This fantastic self catering holiday house in Perthshire has been refurbished to the highest standard with comfort and quality in mind. The large sitting room with its stylish décor and furnishings, is bright and spacious centred round a cosy fireplace. It also has the advantage of a double height seating area with French doors leading out to the decking, overlooking the delightful garden, ideal for relaxing and enjoying the sunlight pouring through the double height windows. The kitchen diner is well equipped with a breakfast bar separating the kitchen area from the dining table, and is a great family friendly room. Four comfortable bedrooms, one of which has an en-suite shower room, and one of which has a set of bunk beds, are bright, airy and comfortable, and together with the family bathroom ensure flexible accommodation for all guests.

Outside the enclosed garden has pretty flower beds and grass, whilst a large decking area is ideal for alfresco dining, socialising and BBQs. With views over the town to hills beyond this a fantastic setting to enjoy the wonderful highland air.

This area of Perthshire is famous for its scenery throughout the year. whether it is snow capped mountains, the glorious autumn colours, the purple heather moors or the sun glinting off the Highland lochs, visitors are sure to be captivated by the stunning beauty. There is also an abundance of activities and things to do for all ages and tastes. From water sports, climbing and mountain biking through to golf, fishing and theatre, there is something for everyone, and with castles and distilleries to visit and fine retail opportunities and superb local produce to sample, Perthshire is the ideal holiday destination for the everyone.

    Bracklin reviews
    Well situated in quiet location within walking distance of town centre. Nearby Golf club offered a warm welcome to families and dogs with excellent value for money good food , lovely staff and beautiful views . The house itself had lovely outdoor space :plenty of parking , good decking ares for evening sun and was well equipped, very spacious and warm throughout. Bath was luxurious with plenty hot water. Sky sports was appreciated! The wifi was good although dropped out on the Sunday of our visit - instruction on where to find the router in the property would be helpful though the owner did quickly offer to come out.

    Our family celebration was a huge success due to the outstanding Bracklin cottage. It was a spacious & perfectly equipped cottage & Susi could not have been more helpful. We had a BBQ on the ample decking which had plenty of seating for all our family. The quiet location was really peaceful. Although we were only there for a very short break, we visited Edradour Distillery & had a walk along the river to the see the beautiful scenery at the dam.

    As a family we had booked into Bracklin in order for us to visit the Braemar Games. Its 4 bedrooms and the spacious areas meant that you could move around without treading on each other's toes. The Kitchen had everything you needed if you so desired to make your own meals. It's just outside the town but easily reachable on foot using the railway pedestrian crossing. Both during the day and nights there are plenty of establishments available to keep you fed and watered Due to its close proximity of the A9 road, it's ideal for use as a base in order to get around Overall, it was a pleasant stay and would come back

    We booked this cottage to spent the week-end away from Edinburgh with a group of friends. The house was perfect for the 6 of us, really comfortable with two bathrooms, a large kitchen and a superb living room. The house is 5 minutes away from the loch and the center of the village by foot.

    We had a lovely long weekend in Bracklin. The house is lovely, well fitted out and has everything you could need. Small kitchen if there's 8 of you, but didn't bother us. Lovely decking area with seats for sitting out in the sun. It's approx a 10 min walk from the centre of Pitlochry, where there is plenty of places to eat and drink. We also had afternoon tea and Fonab castle and did the Blair Atholl distillery, both were great. Hope to go back.

    Excellent spacious modern property. Very well equipped kitchen, all modern amenities and conveniences covered. Superb location only a 5-10 minute walk from Pitlochry town centre. Make sure you get clear instructions on how to find the property once you reach Culic Brae.

    Lovely house,very comfortable,finished to a high standard and beautiful,quiet location.Within walking distance of Pitlochry town and The Highlands. Only drawbacks,not enough cooking utensils and lack of wardrobes.Only two wardrobes for eight people and they had owners clothes in them.However I would stay here again.

    The house is beautiful and in a lovely location within walking distance to the lovely town of pitlochry. It was warm and cosy and is beautifully furnished. The bath was huge and amazing!!!! There are a few things that could make it even better... there was only 2 wine glasses for a house that sleeps 8 so I think it would be good to get a few more. Also if their was soap and towels which were bigger and matched I think this would make it even more luxurious and give it that 5 stars! Could the hot tub be brought back to use? It would be amazing if it could and I would even pay more to come back when it was working. Finally, one of the double beds was covered in a lot of dog hairs...luckily we found some sheets to change them into but perhaps this is something to be checked. We loved our stay and will be back. We hope our suggestions are helpful.

    We had the perfect weekend away for my mums 50th and my birthday! Beautiful house, just perfect for a group of people. Decor is LOVELY. Beds very comfy. Nice and cozy - it was snowing when we were there. Perfect distance from the centre of Pitlochry and great for walking the dog round about. Will definitely book again. We didn't expect or need the hot tub but would be great if it was working next time

    Enjoyed our stay at Bracklin. This was a lovey cottage in an ideal location for touring around Perthshire. We enjoyed the minature loch at the top of the hill with ducks, swans and their young. Also spotted a deer on two occassions. Port Na Craig Inn and restaurant by the Theatre was very good for a slightly more special meal and we enjoyed the local brew and pub food at the Moulin Inn. Queens View, Loch Fascally, Loch Tay and Loch Rannoch all very accessible and beautiful even in the dull weather.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
