April Cottage, lying on the 19000 acre Kildermorie Estate in Ross-shire, is a delightful holiday cottage amidst stunning scenery and in a quiet location. This traditional stone cottage provides quality holiday accommodation for those wishing to escape from the ‘hustle and bustle’ of modern life to rural Scotland. The cottage offers clean and comfortable accommodation for two adults and two children in bunk beds in a setting ideal for those who wish to spend their time in the great outdoors walking, bird watching, fishing, etc. Located under an hour from Inverness and ten miles inland, April Cottage provides the best of both worlds. Kildermorie Estate offers seclusion and privacy with excellent fishing and access to amenities of the Estate, making April Cottage the perfect self catering holiday cottage from which to explore the delights of Ross-shire.

Also available on the estate is May Cottage (sleeps 2).

Dogs are not allowed in the cottage, however may be accommodated by prior arrangement in the estate kennels.

Excellent bank fishing for wild brown trout and some charr and salmon (river and several lochs) with own tackle but separate arrangements must be made in advance if boats, ghillies and/or tackle are required.

Kitchen, dining room, lounge with bespoke French made sofa bed that easily, magically converts to comfortable bunk beds suitable for children, WC, bathroom (bath, walk-in shower and whb).

First floor:

Twin/double bedroom. 

The bedroom can be configured for either double or twin requirements.

    We loved the estate, the cottage and all the people we came across on Kildermorlie. Mr Ian Duncan the owner was very pleasant and took the time to say hello ... the Housekeepers Kate and Mike were nice people, pleasant, easy to talk to and very helpful. I would return again when possible.

    The Cottage is amazingly located in a quite valley sorrounded by little lakes. A perfect place to disconnect from the city. The Cottage is very well equipped and furnished with great taste. From the window you can see deers feeding in the evening. You really feel like in a fairytale. All people at the estate are very friendly and keen on helping, they made our stay extremly comfortable. We spent two wonderful weeks there (our honeymoon) and highly recommend the place.

    Another wonderful, restful visit to April Cottage. The cottage is so cosy and comfortable. We enjoyed walking through the estate and beside Loch Morie. Great base for visiting the Black Isle and Cromarty.

    My husband and I had the most wonderful stay at Kildermorie in April cottage - a very comfortable, well-equipped home away from home. All the staff (particularly Irene, Billy and Tony) were so friendly and helpful and the estate was just stunning - great to explore by foot or mountain bike. Beautifully remote, although still accessible to the gorgeous sights of the Black Isle and northeast coast of Scotland, and a welcome disconnect from the 'outside world' - no phone signal at all, although the WIFI around the estate office was good when needed. The kennels were more suited for working dogs in our opinion, so our dog just slept in our van. Don't forget your midge spray! Hoping to return again!

    Beautiful place, lovely cottage. Wifi just outside the cottage. Nature was amazing, we have seen many deer. Only annoying thing was the barking dogs especially at night

    The cottage was lovely, clean & comfortable. The staff on site were very friendly giving advice & making us feel welcome. Fantastic location & scenery, totally remote & away from it all, exactly what we wanted to recharge. Enjoyed our daily treks, great for the mountain bikes :)

    We had an idyllic stay here. The grounds of the estate provide wonderful walks and as we enjoy running, we had some lovely routes directly from the door. The weather wasn't great but the cosy cottage was so welcoming on our return that we didn't worry about the rain. Everyone on the estate made us feel very welcome and we would love to return. We saw deer every day and an eagle when out walking. We also took in the Inverness parkrun on Saturday morning- definitely a 'must' for running enthusiasts. Their friendliness was typically parkrun - wonderful.

    Lovely cottage in the middle of nowhere and perfect for those wishing to get away from it all. No internet or mobile phone coverage, but peace and quiet instead. The road leading to the estate is a bit "adventurous" and getting to the closest town takes a while, so bringing enough supplies is probably a good idea unless you want to take a trip to the east coast or so anyway.

    Stayed over New Year's Days - this review considers winter time. The cottage is hidden in the woods 45min from nearest town (Ardross) with cell phone coverage. Got to have a decent car - winter tires in winter are a must. We enjoyed the silence, the deer in our front yard and on the hills. We have never seen as many stars and as shining so clearly as over the estate. Really fantastic! Weather changed fastly in the highland estate of Kildermorie - be prepared accordingly when you go for a walk (with rain jacket, and decent boots). Don't forget binoculars. And if it gets late (4pm it was basically pitch black), there are no street lights on the estate - have a flashlight with you. Watch out for deer and sheep on the road out of Kildermorie Estate. The cottage itself was very decent. Everything was clean. We found the cottage nicely preheated.The caretakers welcomed us; there were no problems at all during our stay. They gave us a really good map for hiking on the estate. The fireplace inside the cottage is not in use anymore. Went to eat in Alness at an Indian Restaurant - great value for money. Also, for groceries we went to The Cooperative in Alness.

    Found the cottage excellent value for money Margret was very pleasant. Had the bonus of drinking spring water which was very tasty. Was allowed to walk around the lake and lots of walking and mountain climbing all exclusive to people residing in the lodge. Love to go back some time in future

    We have returned to April Cottage twice since the first time. The cottage is as the brochure says and very warm and comfortable. We did not miss the tv at all. We took a portable dvd player and had "cinema night" every evening. Walking is excellent, fishing abundent, deer regularly seen from cottage. There are two little boats that can be taken onto the loch . The only downside to this is that they were available to the lodge and we could only use them if they didnt. This was no real problem but it would be good if the use of one was included for the cottage. There is a Tesco in Inverness where we shopped for provisions before the long but enchanting drive to the cottage. Colloden, falls of shin and rogie falls near by. We plan to return again and recommend this cottage to anyone wanting to get away from it all.

    Very neat and clean. Very quiet: no cell phone, no tv, no internet! Close to nature. Ideal for a relaxed holiday. Only 'inconvenient' might be the bumpy track from the main road to the cottage, but then it might just as well be an advantage (quiet location).

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
