This wonderful house sits just above Coldingham beach with a secret path that takes you down on to the beach and the coastal walk. It is a renowned blue flag beach complete with surf shop, lifeguards and beach café, and on the day we visited, a pod of dolphins completed the idyllic picture!

The bedrooms are all en-suite - simple yet luxurious with perfect crisp linen. The house can sleep an additional 2 people on either 2 single Z-beds or a double sofa bed. The spacious dining room/kitchen is modern and attractive ensuring sociable meals prepared and enjoyed together.

With garden to front and rear, you can BBQ and eat outside or enjoy the sunshine in the seclusion of the enclosed front garden.

Mostly, however, you will be entranced by the views and the sea and the perfection of this house.

    Old Manor reviews
Have been going to Coldingham since I was a wee girl and after travelling the world its still one of the most magical and special places to me. I didn’t think I could love the place anymore but the old manor just did. The house is fabulous - what sets it apart from other self catering accommodation in the area is not only the spectacular setting and views is the attention to detail in the house....everything is modern, high quality and clean. It feels like a home from home. The welcome biscuits and Prosecco are a lovely touch
Owners Response: "I’m so pleased to hear that you had a lovely time at the Old Manor in Coldingham and that you enjoyed your holiday in our seaside home. Thank you very much for your lovely review. My sister and I have been coming to Coldingham with our families for many years and it’s as you say a magical place. I do hope we can welcome you back again sometime soon. Suzie & Sarah"

It was the perfect spot to come with a group of friends. Enough room to all be together or alternatively find a quite space if needed. The house met all our needs comfortable, well equipped, light, spacious, cosy and beautifully decorated. Just a short walk to the beach and on the coastal path for those who wanted a longer walk. Remarkably, for a February weekend, the shone the three days we were there.
    Ms Lowden - February 2018
Beautiful house , garden, beach and surroundings. We all enjoyed the holiday and the weather wasn't too bad. We were in the sea with the boards and swimming.
    Mrs Jessop - July 2017
Probably the best holiday house we have stayed in terms of location, space & quality of the interior furnishings & fittings. It is clear a lot of money has been invested in this house but strangely there were no locks on the bathroom or toilet doors. We have given a 4 star rating but this could easily be increased to 5 star by improving the grass area next to the sitting room, which we feel is an under utilised space to a decking or raised patio seating area, a bit of weeding & TLC to the well laid out raised beds & lawn area at the entrance to the house & improve the parking & egress from the house.
    Mrs Smith - July 2017
Spacious and well-equipped house with lovely views over Coldingham Bay. St.Abbs village is walking distance from the house, Ebb Carr's cafe is great for lunch. An added excursion to St.Abbs Head is well worth the effort with impreesive views and airy cliff top paths. The Borders is an excellent area to explore - empty roads and historic towns.

We all had a fantastic week in the Old Manor, it was perfect for all ages, children loved their own little room with TV and games console. Adults loved sitting in the lounge looking out at the fabulous views.Coldingham is a very pretty and interesting village with good eating places.
    Mrs Beattie - April 2017
The Old Manor had everything we needed for a family holiday with three generations - loads of space for all our paraphernalia, loads of towels for beach and baths, great bedrooms and lovely views, and a secret path down to Coldingham was dry and sunny. too, which was a bonus, but there were plenty of games and dvds in the TV room in case of poor weather. Everyone voted it one of the best holidays ever- and definitely the best holiday house we've stayed in.
    Mrs Rodger - April 2017
the property is very smart in a lovely location. Highlights The beach!! Excellent icecream . A short walk through to St Abbs for coffee in the morning. fresh fish, lobsters and crabs from Eyemouth (or stop a local in st Abbs!) the local butcher in the village Paxton House, the wall walk , Berwick upon Tweed. No mobile phone signal! though the house does have internet which was fine for those who still had to contact the office Lows English(Berwick) supermarkets close at 4pm on a Sunday....Darn...had to have fish and chips from Eyemouth - again
    Mrs Cradock - August 2016
The WOW factor for The Old Manor hit you as soon as you went through the front door. Everything that was shown on the web site was so accurate I couldnt believe it. We had plenty of room (with 8 adults and a wiry grandson - he even had his own Games room when he got fed up with us!). The views from the lounge were spectacular and being blessed with the weather you couldnt ask for more. We had planned a fun packed weekend for my husband's 70th - dressed up as pirates and made our way to the beach where we not only astounded the locals and visitors but had sandcastle competitions etc. followed by a BBQ at the house. On the Sunday the theme was Christmas and would you believe it we were spoiled for choice whether to eat in our out with games a plenty. This house would suit all age groups and I cannot recommend it enough. It was hard to leave on the Monday therefore it will be so easy to go back. Thanks to Suzie and the team at Cottages & Castles for making it a seamless process from beginning to end.
    Mrs Liston - June 2016
A lovely big house that was great for our families on our long weekend (ages 60 - 8) The walk down to the beach was reasonably easy and although swimming in April was not my idea of fun, the younger members of the group did try it! The road to the beach also suited our wheelchair user and we all managed to build sandcastles and fly kites together. Our more energetic members walked along the Berwickshire Coastal Path and enjoyed the fantastic sea views. The house itself is well furnished and was ideal for all of us. Thanks. The McNeil girls and families

The accommodation and setting is fabulous. Wonderful views of the coastline and a very peaceful environment. The Old Manor is a superb holiday resort; has everything one needs and was spotlessly clean and inviting on arrival. Thank You.
    Mrs Smith - October 2015
This has the feel of an old manor house with large rooms and high ceilings but has been tastefully modernised with en suite facilities as well as a downstairs bathroom. The furnishing are high quality in all the rooms. We would have appreciated a tv in at least one or two of the bedrooms. The wifi doesn't penetrate the thick walls to reach some rooms. We were a group of retired friends so probably in more than a younger group. The owners were very helpful by phone and email. The setting is unbelievable on a very beautiful coast with fascinating beaches and harbours within walking distance. The old school tearoom in St Abbs is great as is their weekly craft market.
    Ms Bell - June 2015
Sitting above Coldingham beach, The Old Manor has recently been renovated and offers commanding views of the North Sea. Huge , light-filled rooms decorated to the highest standards and a view which stretches out over the sea. We took the secret path that takes you down from the house onto the blue flag Coldingham beach and although it was the first weekend of November, we struck lucky with blue slies and a mild- yet still crisp - weekend. So mild , the four kids (ranging from five to three) thought nothing of a full on splodge in the bracing sea . Coldingham is something of a surfers' paradise. A less busy Devon. There were plenty of wet-suited bodies bobbing in the waves on both days . We stayed in the Old Manor with another family but it would also be great for adult groups too for a short break.
