Tollie Cottage offers the best of both worlds for those seeking a self catering holiday in the Highlands. It is set in stunning countryside yet with the feel of a luxury city centre apartment. This brand new, architect designed property comprises open plan kitchen, dining area and lounge, complemented by a double bedroom, a bathroom and converted loft space which can be used as a twin bedroom or private seating area. It has contemporary fittings and new furniture to combine to create a bright and spacious holiday home, ideal for two couples or a small family. Large patios surround the house on two sides, accessible from the sitting room, bedroom and dining area. With ample furniture, this is ideal for enjoying the abundant sunshine and soaking up the atmosphere of this very green and scenic part of the northern Highlands. You may be lucky and observe herds of up to 60 deer browsing the surrounding fields.

Ben Wyvis (a Munro) dominates the hills to the west. Guests will be provided with a welcome pack on arrival and the owners, who live in the nearby main house, will be on hand as much or as little as you wish.

This area of Scotland is famous for fishing but offers far more. The land on the north side of the house is unpopulated all the way to the west coast but the pretty local town of Alness is only 4 miles away with two supermarkets, shops, a post office and banks. Inverness is 27 miles away but easy to reach via the A9. There are pleasant spots for bird and wild life watching along the shores of the Cromarty Firth but the Sutherland coast or hinterland are within easy reach, with beautiful sandy beaches at Dornoch and around Golpsie and Brora. Alternatively, Ullapool or Gairloch on the West Coast are not much further away. The lovely burghs of Tain and Dornoch are close by. The famous castles of Dunrobin (near Golpsie), Cawdor (a few miles east of Inverness) and Brodie (just east of Nairn) can be visited in spring and summer, while Urquhart Castle, on the shores of Loch Ness, is open all year round. Most localities boast golf courses, like Alness, Fortrose, Inverness, Muir of Ord, Strathpeffer or Tain, with that at Dornoch being of championship standard. For whisky lovers, the nearby Dalmore (Alness), Glenmorrangie (Tain) and Glen Ord distilleries can be visited all year round. Aviemore and the Cairngorms National Park are close enough to make possible day trips for skiing or mountain walking.

    A perfectly equiped and to the detail with love and good taste decorated little Cottage in a lovely place. Very kind and sympathic owners who gave us recommandations and always a helpful hand if we needed. We highly recommend this Cottage as a wonderful place to start into the northwest-, east- or midhighlands. Even a trip to the hebredis is possible, as we did so from Ullapool to Stornoway with an overnight stay.

    The cottage is perfectly situated for touring around the area. It is well equipped with everything you would possibly want. The grounds are secured for pets which was a big plus for us as we had three dogs. The owners are on site and are so willing to help but at the same time leave you alone to enjoy your stay. Nothing is too much bother for them in their wish to make your stay perfect. I would highly recommend this cottage and would not hesitate to return in the future.

    We enjoyed a very tranquil summer holiday at Tollie Cottage. The Cottage is modern and warm and has an excellent log stove. Elie and Felicity were excellent hosts; happy to provide advice if needed, but not at all intrusive. We were holidaying with our small dog and she was made very welcome. We enjoyed many local walks, as well as some further afield. The Fyrish monument walk provides excellent views of the Cromaty Firth and Glen Afric is a great day out. Various Munros along the Ullapool road provided some more challenging walks. Gizmo (the dog) particularly liked the field behind the house because she could run around quite safely. It was also wonderful to see many red deer in the fields around the cottage.

    This is a lovely cottage, very well equipped and very comfortable. The views are fabulous and the setting is among the hills where you can feel quite remote and away from it all, yet it is a fairly easy commute down to the A9 to have access to lots of places to visit. The beaches on the coast are beautiful with golden sand and hardly any other visitors. Dunrobin Castle is impressive. Strathpeffer is also interesting. Kincraig Castle Hotel is a lovely venue where the staff are friendly and the cappuccinos are fabulous. Always good though to return home to the quiet and peace of the cottage. Lovely garden and areas round cottage to sit out if the weather is good. Owners very accommodating and easy to approach, next door but not intrusive at all. Would thoroughly recommend a stay here, have missed the peace and quiet since returning home!

    Absolutely no complaints about this cottage. The cottage has modern facilities throughout and was spotlessly clean. It's in a nice quiet location about 10 minutes drive from the nearest Coop and 40 minutes out of Inverness. I stayed for a week using it as a base for my travels around the highlands as it is so central. The owners are great. Would highly recommend it to anyone wanting to holiday in the highlands.

    Just had a wonderful and relaxing Half term week at this cottage. Very well designed and laid out cottage with all the amenities that you need when away from home. Very large fenced off garden area which is great for anyone with pets or children!. There is a pond which our dog loved swimming in and we liked sitting by watching the deer in the bottom field or just soaking up the peace and quiet. Some great walks in the area and spolit for choice of hills, forests, lochs or beaches. Black Isle is close by, watch the dolphins at Chanory Pointor or wander round the fishing villages of Cromarty or Avoch. The owners are really helpful and the welcome pack was a nice and unexpected little touch that puts this cottage above many others we have stayed in.     A very comfortable property equipped with everything required for a holiday. Kitchen is new and has all required for a week's catering. 2 bedrooms are excellent, as is the sitting room. Made use of the wood stove which made for a cosy feeling in the evenings. Host and hostess very amenable. For us the cottage was perfectly placed to explore the local area. Went up to Dornoch and fly fished there. Also visited Tain to see interesting pottery and the Glenmorangie distillery. Also fished the local river Alness, where plenty of salmon were moving. Plenty of walks locally to suit all abilities: On the flat and up hills. Particularly recommend walk to east end of loch Migdale from small road by place called Spinningdale ... stunning location and scenery. We certainly wish to return !

    Welcome pack on arrival great. `````cottage very clean.... Worth being aware of if three couples go, as against a family,is that only one bedroom is private with a door. The rest of the cottage is open plan ,light and airy. Deep pond in garden,which from our point of view was lovely but if you had children a possible worry.although it was fenced off well. We enjoyed our holiday there.

    Cottages & Castles Ltd. (acting as agents for property owners) provides a guarantee for tenants who have to cancel their holiday at a cottage.

    If it is necessary to cancel your holiday, for any of the reasons A 1-5 below, you may do so at any time up until the close of business on the last working day before your tenancy commences and we will refund your balance. Your deposit is not refundable. If you have made a late booking and paid in full you will receive your payment minus the normal deposit sum (usually 30%).

    There is no charge for this holiday protection – it is included in the cost of your holiday. Please note that the protection does not apply to holidays in our properties with codes beginning with P (usually castles, mansions and lodges).

    Deposits may be transferred to a different date for a holiday at the same property within 12 months of the original holiday date, subject to availability, but not, however, for a different property. If the new booking is at a higher rate the tenant must pay the extra cost. No refund will be made if the new date is at a lower rate.

    A:
    1. Death, accidental bodily injury, or illness (excluding pre-existing or chronic illness/conditions, or illness arising through epidemics or pandemics)
    a) the Proposer and/or persons with whom he/she has arranged to travel.
    b) any close relative or business associate of the Proposer or of any person with whom he/she has arranged to travel or arranged to meet at the specified holiday establishment. We will require appropriate documentary evidence of illness or bodily injury from a registered medical practitioner. This evidence must state that the Proposer is unfit to travel.

    2. Jury service, witness call or unemployment through redundancy of the Proposer after the date of booking and prior to the commencement date of the holiday.

    3. Fire or theft which is the subject of an insurance claim at the Insured’s main residence or business premises within seven days before commencement of the holiday.

    4. Occupational postings not contemplated at the time the holiday is booked.

    5. Cancellation or curtailment of scheduled transport services due to strikes, riots or civil commotion, but limited to the cost of alternative transport up to £50 per person for the outward journey only.

    But not, however:

    B:
    1. Disinclination to travel.

    2. Failure of public or private transport.

    3. Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which is or would be against the advice of a registered medical practitioner.

    4. Pregnancy unless problems occur which prevent the person travelling. A  verification must be signed by a registered medical practitioner to this effect

    5. Any loss which is otherwise insured.

    6. Holiday accommodation booked outside Great Britain, Northern Ireland, Isle of Man and the Channel Islands
