Set within the North West Highland Geopark, Kinloch Cottage near Loch More in Sutherland provides delightful holiday accommodation in this mountainous, spectacular and unspoilt area of the Scottish Highlands.

This self catering holiday cottage sits on the edge of the loch and enjoys wonderful views from the dining area. The holiday accommodation also boasts an open fire in the sitting room; wonderful and welcoming to return to after a day’s fishing or walking nearby.

There is an extensive variety of outdoor pursuits available for your enjoyment in the area surrounding this holiday rental cottage. Fishing is available on a number of the estate hill lochs for brown trout. Brown trout, sea trout and salmon fishing is also available on Lochs Stack and More. Indeed, included within the holiday rental price is a boat on Loch More for 2 rods. There are a number of dreamy beaches close by for exploring, as well as great scope for hill walking and mountain biking nearby as the Reay Forest Estate is home to famed mountains such as Foinavon, Ben Stack and Arkle. It should be noted though that guests will be asked during the stalking season (which begins at the start of August) to give their co-operation to the estate. Handa Island in the surrounding area will also be of much interest to keen bird watchers.

    This is a very well equipped and comfy cottage in a great location. Cracking scenery and loads of activities to keep you occupied outdoors. Helpful friendly staff with excellent service. This is a superb place for a bit of Highland R&R.

    Kinloch cottage is a lovely house, cozy and clean - however - it is very remote, almost isolated & I really do think that this should be made clear. Luckily, we took food with us as the nearest (very small) shop is more than 20 miles away. The Kylesku hotel is (as stated) maybe 7 miles as the crow flies, but it's a round trip of nearly 60 miles. Having said that, the fishing on the loch was good, and sitting in the evening watching the red deer & golden eagles was great.

    Had a great holiday. Saw loads of deers just outside the garden, fantastic views to. The only down side was the strict fishing rules that were not stated anywhere in the cottage details (were only stated inside the house when we got there which then meant my grandson couldnt go fishing).

    We had a lovely week at Kinloch Cootage. The cottage is beautifully and traditionally appointed. The view from the dining table is out of this world. A great location for hillwalking and exploring the great outdoors.

    Lovely well equipped cottage in the middle of no-where - wonderful! Cottage was chosen in part for the Loch fishing included with the rental, which my partner enjoyed and found the Estate staff to be very helpful. A good base for exploring the North West Coast, Durness onwards was especially stunning. Nearest shop for basic food stuff is about 20 minutes away. Will definitely return and recommend!

    Excellent area, beautiful views, cottage had everything we needed. Added bonus was the boat with motor. Gorgeous beaches at Durness and oldshoremore. Overall stay was wonderful, will definitely book again. The only downside was broken bottles loch side, which our dog sliced her paw on. Plenty first aid supplies in the cottage to get her on the mend but did curtail her walks for the rest of our weeks stay.

    We have often stayed over the years in cottages and houses in this area near Arkle and Foinaven and Ben More Assynt . It was a real pleasure to be warm enough and to have adequate space to dry clothes. It was wonderful to to have a washing machine and washing up machine. More wonderful surprises when there was enough fuel of every sort: wood coal and peat! The only thing missing was a big enough frying pan to fry the trout we caught and a second chopping board other than the bread board for preparing fish.

    As Kinloch Cottage was unavailable for our stay, we were offered Badnabay Cottage instead, so this review is for Badnabay and not Kinloch. However, Badnabay provided us with first class accomodation as a base for our week's fishing on Loch More. Just 5 minutes from the Scourie Hotel and the company of fellow anglers, it was ideally placed to soak in the Sutherland landscape, north and south of Laxford Bridge. It was spotless, fresh and very comfortable, with everything available for cooking and dining. The Estate also provided us with an electric outboard, battery and great advice on the best places to fish Loch More. Couldn't be better.

    we had a fantastic break, the peace and quiet was next to none, the garden was very secure so we had peace of mind knowing our dogs were safe, although we got a bit of a scare on our last night while out fishing ,two eagles were circling us and were getting lower and lower until we realised they were after our toy poodle, saying that, it was wonderful to see so much wild life with the deer coming down to the garden most nights. the cottage was beautiful and very clean, it was also very cosy. the only thing that I would say it was missing, and this is really just nit picking was an ironing board. we would definitely recommend Kinloch cottage to our friends and family.

    Cottage was just as described on website it had everything we needed and the weather was great too. I did lots of walks, some leaving from the cottage, my other half enjoyed fishing on loch more from the boat which comes with the cottage. The whole area was very scenic, we visited Ullapool, Kinlochbervie, Durness, Lochinver, Lairg, Kylesku and Dunrobin Castle. Highly recommend the Kylesku Hotel for eating out.

    The cottage was lovely and very well kitted out. It was really lovely to sit in front of the open fire and to bring along our dog to toast in front of it. Unfortunately the weather was not kind to us and so we didn't do as much walking and sightseeing as we would have wished to. Seeing the herds of red deer wandering past the cottage each evening to graze beside the loch was a great thing to see and we sat glued to the views. We found a wonderful seafood restaurant at the Kylesku Hotel and in their menu they mentioned a twice weekly fish market in Kinlochbervie - but by then we had missed them. It made me think that the cotrage would benefit from a bit more local information about local restaurants, shops and markets

    24 hours in the air and ten great days on the road, so it had to be good and it was! The setting: just the blend we love of lochs, bens, glens, heather, trails, otters and fish. The cottage not flashy just friendly: everything working, the coal scuttle full, the furniture comfy and clean. The 'locals' friendly and the estate staff just like family with 'tea and scones'. A week too short, but with a 'Gathering and Games', the 'Northern Meeting', church at Crathy with the Queen and a nod to 'Auld Reekie' (plus the lure of ten thousand k's in the plane) Kinloch Cottage had served us nobly but home called and reminiscence and planning for the return next year just had to begin.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
