Kioma is an exceptional cottage that offers peace and quiet in a stunning location.

With large picture windows, a patio door, a pretty south facing terrace and lawn, the house has been designed to make the most of the breath-taking views of Loch Tummel and Schiehallion.

Immaculately presented, furnished and equipped to a very high standard, Kioma provides everything you need for a relaxing holiday in comfortable self catering accommodation.

Located in a National Scenic Area with lots to see and do, you will be well placed to tour the Highlands and Cairngorm National Park. Locally you can walk, cycle, fish, golf, sail, even "bag a Munro", or just take a leisurely stroll down the grass path to the loch side. If you are lucky you might see the red squirrels, the roe deer or the fox (but he is a bit shy!)

There is a small local shop in Tummel Bridge (3 miles) and more comprehensive shopping in Pitlochry (10 miles) plus the famous Festival Theatre.

    We found Kioma Cottage to be beautifully positioned with a lovely view, it is nicely furnished, comfortable and has a practical layout. There is extensive wild life in the grounds and its location makes it perfect for a base to view autumn colours and for generally visiting the Pitlochry area. That said we ventured as far north as Inverness and east through Glen Shea to Balmoral, Crathie and Ballater. A lovely week thank you.

    Kioma is located in a fantastic spot overlooking Loch Tummel approx 25min (7 miles) car journey from Pitlochry. Lovely, well equipped clean and spacious property. Completely private gardens visited daily by all manner of wildlife including Pine Martens - if you love nature, wildlife and stunning scenery then this is the place for you.

    The cottage is ideal for exploring Perthshire's beautiful unspoilt countryside, whether you want to do some hill walking,exploring, bird watching or sight seeing. The cottage is comfortable and equipped with everything you need for a self catering holiday. We stumbled upon "House of Bruar" deli section and enjoyed eating all the delicious home cooked meals.

    An excellent property and superb location, practically every item needed was provided, especially a very well stocked kitchen. The location on the loch was extremely desirable and provided beautiful vistas each morning and evening. We would have liked to stay longer as we did not seem to get to much time in the cottage due to being out each day. But overall a lovely holiday that I would certainly recommend.

    Kioma is a lovely house, extremely private and perfectly situated alongside Loch Tummel, a 10 minute drive from Queen's View. We could easily have spent our time just sat beside the large picture window looking at the beautiful view of the loch, or watching the wildlife in the garden (birds, fawns, red squirrels, pine marten). If you want to travel, the A9 is within 20 mins and an easy 2 hrs will get you to Inverness and the Highlands or down country to Edinburgh and beyond. We visited Roslyn Chapel and Arbroath. Both took us 1.45hr. Had we have stayed longer than a week we would have revisited Inverness and Glen Coe. If you don't want to travel that far then Pitlochry is a lovely shopping area within a 20 min drive. We had a couple of lovely meals at the Loch Tummel Inn which is within a mile from Kioma and the fish and chip shop next to the Co-Op in Pitlochry is worth a visit! We would definitely stay at Kioma again.

    The location is perfect for scenery or wildlife and little or no travel is needed to get a taste of the best that Scotland has to offer. Pitlochry and Aberfeldy are handy for provisions with Dows of Aberfeldy recommended for home cooking and baking. Plenty of shops in Pitlochry which has the Festival Theatre as their jewel in the crown for entertainment, dining and giftware. The Green Park Hotel also highly recommended for fine dining. Away from the two towns are The Killiecrankie Hotel and the Logierait Inn are highly recommended for a quality lunch/evening meal. The newly reopened tea room at Amulree also providing excellent fare seven days a week.

    Just the most beautiful house in the most beautiful location. Maintained and equipped to a very high standard - everything you could possibly need - and with such a wonderful view outside the window. Plentiful wildlife on the doorstep. Good food at Victoria's in Pitlochry. Interesting visit to Ian Burnett's chocolaterie near Aberfeldy (+ excellent coffee and buns). Also of interest is Karelia craft centre near Fortingall - a truly high-class stockist (and courses to book) of everything for knitting, quilting, embroidery etc plus good coffee. For a special occasion meal try the Barley Bree at Mutford, south of Crieff, or Cafe Tabou in Perth.

    Kioma was the best self catering cottage I've ever stayed in. Most don't supply detergents or tissues, Kioma did. A great deal of thought has gone into the utensils and crockery. Although the cottage is for six people the owners supplied enough of everything to feed twelve people. This meant we could fill the dishwasher before using it. The Sky box and broadband were superb finishing touches. I'm glad you aren't asking for anything we found disappointing because there was nothing. If I was starting a holiday cottage business Kioma is the standard I would hope to achieve. May I suggest though, if in the future it would be possible to make the lower bathroom into a wetroom, people in wheelchairs would be able to use it. The changes needed for disabled access would be minimal in this cottage. ( The views and the silence this cottage offers should not just be for the fit and healthy)

    Kioma is a fabulous property and I can't fault it! We have stayed twice and each time the house has been spotlessly clean and comfortable. Plenty of parking, lovely grounds - though perhaps not suitable for young children becacuse of the steep slope down to the loch, but it is fenced. The house is spacious and the kitchen is wonderful, with more than enough crockery and pans etc all in great condition. There is basic Sky TV and the house is WiFi'd, a great addition. (a bigger TV might be a bonus) Phone signal is excellent there as well. Lots of wildlife of all sorts, a special treat are the pine martens. It is a bit isolated though, with the nearest shop about 3 miles away and Pitlochry for supermarket shopping about 10 miles away. Lovely and quiet, fabulous views and a wonderfully comfortable house. What more can you ask?

    If it's peace and quiet you want, look no further. Enjoy the privacy and solitude of this detached property located well away from the road, surrounded by greenery, but with the bonus of lovely views up and down the loch. The property was clean, comfortable and functional, the bright and airy lounge being the focal point with its large picture windows and patio doors framing the views. Watch out for the wildlife in the garden, we were lucky enough to see Red Squirrels and Pine Martens feeding just yards from the house. Although the property is al little out of the way, a ten minute journey will get you to the bustling town of Pitlochry. Relax, soak up your surroundings and enjoy.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
