Perched above Coldingham Beach near Eyemouth, this renovated seaside home, now three properties, Old Manor being the middle one;  with 19th-century connections is a short stroll from the shore. Sleeping ten guests comfortably across four bedrooms, this happy hideaway offers spectacular sea views and spacious elegant living. It’s perfect for large family get-togethers and makes a wonderful backdrop to your picture-postcard holiday memories together. The surrounding Scottish Borders region is utterly charming with quiet country lanes and scenic road drives, plus historic towns and fishing villages to explore along the way.

On arrival, step in from the front garden where guests are treated to a warm welcome at this stylish abode. Inside, you’ll find bright and airy interiors throughout with calming neutral tones, large picture windows with coastal views, and contemporary flooring in this enviable living space. There’s a distinct air of New England style complemented by beautifully designed furniture and furnishings to give that cool coastal feel. The welcoming owners have thought of everything: laundry appliances, a travel cot, even beach towels so you can save on packing for your stay, and there’s plenty of space for group gatherings or quiet corners for catching up on a favourite book.

On the ground floor, you’ll find the open-plan kitchen/dining area and perfect spaces to cosy up. Relax by the living room bay window, curl up near the toasty wood burner or unwind with a film in the TV room. It’s easy to kick back and relax in all seasons here with the bright sun-filled interiors. Artists in your group may be inspired to paint the wonderful views from the cosy sofa, or perhaps to emulate great Scottish bards and compose a wee poem or two! Rustle up delicious feasts on the range cooker for the crowd to enjoy in the open-plan kitchen and dining room, thoughtfully designed for sociable mealtimes together. Upstairs, you’ll be delighted to find that the super cosy bedrooms are all en-suite, so it’s easy to snuggle your way to slumber. Choose from two king-size bedrooms and two twin bedrooms. Two single folding z-beds are also available if needed.

Outside, you’ll find a private enclosed front garden where there’s a seated BBQ area for al fresco dining with sea views, plus a rear garden. Discover the secret path that leads down from the garden to the pristine beach below and enjoy fabulous coastal walks. You’ll also find a surf shop, beach cafe and lifeguards by the shore, while dolphins have been known to make an appearance too! For lazy lunches and afternoon wanders, enjoy hotel dining, craft shops, and cafes within walking distance, plus village pubs within a mile.

Take a short stroll to St Abbs village for morning coffees or brunch with fresh fish, delicious crabs and fresh oysters to savour, and visit the weekly craft market where you can source local arts, crafts, gifts and home-baked treats (April to December). The region also hosts occasional pop-up markets in nearby villages. Hiking guests will enjoy the amble onwards to St Abbs Head which offers clifftop walks with breathtaking views.

Head to Eyemouth (4 miles) where you can enjoy Whisky Galore moments in the local pubs which share wonderful tales of smugglers past. Or walk into Coldingham village (1 mile) which has ample eateries to try. Get surf lessons next door at the local surf school and show off your new skills in Coldingham Bay. Take a drive to bonnie Berwick-upon-Tweed (13.5 miles), where you can all enjoy the town's ancient wall walk, a 3-mile circular walking trail running from the coastline around the walls and its Elizabethan ramparts. At the end of this trail you can reward yourself with refreshments along the town's sandy shores or explore its wonderful shops, galleries and museums. For longer jaunts, join the Berwickshire Coastal Path at Cockburnspath (11 miles), which runs for 30 miles to Berwick.

A fantastic property in a great location with incredible views over Coldingham Sands. Would love to return in the warmer months to make full use of the beach.

A brilliant spot for an extended family get-together. Spacious, tastefully furnished & decorated, beautifully clean... and such a magical position with views onto the bay and beyond. The whole experience was much enjoyed by all. We'll be back!

Great accommodation for a family get together of 6 adults and two children. Fabulous views from bright airy rooms and easy access to the beach. One of the best kitted out holiday houses we have experienced.

A very nice house would recommend as the view's are great. alot of room for a big family. This house has good walks around the bay. We got a tesco delivery to the house as not a lot of shops around. Everyone around the area are friendly.

An absolute gem. Bedrooms large and comfortable; house has loads of space; view from lounge over the beach below is beautiful; the sun-trap table at the other side of the property was a lovely way to soak up the afternoon sun; an added bonus is the second TV (with video consoles) in the downstairs second lounge / additional bed space.
