Rossie Ochil House is a beautiful building dating back to the 17th century but now fully modernised to provide a really comfortable, secluded self catering holiday house in beautiful Perthshire. Surrounded by stunning lawns and woodlands the house offers great privacy and wonderful walks across the estate and yet is only 20 minutes from the lovely city of Perth.

The house itself gives spacious, flexible and attractive accommodation with 6 en-suite bedrooms and plenty of public areas with its two lounges, large dining room and a fitted kitchen with AGA. There are two additional pull out beds which can be set up in any bedroom. For days when the weather is not so good you can enjoy the large plasma TV.

Annex sleeping 4 comprising of lounge, kitchen (with dishwasher), 2 bedrooms (double/zip-linked), bathroom with shower over bath.

There is an additional entertainment lodge with large lounge, kitchen, bar and dining room where we can cater for a special celebratory or anniversary meal which is available by separate arrangement.

Three dogs permitted at Rossie Ochil House at additional charge.

    Rossie Ochil House reviews
    Fantastic house and much to do in local environs. We enjoyed trips to the Crannogs, Osprey centre and Highland wildlife park. You are truly secluded down a private drive nestled next to shooting lodges. The glorious 12th!! was during our stay. Our only downside and reason for 3 stars was the lack of cleaning. We were promised a change of water of the hot tub- which the kids were never out of, but didn’t happen. We were there two full weeks with 18 people and the toilets were never cleaned. We are still waiting to date for an explanation.
    Owners Response: "Thank you for your feedback and sorry to hear some of your comments. I am pleased to hear that you enjoyed the setting of the property, however the property was let on a self-catered basis and is therefore not serviced. We do offer fresh bed linen on longer stays and I understand you and your party wished to take advantage of this and the housekeepers did pop in and change the linen but other than this the property is not serviced and no further housekeeping would take place. I am sorry you were given the impression that more would be done. The same would go for the hot tub. The hot tubs are checked daily for readings and water levels and attended to appropriately but they are not emptied, cleaned and refilled throughout the course of a stay as this is not generally necessary due to the nature of the products added."

    Fanastic house with great outside space.Perfect setting for our barbeque.Children loved going to Stirling to the Safari Park.We had a nice day at Pitlochry and the adults enjoyed a visit to the theatre.

    This was a truely wonderful experience. There were 16 of us in our group a mixture of family & friends, from toddlers to those of us who are dusted with grey hair! Magnificent setting, with plenty of space for the children to play safely. Inside the house is beautifully appointed, with plenty of provision made for large groups. Immaculate in presentation. A word has to be extended to the housekeeper & team, who could not be more hard working & helpful. Happy to be hand should anything arise.

    We loved the comfortable, spacious warmth of Rossie Ochil House. Everything was provided, which made our stay easy ... the house is big enough to accommodate a large party (there were 18 of us) and yet at not point did it feel crowded. The grounds are extensive and interesting, and the children loved the wooden climbing frame/equipment. Beautiful views; a lovely place to wake up.

    We had a great time .The house was lovely with plently of living and sleeping space and well stocked with extras.The teens loved the annex. There were only two negative points.We tend to bring all our food with us and could have done with an extra freezer in the large room off the kitchen plus the dogs barking early in the morning(6am) kept some of our party sleeping closer to the pens awake. The house was warm and in a great setting.

    Holiday Protection Scheme

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
