For get-togethers and special occasions, this wonderful property, sleeping 24 guests, boasts spacious accommodation close to the rugged coast and scenic countryside.

 

Situated on a quiet street within walking distance of Kirn village, this large three-storey Victorian property is perfect for groups of guests who love the great outdoors, with the spectacular Cowal peninsula and the Argyll countryside in reach. Sleeping up to 24 guests very comfortably across ten bedrooms, it’s a wonderful place to mark a special occasion or simply to gather and enjoy all that this bonnie region has to offer.

Step inside this traditional country-style home, which is set back from the road. You’ll love the house features, from the high ceilings and dark wood panelling to parquet floors. There’s a choice of three spacious sitting rooms so everyone can find their favourite neuk, whether that’s with a favourite book or caught up in fun banter with your group. Culinary guests will appreciate the kitchen which offers a Range cooker and a separate, well-equipped pantry - fantastic for catering needs. There’s also an impressive dining room overlooking the pretty garden which can be set up for everyone to come together and enjoy memorable family meals.

Step inside where a warm welcome awaits guests for the most relaxing of holiday breaks. Unwind in the drawing room by the gas coal fire and Smart TV with Freesat. Enjoy a favourite book in the snug which has a warming multi fuel fire and TV. There’s also a more spacious area for you all to gather in the family living room where there’s a further gas fire and TV.

Prepare delicious feasts in the well-equipped kitchen, source ingredients from the convenient pantry, and serve dinner in the spacious dining room. There’s also a bathroom and a laundry room on the ground floor.

Unwind in the living room and enjoy TV time, where there’s a gas fire, or catch up on a favourite book away from the crowd in the separate TV snug where there’s a multi fuel fire to stay toasty.

After long days out, the bedrooms are a real treat; nine of the ten rooms are en-suite and made for cosy slumbers. On the first floor there’s a twin en-suite, a single bedroom, a family bedroom en-suite, a double bedroom en-suite, and a family bathroom.

The second floor has a family bedroom en-suite, two double bedrooms with en-suites, and a stylish suite with its own sitting room, sofa bed and en-suite.

The third floor has two twin bedrooms, each with an en-suite.

Step outside from the dining room to the private walled garden where you can relax and enjoy a BBQ under the stars. You can also see golfers on the neighbouring 18-hole Cowal golf course from the comfort of garden chairs.

Enjoy a scenic walk from your doorstep in Kirn village as you stroll along Marine Parade towards the welcoming seaside town of Dunoon (1.5 miles). There you can enjoy shops, eateries, leisure facilities, a cinema and simply absorb the magnificent views of the Clyde Estuary and beyond. Kirn village and the surrounding area of Argyll is renowned for its spectacular rugged coastline, tremendous hills, mountains and loch scenery plus historic sites, friendly locals and exciting outdoor adventures. You can head to the ferry terminal here (0.5 miles) where you can cross over (in about 30 minutes) to McInroy's Point. From here, you're in easy reach of Clyde Muirsheil Regional Park, a wonderful landscape of dog and family-friendly board walks and rugged terrain in the Renfrewshire hills. Enjoy the finest Scottish heather-clad terrain, sightings of rare birds of prey, and moorland scenes; there's also a picnic area for BBQs. More locally, go golfing at Cowal Golf Club next door, or try fishing, horse riding or quad biking. Discover the sandy beaches and rugged shores nearby and across the water. Visit the Castle House Museum (2 miles), Queens Hall which hosts events (2 miles), or Benmore Botanic Garden (7 miles), known for its collections of rhododendrons and conifers, plant collections from far-flung destinations in the Orient, the Himalayas, and Americas. Red squirrels and sparrow hawks also frequent this area and you could even charter a private yacht (4 miles) and set sail on these sparkling shores.

Ideal for a large family group (we had a party of 20+, including kids from age 5-16, stayed over New Year and to celebrate a 50th birthday). We loved staying at the property, plenty space for everyone to enjoy. Bedrooms comfortable. We would love to come back some time in the future!

We chose Croot's Hoose so 4 families could be easily accommodated and it worked perfectly. Everyone commented on how clean and comfortable the beds were. The shower rooms were spotless and the kitchen(s) were very well equipped. All 16 of us were able to sit together every evening for a meal. The garden was perfect for dog, children and adults. We had an excellent holiday. Suzie Croot was very friendly and helpful and the house was perfect for our extended family gathering. The garden is much bigger than it looks in the photo and was a great space for badminton and other games. This is a really nice place to stay, lovely public rooms and comfy beds, all but the single with en suite shower rooms. The kitchen is quite small for a large party. There's lots to do nearby - Puck's Glen is magical and the Botanic Gardens fascinating. We took a ferry to the Isle of Bute, visited Mount Stuart House and Rothesay. Fantastic stay at Croots House, everything we needed was available. Loads of kids toys, kitchen was well equipped + more. Plenty of parking lovely gardens. All 20 of us had a great time, our age ranges was 6 months to 94 years and it is suitable for all. We would definitely recommend a group gathering at this property.

We really enjoyed our stay there and would stay again. We found the owner very welcoming and friendly. The children really enjoyed the freedom of the large rear garden.
