Coulin Farmhouse deep in the confines of Coulin Estate is surrounded by beautiful secluded Scottish glens providing sensational views of lochs, forests, moorland and mountains from every vantage.

Accessed by a 2.5 mile track, this self catering holiday property is charming. It has been extensively refurbished to a high standard and yet the traditional features have been maintained. From the original pine clad sitting room with its welcoming open fire to the light spacious modern bathrooms and kitchen. All of the bedrooms are located on the first floor, each offering a unique view of the spectacular surrounding countryside.

Immediately outside the farmhouse is a large area of enclosed ground including a lawn making a safe play area for children. Beyond is spectacular scenery making it easily one of the most beautiful parts of Scotland. Coulin overlooks Beinn Eighe Nature Reserve and neighbours Glen Torridon - home to some of Scotland’s most dramatic mountains and within easy reach of Loch Maree, Inverewe Gardens and the lovely sandy beaches around Gairloch. Those who appreciate wildlife and enjoy walking and fishing (by arrangement with the estate) will truly be in heaven here. Coulin Farmhouse, situated in the delightful county of Ross and Cromarty, is a first class holiday cottage, providing a fantastic base from which to explore all the west of Scotland has to offer.

    Excellent - everything we expected and lots more. The location is fantastic, especially if you want to hike/walk/run - the landscape right on the doorstep is staggeringly rugged and beautiful. The property itself is of a very high standard - beautifully decorated, well stocked with linen and everything else you need and maintained inside and out to a really high standard. Only slight downside is no cell service and very spotty internet access on the wifi - overall we decided this wasn't a bad thing but there were times (checkin for flights, buying ferry tickets) when it was a bit of a pain.

    We thoroughly enjoyed our stay at Coulin Farmhouse. The house itself is very well kept, spacious, very clean (even to our Swiss physicians high standards), equipped with whatever you might need but not over-stuffed, and everything is clean and works; the surroundings are obviously regularly mended and looked after, perfect. We particularly enjoyed the fire places with the prepared fires that even we Fire-Dummies could start with one match. For us as a middle-aged couple with a dog, the location was just stupendous, in the middle of nowhere in a fantastic landscape, ideal for people with a car in search of some peace and quiet, and for great hiking/walking tours. Of course, the distance to Kinlochewe (next Pub or (small) shopping location, several miles on a bumpy road) and Gairloch (40miles, supermarket, banks etc) is far, but we knew that beforehand, and it's all a question of planning. Of course, it was cold for a summer holiday (12-15°C) and raining a lot, but we knew about that risk also beforehand and had the right clothes, and the central heating was working and efficient, so no problem with that either. Of course, there were midgets, but here again the right equipment (Autan Spray, Nobite for the Clothes) helped a lot. Coulin Farmhouse exceeded our expectations and reconciled us with a previous experience two weeks beforehand further south in Scotland. Thanks to Gillian, Neill and Simon for looking so well after the property (and their guests).

    Wonderful situation - great accommodation - helpful people. The Coulin Farmhouse situated on the Coulin Estate has the sole disadvantage of being about 2 miles off the Kinlockewe to Torridon Road, along a stoney track. But the track has been improved since last year and presents no particular problem other than being slow. But that hardly matters when the scenery is so fine, with two lochs and hills on the opposite side of the glen. There is a great view of Beinn Eighe from the house and stunning vistas of Liathach and Beinn Eighe across Loch Clair. For the climber or hill walker, the challenges of these two mountains are right on your doorstep, and Beinn Alligin and many others not much further away. There is fine walking on the estate, not least Beinn Liath Mhor and its neighbours. The wider area of Torridon and Loch Maree present wonderful walks and vistas even in poor weather. It's about 20-25 minutes by car to Kinlochewe which, though a tiny place, has a couple of shops, a hotel and bunkhouse, and the popular Whistle Stop café. It's the sort of place you could come back to year after year. We have been twice and would consider it again.

    The Coulin Farmhouse was clean and comfortable and had all the facilities that you would want to make it a "home from home". Simon from the estate was very helpful. The main reason to choose this property however is the location which is amazing. Set 2.5 miles down an estate track, this really does feel like you are in the middle of nowhere. We spent most of our days walking on the paths and tracks of the estate, the circular walk to Achnashellach station (about 10.5 miles in total) was particularly enjoyable. It's worth noting the previous comments about the track leading to the property but we managed to negotiate it in a fairly low car by taking it very slowly (walking pace) and picking our way carefully. We really enjoyed our stay here and intend to return.

    We all had a great week at Coulin. Really good to be right in the heart of the mountains. Recommend the tea rooms in Torridon and Nanny's in Shieldaig. House was really warm and comfortable. Simon on the estate was very helpful.

    As we have stayed at the farmhouse the last 3 years we knew what to expect the rooms are very comfortable good size living room kitchen etc. Nothing is to much for Neil and Simon if you need anything, and our intention is o return again next year. The location makes it ideal for walkers, fishing and watching wild life nearest shop is in the village at Kinlochewe which also has a petrol station and hotel if you want to eat out or can go further afield to Torridon and the hotel there. As stated it is good for all ages if you like the outdoor life style and not looking for too much in the way of shops so take everything with you unless you are happy to travel about.

    The accomodation is excellent with plenty space to spread out and good facilities (excellent drying room although we luckily hadn't much use for it). The views of Beinn Eighe are stunning and the general area is glorious. There are walks for all abilities literally from the door with plenty wildlife to keep younger ones interested. Our group has been out each year for over ten years and this was the best property/location we have used. The only downside (and you may see it as an upside) is the drive in. Be prepared for a bumpy ride, particularly if you have not got a lot of clearance. It's well worth it!

    This was a return visit to Coulin for us and once again it was magic. Great to see Neil and Simon again and helpful/kind as always. Nothing prepares you for the view of Beinn Eighe from the front door of Coulin, it's breathtaking. If you like walks, cycling, the outdoors and total peace then Coulin is for you. We love this place and will return again and again. The House is a great layout, family friendly, cosy living room all prefect. So many good places to eat in the area. Kinlochewe Hotel has excellent food and really good with families. So much to see and do in Wester Ross you'll never be bored, but to be honest we simply love Coulin it's self.

    Coulin Farmhouse provided a peaceful and spacious base for our family holiday leading up to the Celtman 2013 extreme triathlon. The house sits on the Colin Pass running route so afforded an excellent position to base the family support team. The house is a few km down an un-metalled singletrack road so guests who have 'precious' cars should be advised of the access type beforehand. Thanks for a pleasant holiday base.

    A lovely house in a wonderful position on the Coulin Estate. Easy access to west coast for day trips. New this year in nearby Kinlochewe is an excellent cafe/restaurant called "Whistle Stop"with good menu for snacks and meals. Bring you own wine !

    We found the house to be well equipped, the drying rooms were much appreciated and the outside ideal for children, the deer past the house at night were a bonus. However, I must say that the house was very dirty - the bins, dishwasher and cooker very greasy, and I am no stickler myself! Most of all, the beds were sour smelling making all the bedrooms most unpleasant to sleep in. The linen was clean but the beds were really past their use. The house needs a deep clean and is the most unpleasant (as regards cleanliness) of all the many of your properties we have stayed in. I suspect there have been too many all male parties in there, so cannot tick any of the boxes below.

There have not been any previous complaints about the beds which are, of course, always made up with fresh linen for each changeover. The Estate Staff are always available to deal with any problems."

    The location in the Torridon mountains is second to none (though I may be a little biased here). At Coulin the cottage is superb throughout with plenty of space for all your needs. The factor ( Mr Morrison) was absolutely perfect and helped with anything that arose during our week stay. A cottage that I would highly recommend to anyone. Situated perfectly for hillwalkers and fishers alike.

    Nestled in the heart of Torridon, the Coulin Farmhouse is an ideal tranquil retreat for a small group or family to get away from it all. You're surrounded by brilliant scenery and unique vistas. The house is of excellent quality, open fires, big kitchen, comfortable beds and two living rooms to spread out in. Being well off the road means that it's very, very quiet and there's no light pollution to interfere with stargazing. Highly recommended.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
