Harbour Place is a fantastic cottage that is - as the name suggests - situated by the harbour in the quiet coastal town of Portknockie, Moray. Furnished and decorated to a high standard, the cottage has a bright and fresh feel throughout. The large open planned kitchen/dining room contains modern appliances and beautiful wooden floors throughout, and there is even a ‘secret’ adjoining snug which has a high ceiling and a cosy woodburning stove – the perfect place to spend your evenings. The sitting room, which contains another stove, provides ample space for the family to gather in and relax. The three bedrooms upstairs are fresh and comfortable, and one room boasts picturesque views of the harbour itself. Fall asleep to the peaceful sound of the waves crashing against the rocks – there is no better place for a seaside holiday in Scotland.

The traditional fishing village of Portknockie is renowned for dolphin spotting, so grab your binoculars and watch these beautiful creatures leap out of the sea after the boats. Take a stroll along the coast to the neighbouring village of Cullen and indulge in some ice cream before walking along the lovely sandy beach. Enjoy the breathtaking scenery of Bow Fiddle Rock where numerous birds can also be spotted nesting along the cliffside. Golfers are spoilt for choice with various courses to choose from during your stay, and you can easily go further afield to golf at the renowned Castle Stuart course outside Inverness, which is around 1 hour 30 minutes drive away. Being less than 1 hours away from both Inverness and Aberdeen, guests have the opportunity to spend time at both of these fantastic cities during their stay at Harbour Place.

    This is our second visit to this cottage. The owners are welcoming - they call in to see if everything is ok. And it was. The view from the front of the cottage is fantastic. The grandchildren loved the paddling pool. The chip shop is the very best, and everyone is so friendly. Cullen and Findochty are short walks away - both have good beaches. The ice cream shop is worth the walk and the pub in Findochty is very friendly. We shall be booking again, it seems this family favourite is on the holiday calendar for some time to come.

    Harbour Place is situated opposite the harbour of Portknockie. The views are fantastic, we especially enjoyed watching the sunsets. The cottage is clean and very well equipped. The beds are comfy and the sheets are fresh cotton. The locals are very friendly and will stop and chat. My grand-daughter was delighted with the paddling pool near the harbour, and there was enough sand at Portknockie for her to play with, but Cullen Beach is much bigger and better for swimming. The walk to Cullen Beach is just over a mile. A pleasant walk round the coastal path or follow the old railway line. The fish and chip shop serves the best Fish Suppper we have ever tasted, and the staff are very friendly too. The owners called to see if we were happy with everything which was a nice touch and they very welcoming. (a nice touch was the plate of biscuits, and tea bags in the kitchen) We have already booked for next year!

    We loved our time at Harbour Place It was a cosy house that had everything u needed the owners were really friendly to talk to and did everything to make u feel comfortable in the house. The house was in an excellent location and the views were stunning and there was lots to visit we will defo be back again

    The cottage is beautifully located by the harbour with many cliff and beach walks which suited our family. The cottage itself was very clean and tidy with had every amenity required. The Portknockie chippy was also well worth a visit along with the Cullen Skink in the Cullen Bay Hotel.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
