Whatever the expectations for your trip to this glorious part of North Eastern Scotland we can promise you a few good things; honest quality and simple, understated luxury all in the very special beating heart of Speyside whiskey country.

The house stands on the Ballindalloch Castle beat of the River Spey and has been built to focus around a central sitting room and family kitchen, with the bedrooms off in separate areas. There are two downstairs double bedrooms with en-suite bathrooms, a small nursery room with a cot and two doubles upstairs with a shared shower room. All beds are of high quality and have luxurious freshly laundered linen.

The house has all the necessities that you would expect as well as a log burning stove and a three oven Aga.

There is an extensive and fully enclosed garden with direct access to the banks of the majestic River Spey; the spiritual home of many a fisherman. The house faces Ben Rinnes to the east and the Cromdale Hills to the west. The Speyside Way is also close by; this long distance route links the sea with the mountains and follows the valley of the Spey running 84 miles north to south.

Aberlour is our nearest village, which is 9 miles and provides all the facilities you would need, including the fabulous Speyside Larder. There is also a local PO, garage and small shop with a small hotel nearby which serves good bar meals. Generally it is a 10 -15 minute walk, past the 9 hole golf course and over the bridge of the River Avon.

The sunsets are breathtaking and when the night sky is clear you will be mesmerised by a crisp and celestial show of northern hemisphere starlight. It is not isolated or remote but it is very, very quiet.

There are lots of things to do for everyone but essentially we hope you will simply enjoy this magical corner of the Highlands and explore it for yourselves.

Although access to the house will be kept clear in winter, snow and icy conditions will necessitate a four wheel drive vehicle.

  • This well appointed, secluded but accessible property is situated within a large fenced garden alongside the River Spey; walks abound. There is a 9 hole golf course, P.O. garage, local shop, hotel and distillery all within a short walk and the local small town is just 8 miles away. RSPB, Castle, 2 ski resorts, Childrens Adventure park, Cairngorms National Park, fishing, golf, beaches, more distilleries and good restaurants are all within a decent driving distance.

    The property sits in its own land close the the river Spey. Everything in the property is good quality and is maintained both inside and out by an attentive team. Long walks along the Speyside Way are a feature and along the way look out for dear rabbits owls and bats also fish in the river spey. Locally there is a shop/post office and garage for basic needs. The distillery just around the corner is a must to visit- take the tour. Plenty of other distilleries on the Whiskey Trail are worth visiting. This location has it all countryside, peace and quiet or plenty to do all around.

    Another fantastic holiday at Lower Burnside,although the weather wasn't kind to us the house made up for it.Lovely and cosy inside with the addition of the log burner.House is always immaculate and spotlessly clean.Love the large kitchen with the Aga,really well equipped with everything you would need.Aberdour 9mls away has supermarket and different shops,although we prefer Grantown on Spey excellent Co op butchers and bakers approx. 15 mls.Ballindaloch post office and shop ,very friendly and has newspapers and basic needs.     We have stayed at Lower Burnside many times and try to book at least once a year.Fantastic house,well equipped,spotless and really cosy with the Aga and wood burner.Peaceful with only the wild life on your doorstep,seen a red deer just outside the kitchen window and the owls hooting,truly magical.Supermarket and shops only a short driveaway in Aberlour or Grantown on Spey. Owners are very helpful if you have the need to contact them. Roll on next year.

    Hi, we had a lvely week at Lower Burnside. A gorgeous cottage in beautiful surroundoings. No issues at all with the accommodation other thantwo small points for future reference really: 1. Wheelie Bin. This was completely full on arrival. I can quite understand diffuclties with regular collections in the Highlands (2 weekly possibly?) however this creates difficulties for new guests. We had nowhere to llace our own rubbish, as nightime animals meant we had to retain full bin bags in the garage until the day we left - not particularly ideal. Maybe another wheelie bit can be sourced? The issue certainly needs to be addresssed for future reference when someone is paying for high quality accommodation like this. 2. The flowers on the Kitchen table in the vase were presumeably lovely when in their prime, but had died and looked a little sorry for themselves on arrival - drooped and sad! I am sure that the people who do the house clean etc. must have just missed this but it should probably just be mentioned. Again it was just a little thing which wasn't consistent with the otherwise high quality exoperience. Other than that - a great week. thank you

    This house has plenty of room, well equipped and is tucked away beside the river Spey- all the outdoors anyone could desire. Walks along the Spey-way spotting the local stations from days of steam. Numerous distilleries to visit- one of which is on the doorstep. Wildlife are everywhere to enjoy. Do not forget to get your shortbread fix at the factory shops near by. The weather changes in a blink of an eye. The surrounding hills change colour like an kalidescope. This is a highly recommended location at whatever time of the year. Remember your wellies and a four wheel drive car in winter. Enjoy.

    This is the second time that I have stayed at Lower Burnside. I picked it for its location which is rural but still within distance of the local villages and near enough to attractions that I want to visit. I have family in Elgin and Mosstodloch, so a great place to relax, unwind and entertain. The place itself is lovely, peaceful and private, which is ideal. There is plenty of space and room and I loved the Kitchen with the AGA. Its right on top of the River Spey, so had many lovely walks, watching the wildlife and the Fly Fishing.

    Second time we have been lucky enough to stay at Lower Burnside. The house is luxurious. The kitchen is a great space to sit with your loved ones enjoying the views out both windows at breakfast. Dinner time very cosy too. We discovered the Craigellachie Hotel this time. Fantastic will go back.

    The house is in perfect condition, fitted to a very high standard in all areas. The kitchen is large and has everything you could want. It opens out onto the well maintained gardens of the house with glass doors facing east to allow in the morning sun and west for the evening. The bedrooms are all again spacious and well appointed as are the bathrooms. The sitting room is super cosy with a really efficient woodburner. There is a bookcase full of both reference books of the local area as well as many novels to read and board games to play. The wifi is also excellent in the house and allows for quick downloads as well as Skype phone calls without any problems should you need to make them. When sitting outside it is silent but for the sounds of wildlife, and I mean silent. You feel remote and far away from city life. We saw stoats, voles, buzzards, all in the garden. The nearest decent town is 15 mins drive to stock up, otherwise the usual supermarkets are about 30 mins drive. For family holidays, summer or winter, I would recommend wholeheartedly. The owners are friendly and helpful and happy to speak on the phone for any questions you have. If I get a chance I would book again.

    What a lovely home from home, five days early august with a party of 8. Loved the views from the kitchen, that mountain is different everytime you look at it, and been able to walk down to the banks of Spey, magic. If you are going to do a distillery than you will not get a better tour than those offered in Aberlour. We had a lovely walk up to Knockandu Wool Mill, nice cafe and great on-site produce products. Lower Burnside is simply stunning, bit sad to leave and wished we had booked the extra couple of days to make it a full week. Fab!!!!

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
