stayed at Douglas Row. Fab location and great for parking , quiet but very close to the city centre.We didn't have to worry about the car for the week. The flat is very spacious and clean , with everything you need for a comfortable stay. Donna is lovely, friendly and very accommodating. The city itself has lots of places to eat and drink and makes a great base for exploring the surrounding area by car , train , bus or cycle. We would definitely recommend the flat , hopefully we'll be back.

Après un accueil sympathique de la propriétaire, nous avons pu nous installer confortablement dans cette maison spacieuse et très bien équipée pour deux personnes. La proximité du centre ville, la situation au bord de la rivière, l'autorisation de stationnement juste devant la porte en font un lieu particulièrement agréable. Durant une semaine, nous avons pu visiter la magnifique région autour d'Inverness. Le Loch Ness, bien sur, mais également d'autres endroits superbes comme Black Isle au village de Fortrose, les superbes cascades de Foyers et de Rogie falls, Glen Affric et une belle randonnée autour du loch Duntelchaig (Merci au site "walkhighlands" pour toutes ses précieuses indications) Un tel séjour est toujours trop court et c'est avec un grand plaisir que nous aimerions revenir à cet endroit ! TRANSLATION : After a friendly welcome from the owner, we were able to settle comfortably in this spacious and very well equipped house for two people. The proximity to the city center, the riverfront location, the parking permit right in front of the door make it a particularly pleasant place. For a week we were able to visit the beautiful area around Inverness. Loch Ness, of course, but also other stunning places like Black Isle in the village of Fortrose, the stunning waterfalls of Foyers and Rogie falls, Glen Affric and a beautiful hike around Loch Duntelchaig (Thanks to the site "walkhighlands" for All its valuable indications) Such a stay is always too short and it is with great pleasure that we would like to return to this place!

    Very cosy flat on ground floor a bit old fashioned but spotlessly clean. Very handy for Inverness only a few minutes from city centre and a parking permit is included so no problems parking at the property. Donna who looks after the property is excellent and very helpful. For a lovely meal try The Mustard Seed only a few minutes from the property lovely food and waitresses very friendly.

    I have stayed here before so knew what I was getting. What you get is a good sized one bedroom property. It is a little dated but extremely comfortable and clean. Well equipped kitchen, but for me it's best selling point is the location. Near enough city centre with pubs and restaurants in less an 5 minutes walk yet has free parking directly outside. My only negative would be the bath towels provided. They are on the small side. For what we paid I think that you can't get any better. Donna who looks after the property was great and the handover went smoothly.

    We were very lucky to win a weeks holiday in this lovely property. We were met by the lovely Donna on our arrival who showed us round the property. This one bedroom flat has everything you need to make your stay comfortable and enjoyable, it is all on ground level which makes it easier if you have mobility problems like us. The rooms are spacious, clean and well furnished, there is a lovely enclosed area out the back which was great for the dogs. The flat is situated on the edge of the River Ness and although it is literally a 10 minutes walk into the centre of Inverness you would never know as the road outside is for resident parking so was very quiet. There is a great shopping area literally round the corner with every kind of takeaway and restaurant you could possibly need. We would highly recommend this property and would definitely go back.

    Perfect location for walking around old Inverness, just a few blocks from the Castle, which can be seen from the front door, and High Street, and RIGHT on the River Ness, with only a single road lane and sidewalk before the front door and the river. Donna was wonderful, with helpful advice about the city, and the lodgings were very comfortable; the nights were very quiet despite the city location...We wished we could have stayed longer. The only negative, and reason for 4 stars instead of 5, was the damp mouldy wood stacked in the interior and mould next to the tub in the bathroom. With the wet climate it was understandable, but still unpleasant. Despite that, we would definitely stay in the same place if we return to Inverness!

    A really nice cottage in a very handy location and suited us down to the ground.The welcome was very friendly and helpful. The books were a decent selection and generally the cottage was well eqipped, but there was very little kitchen equipment to use in the microwave and we couldn't open the living room and kitchen windows.     This is a cosy old property which sits right on the river bank close to the town centre. The kitchen is well stocked with all the tools and dishes you should need, and there is a washing machine and tumble drier. Our week was very wet at times and cold at night, but the heating was very good and didn't take long to warm up. The bed was comfortable and everything was spotlessly clean, (thanks to Donna who looks after the property and who gave us a warm welcome). There is a supermarket 5 minutes' walk away, and the shopping centre, bus and railway stations are also close by. There are many reasonably priced cafes and restaurants within an easy walk. We particularly enjoyed the walk along the river to the Ness Islands and across the river to Whin Park. We had no car with us, but there are plenty of buses to takeyou wherever you want to go. We took the bus to Kyle of Lochalsh and returned by train - a lovely day out through beautiful countryside, though not cheap. Another day we took the bus to Elgin which is a nice wee town. We would recommend this property to anyone wanting a base to explore the area.

    As usual we had a lovely holiday at inverness. I go to the Highland gospel male voice festival each year and the cottage is situated in a very handy spot to enable us to walk from the cottage to the venue. As usual Donna made us very welcome, and this year the parking facilities were excellent. We only moved the car once during the time we were present. altogether a relaxing holiday..

    Anyone looking for a city break in Inverness, this is in an excellent location, the house itself is very well equipped and very clean, the lady that looks after it Donna could not have been more helpful. My only disappointment was that when I came back I tried to book it for the same time next year and it was not available. The other great thing is that it is right on the river with some lovely river walks.

    Brilliant location, flat is much larger than expected. Felt that some of the furniture was a little dated and could do with replacing, eg sofa, mattress for bed. Donna was very welcoming having placed flowers, biscuits, etc. She did as thorough job of showing us round and explaining how every thing worked, and that we should not hesitate to contact her if necessary. Will choose again when visiting Inverness
    Owners Response: "We chopped the old sofa-bed into little pieces and hauled it off to the tip in April. It was replaced by a new futon sofa that we find much more comfortable – both as a sofa and bed. I will double check the mattress when I am home late in the year (unless Donna pronounces it dead before then). 22A is intended to be a bit of a time warp. Douglas Row is said to be the oldest row of houses in Inverness and, once the central heating was put in, we make no serious concessions to the 21st century. Well, except maybe for the two new televisions last year."

    This year we wanted a complete rest after Saturday. Saturday is always a very busy day for us firstly with the travel from the south to Inverness Then the festival of male voice praise of which I take part in it means we are on the go all day and glad to lay down our head at the end of the day. so from Sunday on it was to be a rest. There was no problem this year for unknown to us the authorities had decided that they were going to install flood defences on river ness and of course Douglas row came into the equation with the whole street being closed to any traffic other than construction . so parking had to be done in next street . It meant once we had a parking place we kept it for the holiday so we didn't use car at all and walked every day to get a meal in the city centre, and as that was less than 10 mins walk it was perfect. Our caretaker for the cottage Donna , as usual did everything in her power to make our stay comfortable.

    Very clean and warm cottage. Donna looks after it excellently. A little old fashioned but perfectly acceptable and comfortable. The only problem we had was all the work being carried out in front of the cottage means have to park on Friars Street behind the cottage and parking places are in very short supply.

    This venue is tailor made for our requirements, within walking distance of Festival of Male Voice praise venue, And just a short drive from a large park where we can give our two Yorkshire terriers a good walk. Just across the river exactly opposite the cottage there is a little Christian café where you can get an excellent cup of tea/coffee and a scone/cake/ bun all at very reasonable prices. This café opens at 10.00am and closes 12 noon. You are made very welcome. The cottage itself is excellent and Donna who looks after it makes you most welcome We have now been 3 times and hope to be back 2014

    We rented 22a Douglas Row to be near Raigmore Hospital whilst we waited for the birth of our first baby! Our two schnauzers came along too and enjoyed their urban walks and the small patio garden. It was a pleasant enough stay in the comfortable ground floor of the terraced house. Convenient for the town centre and not 10 mins drive to the hospital. The caretaker, who looks after the property for the owners who live abroad, was a complete star, who looked after us extremely well, providing a welcome pack onarrival of coffee, tea, milk and biscuits. She even helped with our bags - what a legend she is. It would probably help now if the owners invested some money on the furnishings and brought the interior up to date somewhat. The caretaker has done a marvellous job of keeping the property very clean and tidy - even decorating it with her husband. However, it's time to spend a wee bit of cash on the house and improve things both for her, and future guests. We had a wonderful time, it was convenient, spacious and a great location - our baby boy arrived safely and even had one night back with us at 22a before our trip back to Skye!

    We had a brilliant time in 22A Douglas Row. The flat was very spacious bigger than we expected, very clean and central for Inverness. Donna who welcomed us was fab, nice little touches like milk and biscuits. The parking helped as well as you get a parking permit and it's just outside the flat in a quiet street. We found lots of lovely restaurants, The Mustard Seed, lovely food, great service. We enjoyed our boat trip with the Jacobite Cruises from Tomnahurich along to Loch Ness, great value as you get the Hop on Hop off bus in with the price.

    The cottage was very comfortable and in an excellent location for both town and countryside. Loch Ness is a magical place to visit - especially if the sun shines. Also managed a day trip over to the Isle of Skye - all perfectly do-able from Inverness. Chanonry Point delivered as expected - dolphins a-plenty. The Loch Ness cruise on the Jacobite Queen was excellent. Plenty of waterfall walks around Loch Ness too. There is something for everyone. The city was great for evenings out. Definitely recommend Urqhuarts restaurant, the Corner Grill and McGonagals for meals out. The first brings great value for money, the second being something for a special treat, and the third delivering a great steak. The Turkish restaurant in town is also good - very filling so you might want to fast first. Not a huge choice for real ale drinkers. The Castle Tavern have a good selection but gets very busy with the tourists. Hootenanny has the local ale from the Black Isle brewery - and live music after 9pm; so well worth a visit. There is also Blackfriars which has a wide selection of ales and ciders. Quite quiet on a weekday night though. All in all it was a fab holiday and would recommend the cottage and Inverness as a holiday base.

    My second visit to 22a and a wonderful welcome from Donna- she helps to make it a 5 star holiday with all her care and attention. The apartment was excellent and is ideal for anyone using public transport as it's only 10mins easy walk from rail & bus stations. A day trip by train- Inverness to Strathcarron and then walk 2.5 miles into Lochcarron village. Must surely be one of the finest settings in Scotland. There is a footpath that cuts out some of the road walk- get a map. Also the train journey from Strathcarron to Kyle is quite magical.

    Booked this for my parents but was a bit apprehensive as my mother is in a wheel chair ,i asked if there were steps and was told 1 and there had been someone in a chair there before but saying and believing are two different things but on arriving there is one step ( take a small peace of plywood about 3", now for my parents review) but the flat is great she took the foot support off and that made all the difference as the corridor is surprise inly wide the bath has a handle to help you the kitchen is wide enough for the chair to move around and all the rooms are big so no bumping the skirting boards ,well that's enough of the flat as you will not be disappointed, if you are,you should have booked a hotel this place is deceiving it looks onto the river is very quite and you would not think you are in the middle of the city ,and has a very spacious and quite garden area !! oh i must mention Donna is very friendlily and she gives a very much appreciated welcome after the A9 drive and gives you the parking permit .SO IF YOU WISH TO BE IN THE MIDDLE OF THE CITY AND STILL WANT P/Q AS WELL THIS PLACE HAS IT, ALSO WHEEL CHAIR FRIENDLY (if you remember the ply wood about 3") as to going again and would I recommend " A BIG YES " PS,THE PHOTOS OF THE PLACE DON'T DO IT JUSTEST .(thanks again to the staff i spoke to and "Donna")

    This place was great. The location right on the river was perfect, within an easy walk to grocery shop and downtown. The kitchen, which we ended up not using much, was well equipped, even down to tea coffee, sugar, herbs and saran wrap. There was milk in the fridge and cookies and crackers waiting for us and fresh flowers. It was clean, had lots of information brochures on the area and a newspaper for us as well. All those little things make a tremendous difference!!! Had a fridge and freezer and washer and dryer!!! The back yard sitting area looked inviting, but we actually were out and about so much we didn't get back while the sun was out...which glory be it was quite often!!

    Great place to stay. Our second time over and Donna has treated us with an always warmest of welcomes. Clean, cozy and very comfortable since you are at most 3 minutes walk away from the city centre, yet maintaining that "quiet" one is actually looking for. Will gladly be back next year!

    very clean and comfortable, friendly and helpful caretaker decor too fussy with too many ornaments good provision of equipment except that there was no microwave or oven equipment

    It's right in the centre of the City with no problems parking as you are issued with a resident's parking permit. There is a very well equipped kitchen. Lovely lounge with adequate heating. Nice seating area outside. In England, properties for rental have to have all electrical appliances PAT tested and there is also a requirement for smoke detectors and fire fighting equipment to be fitted. None of this was evident. It didn't spoil the holiday. We went on train journeys from the nearby Inverness Railway Station (5 mins walk), particularly nice was the train to Kyle of Lochalsh and the steam train train from Fort William to Mallaig. If you go to the mouth of the river Ness, from the river bank you can sometimes see Bottle-nosed Dolphins feeding on salmon. The Jacobite Cruise on Loch Ness was also good.
    Owners Response: "Thanks for the reminders. The absent fire extinguisher has been replaced and augmented with a fire blanket. Many appliances will soon be due for inspection or replacement. There have been both smoke and CO alarms installed and routinely tested and/or replaced for many years – but outside the kitchen."

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
