Belses Mill is a delightful holiday house situated in an idyllic rural location surrounded by fields and next to the River Alewater. This much loved family farmhouse has been charmingly furnished with antiques and traditional fabrics to provide excellent self catering holiday accommodation in the Scottish Borders. A cosy sitting room with open fire and tasteful décor, together with a sunny spacious kitchen/dining room with AGA and four charming bedrooms, make this an idyllic spot for relaxed family holidays. Children can spend hours of carefree pleasure in the garden or down by the river, perhaps even catching a trout. Unusually, with four loose boxes and a well-fenced paddock, the horses can come too! A supplement applies but feed and bedding can be supplied and this is a fantastic opportunity for riders to enjoy the numerous rides in the Jedburgh area.

With fishing on the River Tweed and many top golf courses in the area, those keen on sports will be spoilt for choice. Visit the historic Border towns, famous for their woollen mills, or simply make use of the garden furniture and enjoy the peace and quiet that engulfs this wonderful holiday house.

    A really wonderful house to stay in. We have been several times now and have never been disappointed. Lovely decor, beautiful surroundings and very hospitable owners all add to the experience. We enjoyed the stream at the bottom of the paddock ( even swimming for those so inclined!) and seeing deer and hares whilst walking our dog in the fields. The surrounding area has some wonderful places to visit - Tea on the walled garden terrace at Floors Castle was lovely. All in all I would thoroughly recommend Belses Mill. We will certainly return for more holidays.

    We thoroughly enjoyed our stay at Belses Mill. On arrival we got welcomed with a delicoious homemade cake, a salad fresh from the garden and a bottle of wine. The house is spacious and provides all you can ask for. The beds are good and the kitchen with the AGA cosy and warm. Its location with the stream right beside it, is beautiful and makes it a great place to stay for families (including dogs).

    This was a perfect to spot for 6 older blokes to go canoing on the Tweed. The house is spacious and well proportioned with plenty of room to be a group or to have a bit of quiet time - asleep in front of the TV for one tired canoeist. It was our second time at the mill and it was even better than the first. We really enjoyed sitting around the big kitchen table, eating chatting and drinking. We even coped with the AGA. It's a real joy to be in a lovely house in a peaceful setting.

    We stayed at the farmhouse for Christmas 22nd - 28th Dec. It was great for our boxers who had a great time in the fields as there were no sheep, and the garden is huge too. The bath was a big hit aswell as the aga which kept the kitchen very cosy. Thanks to Antoinette for the lovely lemon drizzle cake and the gifts. Having the place for just the two of us was amazing, and please if you stay try and use the local shop as the staff are so friendly and helpful. We will come back sometime.

    We had an absolutely amazing week stay at Belses Mill. We could not fault anything. All our needs were catered for. There was even a washing machine and detergent which was fabulous as we have two young children. The area was secluded, peaceful and picturesque with the river running past the house. We would highly recommend a stay at Belses Mill to anyone. And we would love to stay there again. A huge thank you to the owners for making it so delightful.

    Our third visit to this lovely house and it certainly won't be our last. The house is super, the garden great to sit in and enjoy the view. We saw deer, herons, hares etc from the house. We had lovely walks right from the door and also from the Harestanes centre a short drive away. As ever the owners were hospitable and delightful Absolutely perfect!

    A spacious farmhouse at the end of a road with a garden around it and river behind it! We were a family of 8 with a baby and toddler and managed comfortably. The area is beautiful with any number of places to visit, scenic walks to go on etc. Antoinette replied promptly to emails and even called to see how we were getting on. A very enjoyable week!

    We stayed at Belses for 5 nights in early February & loved the house. With snow outside we enoyed the Aga in the kitchen & the log fire. It was lovely to return in June for a week when the weather was hot and sunny. We sat out in the large garden most evenings enjoying a glass of wine & the only sounds were the birds singing & the river in the distance, a great location to relax in. The new bigger TV & DVD player were great and the house was perfect, really comfortable with everything we needed. We were made very welcome & will be back next year. Being summer, everything was open for the season. Lots of country houses to visit & I would recommend joining Historic Houses Association if you plan to visit a few, good value. Dinner at the local pub in Ancrum was good & The Buccleugh Arms is a must!

    This is a lovely place to stay. It is spacious enough to allow guests some privacy, yet it has that wonderful kitchen table where everyone wants to sit and socialise. The house is comfortable, clean and warm and the living room has enough seating for all the guests. The setting is idyllic; Borders countryside at its best.We always know we will enjoy our stay at Belses Mill.

    Beautiful location for a very relaxing holiday. Mill has everything you need for a home from home. Owner couldn't have been more helpful in providing information on the area & ensuring all our needs were catered for. All the local towns and villages are worth a visit, Kelso is very pretty. Harestanes visitors centre has lovely walks, good cycling and nice cafe. For horse lovers, great hacking in the area; really made our daughters holiday being able to take along their horses too. Will definitely be back hopefully sometime soon.

    Loved the hot bath, Aga and open fireplace with good supply of dried logs. Locally Melrose was a big attraction as well as climbing the Eildon Hills and visiting Bowhill Estate.

    The house is absolutely lovely. It was very cold in February but the heating was on, the Aga running well & a plentiful supply of logs for the fire so we were very cosy. The super king-size bed was really comfortable as were the living room sofas. The house was clean & fresh & had absolutely everything we needed. There are great walks around the house & our Labrador Bertie had a wonderful time, especially with his bed next the Aga! The owner gave us a very warm welcome & contacted us later in the week to make sure everything was fine. The brochure says the TV is small - it is adequate but a bit small for the size of room & a DVD player would be useful for winter evenings. Loads of places to visit locally but The mainstreet Trading Co. in St. Boswells is a must & great for coffee or lunch as is the Cafe at Abbotsford. Great pub food at The Buccleugh Arms. We have booked again for a week in June when the weather is better & everything is open for the summer & really looking forward to returning. Will try the local pub in Ancrum for a bar supper.

    Immediately felt at home. Loved all the rooms, especially the kitchen/diner. An open fire is a must for us and this fire didn’t disappoint with plenty of logs provided. The whole house was very warm and cosy, the grounds were great with a good view of the river and plenty of space for children to play. It was a great winter break and I hope to return in the summer where we can appreciate the outside even more. Plenty of walks around and places to visit within easy driving distance.

    We stayed for a long weekend to celebrate a family birthday in September 2017. We all had a fantastic time in this lovely, comfy, old farmhouse. The welcome goodies were a lovely touch and the owner could not have been more helpful. Plenty of lovely walks from the doorstep and not far to all the Borders towns. We would love to stay again!

    Having stayed a Belses Mill for a third consecutive year we found the same high standards have been maintained. There was plenty of space for the eight of us in the property with ample car parking for our three cars, trailer and a motorbike. There are many interesting and scenic places to visit in the area such as Lauder (the pies from the Butchers shop are a must), Thirlestane Castle, Galashiels, Jedburgh, Melrose (the Ship inn is good for a Pub lunch). There are many walks in the area and for the energetic walks in the Eildon Hills offer some great views. Edinburgh makes a good day trip by car using the park and ride or using the excellent train service from Tweedbank station with it's easy and free parking. Hopefully we will be able to stay at Belses Mill again next year.

    If you are looking for relaxation, peace & tranquility, Belses Mill is the property for you. As you enter the house you feel the welcome .The place is very comfortable with everything you need for a restful stay. The bedrooms are spacious , the kitchen is warm inviting & well equipped.The owners are hospitable & very accomodating. It is a good base to visit the many stately homes in the area.     We booked Belses Mill for a week to celebrate my father's 80th. The house was a fantastic location and we had a thoroughly enjoyable week. Nothing was to much trouble for the owner, who answered all the questions I had prior to the holiday, and has even posted back to us some items we left behind. Thanks Antoinette. The house has everything that four generations of family need, and lots of space to relax in. The gardens were great for a 20 month old to play in, and the dog loved the freedom and walks. Total relaxation!

Being in a quiet location surrounded by farmland and close to a river it was an ideal place to relax after attending a sporting event every day.     Really enjoyed the place. Agar cooking was a first, but easy. Large rooms, clean and relaxing. No real traffic so great for dog. TV channels limited so suggest take computer and stream Netfix or suchlike, if required. Owner helpful and friendly. All furnishings of quality. Recommend to anyone.

    This is a lovely family farmhouse. It's rustic in part and also extremely comfortable. The farm ambience is great. There were stabled horses on site plus sheep in the surrounding fields. Gathering around the large dining table with our friends and family, in the warmth of the Aga, was a really great time. This is not the Ritz! It's a Borders farmhouse. There is mud on some nearby tracks. There is ash from the log fire. But the house is clean and well-appointed. Tons of hot water means showers for all. (Been to France with cheap overnight electricity which equals limited hot water!) We loved it. Locally there are things to do, places to eat and beer to drink. We will be returning.

    We loved our new year break at belses mill, it was a great price that was far enough away but not long a drive from Glasgow. Plenty of room for 8 adults but still had that homely feeling, loved the open fire and the aga. We loved it that much we have booked again for next year.

Only real downside for us was lack of technology however we were aware of this before we booked so no surprise. Booked online supermarket shop (tip from owner) to arrive just after we did which took the hassle out of packing etc. All in all a great relaxing few days in wonderful surroundings.

    The house is in a rural location and quite secluded and about 15 mins drive to Jedburgh. We loved the house which is spacious, very well equipped, clean and we arrived to some lovely treats as a welcome. The aga was interesting to cook on and a lovely real log fire in the living room.     A great house in a very rural location, perfect for getting away from it all but close enough to lots of places to visit without having to travel vast distances. Much needed central heating for the chilly Scottish nights and an Aga to test the cooking skills. Only reason this property does not score 5* is that it needs a thorough clean in all the nooks and crannies - its as clean as my house but expect a less 'lived in' environment from a holiday rental.

    I booked the house because my walking group wanted to do St Cuthbert's Way. It took 7 of us in comfort (a contrast to the hostels we used for the rest of the trip) and it was well placed for the start of the first 2 days.     We stayed in Belses Mill the first week of August. We enjoyed the Aga in the Kitchen, the fireplace, the strawberries, the space around the hous and last but not least the house itself. When we arrived there was bread and Milk for the first day. The house is furitured with nice antiques which makes it a cosy place. It's about an hours drive to Edinburgh. The Ancrum Pantry nearby is a very nice shop for supplies. Very friendly people and delightful scones! E-mail conversations with the owner were always pleasant. We will definitely come back!

    Four couples had the most amazing week. The owners really care about their guests. The Mill is a lovely house to get lost in, we only ventured out to walk the dog (that's a great bonus) and occasionally visit the great Border towns. We highly recommend Belses Mill, but not this New Year because we're going back!!

    This is a lovely family, pet friendly cottage for a relaxing comfortable break. For those not seeking high tec gadgets such as sound systems and spa baths it is ideal, set in the most glorious countryside. The accomodation was perfect for three couples with two dogs. We particularly liked the farmhouse kitchen with Aga, although the kitchen equipment could be improved on. We enjoyed our visit tremendously, so much to see in the area.

    We had a fabulous week... Belses Mill was delightful - much more spacious than I was expecting and very comfortable - very well-equipped, warm and well-maintained. The location was perfect, and my son and his girlfriend did take a dip in the river - but quite a brief one, I believe! We were using the house as a base to walk St Cuthbert's Way and though we were very lucky with the weather we did get a little wet on a couple of occasions, so the lovely warm Aga really helped dry us out and get cosy after a long walk each day. Many thanks - not least for the welcoming bottle of wine!
