As you drive off the main road and gently meander through the breathtaking glen towards Loch Avich, time melts away and those blissful childhood holiday memories return. You will not be disappointed, as nestled amongst this beautiful 3,200 acre Argyll estate, lies Lochavich House, the perfect self-catering holiday house and a much loved family home, with its mesmerising views over Loch Avich and to the mountains beyond.

Lochavich House is a warm, comfortably spacious Victorian Lodge with a traditional feel, maintaining many of its original features and provides the perfect place for large parties or family gatherings. The light, elegant drawing room, with its welcoming log fire, enjoys spectacular views across Loch Avich and is the perfect refuge for relaxing, playing games or for good old fashioned conversation. The informal family kitchen, with its four oven AGA provides ample space to prepare dinner and is conveniently situated next door to the large formal dining room. The charming dining room creates the perfect atmosphere to while away the night, enjoying a fine dinner and a good bottle of wine. However, the pièce de résistance must be the games room, with its full sized billiards table and table tennis offering hours of entertainment for all ages. Adjacent to the house is a delightful, cosy cottage. This has been recently renovated and provides an additional five beds, bringing the total house capacity to 17.

Smaller parties of 10 (+2) are offered a reduction of £300 to rent the house only.

    Loch Avich House and Cottage reviews
    Very peaceful week. The cottage was very warm. Spent most of the time in the kitch. The snooker table came in useful on the last night to help relax for the journey back. Will definitely book this again. The weather was sunny every day apart from day we left.

    My family and I enjoyed a memorable Christmas at Loch Avich House. We cooked grand feasts on the Aga stove, ate in the elegant dining room and played scrabble and charades infront of the open fire in the evenings. Sitting on the front lawn in deck chairs drinking whiskey and eating shortbread on one particularly sunny afternoon, shooting the breeze and soaking in the sublime view was a real high point. We played pool and ping pong and walked each day down to the loch whatever the weather. Having no internet was an unexpected blessing. The house is comfortable, warm and generous. Our Christmas was all I hoped it would be, a wonderful family time in a beautiful isolated place. Thanks to Tom and Mairee for their help and advice throughout our stay.

    Thoroughly enjoyed our stay at Loch Avich House. The house itself was fantastic in a stunning area with sensational views. The fact that there is no internet signal also really gives you the chance to enjoy this. It was a great place to bring all the family together and there is plenty to do once you're there.     Thanks for a great stay in Loch Avich House. It's a beautiful property, with spacious rooms, ample bathrooms, a well equipped kitchen and plenty to do for young and old (even if the weather keeps you indoors!). No mobile signal, but that was a blessing in many ways! The area was great for walks and we took several trips to a great little cafe (where the whole community seem to congregate) in Dalavich. On one evening, the local Kilchrenan Inn brought dinner for 15 to the house at a very reasonable price and when we wanted something even more special, The Fisherman's Kitchen brought us a fully catered fine dining experience all the way from the Isle of Seil. Both were booked in advance, but were excellent and took a little of the pressure off self-catering for 15. Many thanks also to Mrs McPhee (and family) and Jamie Richie for all their help along the way.

    The house is set in a very beautiful area. The house is large and spacious. We had a great time our party of 11 adults, 5 kids and 3 dogs. The downstairs of the house was tidy but the upstairs needs some work - there was damp in most of the bedrooms and one of the bath's in the main house was unuseable. The cottage was slightly damp and had a funny smell of not being used a lot. The water also runs through the taps brown and although I understand that this is normal in some parts of Scotland (not that I have ever encounted it in any of the other houses we have stayed in at the side of Lochs') - I think it is something that should be mentioned when booking as I felt uncomfortable using the water for my 8 month old - ended up spending a fortune on bottled water. All in all we had an enjoyable holiday and the grounds were fantastic - I wouldn't book this house again though.

We're sorry about upstairs, we have a constant battle with the Scottish weather. As this season ends we have builders moving in who will hopefully remedy the damp patches. They are also revamping two of the bathrooms. We take water safety very seriously and agree with you that it should have been mentioned before booking that like many large, remote houses we have a private supply. This water is tested every year by the local authority and must pass strict standards. It goes through a series of filters and uv light and is completely safe. We hope you continue to have exciting adventures in the highlands with your family."

    The perfect place for our family of 15 to celebrate a special 70th birthday! This house is perfect for a large gathering. It is very comfortable, warm, clean and well equipped with everything, but everything, you could possibly want for an amazing holiday. The layout of the house is interesting and fun to explore, with quiet corners for doing mammoth jigsaw puzzles on a rainy day, as well as lovely space for family games, chat and relaxing at the log fire. The views from all the rooms in the house are amazing at all times of day, but especially the morning views of mist on the loch followed by unforgettable sunsets. We spent a lot of time just sitting in the lounge drinking in the views. We enjoyed our stay from the first moment of arrival with a warm welcome from Mrs Macphee, fresh flowers in the lounge and kitchen and a delicious surprise chilling in the fridge! We enjoyed cooking in the warm, cosy kitchen and the young people discovered that life is possible - and enjoyable - without wifi and screens! We didn't notice the occasional rainy day, finding plenty enjoyment in all the lovely walks and cycling tracks available right from the door of the house, and then coming back to have hours of fun in the games room. All three generations of the family had a super holiday at Loch Avich, but we didn't manage to find the secret path to the shore. This could be the perfect excuse for a return visit!

    We have had a wonderful trip to Loch Avich House with 17 for my fathers 90 th birthday. House very comfortable and well equipped. Wonderful house keeper who was so helpful and kind. Lots to do for young and old, the games room was a real bonus. The location is very remote but absolutely stunning and everyone wants to do it again next year.

    Loch Avich is perfect for a family get together. It really is as lovely as it looks on the website and is one of the best holiday homes I've stayed in. The location is superb. Although spacious, it is a comfortable and cosy house, and so well equipped. The large dining room made it easy to have meals altogether. Even in wet weather you can sit in the drawing room, log fire blazing, and looking out at stunning scenery. The drying room was essential! We all loved the fact that there is no mobile signal or wifi connection; and the games room was brilliant. The cottage was lovely too. There is a beautiful walk across the road from the house which goes to Loch Scammadale. The hotel/pub in Kilmelford is friendly and has a great selection of coffees and hot chocolate as well as stronger beverages! We also liked the Rowan cafe in Dalavitch - fabulous breakfasts and good home made cakes. All 17 of us would love to go back some time..

    The location was absolutely amazing with fantastic view to the Loch. The house was clean and tidy and the kitchen really well equipped. We spent many fun hours in the games room and around the fire place. We would definitely love to go back again and would recommend it to anyone. Also nice surrounding area for hiking.

    The location of this cottage, even by Scottish standards, was quite exceptional sitting prominently above the loch. The main house has been tastefully maintained to give a thoroughly homely feel to it where adults and children may feel free to enjoy living there. The facilities were truly exceptional and provided absolutely everything - and beyond - that holidaymakers may require. The games room was perfect for all the family and was well used. But now to the views. Whether the glorious lounge to the upstairs games room the views were stunning with the house and cottage set on well manicured gardens rolling down in the direction of the loch. The cottage we also used as we have a fair sized family and was quaint and well equipped. Mairi looks after the properties for the owners and she was charming and very helpful and we really appreciated meeting her. Will we return? Of course.

    Lovely holiday in the fantastic Loch Avich House and it's surroundings - we all had such a great time! The house literally has everything you need and makes for a comfortable and trouble-free stay. We loved the views from the lounge, sitting room, bedrooms and even the games room! None of us have missed the TV, mobile or internet and the week went far too fast...... A big thank you also to Mrs McPhee and Craig for looking after us so well. We were all very sad to leave, but we will always remember the wonderful week we had at Loch Avich House....

    Our family, 15 of us with ages ranging from 7 to 75 came together to celebrate a Golden Wedding and chose Loch Avich house for a week in August. The holiday exceeded all expectations. The wonderfully spacious home and cottage graciously furnished without being intimidating, the games room which gave endless pleasure to both young and old, the large well kept grounds a venue for "kick the bucket", evening pimms on the lawn, rounders and on our last night a hilarious attempt at the eightsome reel. Beyond the house we fished (7 brown trout), hiked, picnicked, swam in the loch and falls, messed about in the boat, cycled - endless enjoyment right on the doorstep and costing nothing. The weather was good, the midges virtually absent and the lack of TV, mobile or internet reception barely noticed even by the teenagers. We were welcomed with flowers and wine by the wonderful Marie McPhie and together with Craig Haxton they helped and advised whenever we needed it. What a holiday! Thank you, thank you, thank you.     Loch Avich house and Cottage is a truly magnificent place to spend time with family and friends. We spent one week of heaven up there,and had a fantastic time . The house is a beautiful piece of history ,the grounds lush and so well kept,but what really captured us is the views ,absolutely breathtaking ! We really could not have asked for more ,space galore for 17 of us to enjoy ,gorgeous dining room where we had great family dinners, just amazing ! The drive up to the house is a little long winded and can be quite tricky so make sure you arrive with all you need to get through first night and morning ,we didnt and had to drive back to Oban straight away to get our shopping ,which was tiring .But after few days the trip is not half as bad ,and Oban is delightful,with seafood in abundance .....delicious ! This is probably my best vacation yet ,and i do put that down to the magic of this house and the surroundings . I am determined to go back and will be recommending this to everyone looking for a large family holiday in a wonderful location. LEFT MY HEART AT LOCH AVICH HOUSE !!

    A lovely family house in an amazing situation. It is well appointed and very comfortable. We liked the fact that everything was included in the price, no extras. Mrs Mcphie and Craig were very helpful and friendly. We were lucky with the weather, rather remote if you had to go out all the time but we enjoyed just the surroundings. One thing - it would be helpful if the house name was more easily visible fromthe road,, several people drove past it.

    The location is unbeatable if you are looking for a break away from it all - the views are stunning, and the house itself extremely comfortable. There is something for everyone - children and adults alike love the snooker table and the table tennis when it rains (as it may well do..) - lots of games and books. Don't be in a hurry to get anything or anywhere, the roads are narrow and life is lived at a slow pace which is great! Would have been 5 star but there was work going on to the attached cottage which was not great. Having said that, would not hesitate to go back! We were all sorry to leave, which included our technology obsessed children!

    We had a brilliant week end at Loch Avich, setting is absoulutely stunning as the house commands amazing views. We had 5 children in our party from age 1 to 6 and they all had great fun in the garden and out on bikes which we had hired. The house is comfortable - the kitchen a bit "rustic" but fine for a big party with lots of children. Would thoroughly recommend this location as setting is unbeatable.

    we (a group of six adukts and three children) stayed one week in loch avich house. everything was perfect including the warm hosts mary and craig and the weather. even with bad weather the house is worth to stay because you feel at home right from the beginning.

    we have stayed in a wide variety of Cottages-and-Castles properties over the years, from basic (in relative terms!) shooting lodges to very luxurious houses sleeping 24. Loch Avich is one of the best: big enough to feel grand, small enough to feel like home. The accommodation and facilities are excellent and the house-keeper and other local staff welcoming, friendly and very helpful: there when we needed them, invisible when not. The location too, is first rate: wonderful views across the loch, plenty of peaceful walks, enjoyable grounds and (for the inevitable day of rain) pleasure for all of he family at the billiards table! We certainly intend to return before too long.
