A magnificent property in an outstanding location. Wards is set in 98 acres with access to the shores of Loch Lomond and adjacent to the newly established RSPB wetland habitat nature reserve with views of the islands and Ben Lomond. The estate offers superior accommodation and facilities with landscaped grounds and woodland; providing a secluded and unspoiled backdrop to your special occasion or family get-together as enjoyed by a discerning clientele who return time and again for the perfect holiday break.

The house itself has nine comfortable bedrooms on the first and second floors; seven of which are en-suite, with an additional family bathroom and shower on the first floor. On the ground floor, there is a boot room, swimming pool suite, double cloakroom, large laundry, four spacious public rooms and two built-in sub-zero fridges and one wine fridge for entertaining. Extending from the generously proportioned kitchen/dining room through to the garden room overlooking the child’s play area to the TV & games room with toy cupboard and an extensive range of gadgets; this entertaining property culminates in the impressive Great Room accommodating a formal dining room and sitting room with superb views across the lochans. Log burners, large glass windows, double height ceilings and superior furnishings and fittings are standard throughout this exceptional property.

No superior property would be so-called without the benefit of an indoor heated swimming pool and large windows out to the sun patio. With changing and shower rooms and a large store of towels, this facility provides a fun-filled alternative to those planned excursions in all-weather conditions. The pool has security code door access for your safety.

The estate grounds offer extensive past times appealing to the young and old, from woodland walks to meandering in the garden areas and playing games on the many lawns. There is a hard surface tennis court and wonderful children’s play area with swings, slide, trampoline and Wendy house. Patio areas surround the house and there is plenty of garden furniture to ensure you enjoy your BBQ in the sunshine with those views.

The grounds extending away from the house have been purchased by the RSPB and designated a place of Special Scientific interest. The lochs and wetlands are home to a multitude of wildlife - some rare and others more familiar but equally charming, including the roe deer that graze there. Please note the canal is fenced in; however, young children will need supervision on the estate at all times.

Despite the privacy, solitude and rural location, you have easy access to good local restaurants, hotels and spas, golf courses and places of interest; located as you are at the start of Loch Lomond and the Trossachs National Park. The great city of Stirling with its castle - home to the Stuart Kings and Mary Queen of Scots; and Glasgow with its renowned shopping and entertainment are only 40 minutes away in either direction. For the energetic, there is boating and fishing on the loch as well as numerous walking opportunities. Wards is an exceptional property in the perfect location for a superior holiday experience.



Ground floor:

Front entrance, vestibule, main hallway and stairs, ante hallway leading to The Great Room with large double height ceiling and picture windows with views to the lochans and Ben Lomond - this superb entertainment space opens into a formal games room with pool table which leads into an impressive drawing room with a central log fireplace.

Inner hallway incorporating large built-in sub-zero fridges and freezer, large open plan kitchen & dining room with breakfast island, dining table and wood burning stove. Conservatory with sitting area, wood burning stove and large dining table, doors to terrace and garden. Family games/TV room with access to walled garden.

The driveway entrance with car port opens into a large boot room and back hallway giving access to: cloakroom (2 WCs & 2 WHBs), laundry & drying rooms, secure door entry to swimming pool with shower area, separate WC & towel store. Back stairs to first floor bedrooms.

First floor:

Bedrooms 1 & 2: Family suite – double bedroom leading through to twin/nursery bedroom (child-sized beds) with en-suite bathroom (shower, WC & WHB), sleeps 2A+2C. Bedroom 3: Master king sleigh bed with en-suite bathroom (shower, WC & WHB), sleeps 2A. Bedroom 4: Twin beds plus 1 x pull-out trundle bed, plus 1 cot bed, with en-suite bathroom (shower, WC & WHB), sleeps 2A+1C+cot.
Bedroom 5: Twin beds (sleeps 2A). Family bathroom: bath, separate shower, WC & WHB.
Bedroom 6: Master king sleigh bed with dressing room and en-suite bathroom (roll top bath, rain dance shower, WC and his & hers WHB), sleeps 2A.

Second floor:

Bedroom 7: Double sleigh bed, with log burner, with en-suite bathroom (bath, separate shower, WC & WHB), sleeps 2A. Bedroom 8: King/twin zip link beds with en-suite bathroom (shower, WC & WHB), sleeps 2A.   • Indoor heated swimming pool with a jet current exercise option surrounded by large windows and glass doors to terrace. Changing and shower rooms plus towel store.

  • Dogs: maximum of two dogs restricted to the boot room/laundry room areas. They must be under owner’s control at all times. Charge per dog £50 - payable by credit card direct to the owner and prior to your holiday.
  • Additional housekeeping and catering services by arrangement.
  • Good Housekeeping Deposit - £1000 payable direct to the owner and to be settled by credit card. You will be contacted by the owner for your credit card details to cover the deposit that will then be ring-fenced for the duration of your stay. The funds will be released subject to all being well, 7 days after your departure.

    Absolutely gorgeous property, beautifully furnished and includes all amenities needed ie bin bags, crockery etc; and some that you wouldn't even think of- tennis rackets, wellington boots, ice machine! The owner was a pleasure to deal with, so accommodating. The internet signal isn't great in the area, so it's best to email rather than call. While you're staying, you barely notice the lack of signal as the size of the house, pool, grounds and local wildlife keeps you busy! Perfect for a large group/family as good size of bedrooms with mixture of single, double and king size beds. Amazing venue, I'm now trying to think up another excuse to book!

    A most fantastic house, incredibly well equipped, brilliant swimming pool and great garden/play facilities. Evening sunsets over the great lounge were spectacular, but do take anti midge cream if you're sitting outside. On top of everything, Emily was incredibly helpful and made us all feel very welcome indeed. Thank you so much Emily for an incredible week. To sum t all up, 2 of the children said on their way home that it was the best holiday they'd ever had. Thanks

    A wonderful experience for all the family- thirteen of us. A week of glorious weather so most of the time spent outdoors. Enough to do around the house and grounds, but we went out every afternoon around Loch Lomond. Couldn't recommend our stay enough.Thoroughly enjoyed by everyone

    Spent three days at High Wards late September to celebrate my wife's 70th along with 16 family members ( including 5 grandchildren). It was a surprise for my wife & it worked beautifully! The owner (Emily) was extremely helpful both before & during our stay - including judging our fancy dress "do" on the Saturday night. The property was all & more than we had expected - spacious, beautifully furnished, extremely well equipped ( including bikes, scooters, tennis racquets, etc., etc. for the children - & adults!) and a kitchen to die for ( my wife said that not me!!). The children spent most of their time in the swimming pool. The weather was kind to us & we were able to make use of the patio area & bbqs (yes, there are two large ones!). Quite simply, we could not have asked for anything more and would most definitely recommend this property for a similar gathering of family or friends ( or indeed a wedding party). Roll on the next big birthday in the family!

    We were a party of 17 adults and 3 children and I can safely say we all thoroughly enjoyed our stay. There was something for everyone and we were lucky to have lovely weather for the first couple of days. The situation of the house is just perfect easy to get to and not far away from all the local attractions but still the feeling that you were away from it all when back at the house.

    We have just had an amazing week at High Wards, all 19 of us (10 adults and 9 kids). Never a dull moment. Whether the sun was shining or not we managed to keep ourselves entertained, from playing in the pool to playing and exploring out in the extensive grounds. Everything has been meticulously thought of in the house so you don't need to bring anything extra. I would highly recommend it to anyone. Thank you Emily for making this house feel like home, if only for a week.

    The house is out of this world gorgeous. The bedrooms were fantastic. The kitchen unbelievable. The grounds and the scenery magnificent. It was Heaven on earth. We were a family of 21 ranging in age from 10 to 75. No one was bored, there was plenty to do between the indoor swimming pool - a big hit - the billiards room, the bicycles for all and sundry, tennis court, trampoline. The couple who own the house were unbelievably warm and welcoming. The made us feel like family. I would most highly recommend High Wards. I hope to go back there sometime in the future. This was the holiday of a lifetime.

    Having just experienced a long weekend at wards, to celebrate my sisters hen weekend. I must say I felt very spoiled by the breathtaking surroundings and beautiful house. From start to finish I was blown away by just how fabulous this house is, in particular the master bedroom and the main living room with it's celing high window of a stunning view! On arrival we were met by Michele who handed over our keys and showed us round. She was very helpful giving us all the information we needed for our stay. My guests who joined me were as equally impressed with the house as I was, no doubt we will all be talking about this for sometime. I will definitely be making a return visit.

    Wards is a truly superb house. It is spacious, bright, extremely comfortable and a great house for large groups. All the bedrooms are lovely and the master bedrooms are a real treat. The main drawing room has spectacular views and is just perfect for partying. We loved the very large catering fridges in the hallway and the breakfasting area came into its own for those desperate dan breakfasts!! The house was lovely and warm and the wood burning stove in the master bedroom works a treat. It would be helpful to have a local guide book on hand with maps and directions to the Loch which is not on your doorstep. Michele the caretaker was on hand when we needed her and delivered bags of ice when we ran out! Overall a fantastic experience.

    The second time we've stayed at the Wards, and we still love the house and surrounding areas just as much as last year. We looked at alternative venues for this year, but simply couldn't find anything that compared on the same level. I would recommend to anyone looking for a break. Great facilities for young children.     Wards is a spectacularly large house, 17 of us shared the house for a week and there was still plenty of room. The fit and finish is excellent throughout, everything about the house is large from the kitchen table to the massive American fridges. The grounds offer a lot of fun and exploration and the large pond is great for fishing. Without a doubt the biggest hit was the heated swimming pool, definitely worth the extra.
