This stunning property is located on a large estate in the Cairngorms National Park, close to the village of Tomintoul (1.4 miles). With a traditional village square and a range of amenities including shops, and restaurants. Tomintoul is also the highest village in the Scottish Highlands. No visit to Tomintoul would be complete without a visit to one of the many distilleries in the area. The estate is known for its picturesque scenery, including the River Avon which runs through it and the area is a popular destination for outdoor activities such as hiking, mountain biking, skiing, fishing, and birdwatching. The property sits at the end of the Ailnack Gorge Scotland’s largest glacial meltwater channel, making for wonderful photo opportunities. The wooded slopes around the gorge are home to red squirrels and roe deer, while the moors above are the haunt of red deer and mountain hares.

As you enter the house, you will see a spacious dining room on your left-hand side. The dining room is elegantly designed and has a large table that can accommodate 18 people. The room is beautifully decorated providing a warm and inviting atmosphere, a fabulous entertaining room, for long evenings accompanied by good food, wine, and rounding the evening off with a dram. There are two sitting rooms, one with views of the gardens and Ailnack Water and another with Smart TV when you want to catch up with the world or relax with a movie. You will lose time in this beautiful house and have many adventures exploring the estate and surrounding area, creating wonderful memories. Adjacent to the main lounge there is a small bar area with a wine cooler, fridge, and an ice-making machine in the kitchen utility, all very handy for those early evening G &T’s. Moving on, we come to the chef's kitchen. For those that love cooking you will find everything you need to create some delicious meals, and perhaps book a local chef for a night or two to give yourselves a break from cooking. The kitchen is fully equipped with modern appliances and has a built-in Aga and additional Gas stove and convection ovens and plenty of storage space. There is a large island with a breakfast bar and beautiful granite worktops, with seating for two people, along with a dining table that will seat up to 10. The kitchen has a separate utility and dishwashing area and a large larder fridge. If you do need to work or check in with the office whilst away there is a beautiful study with WC next to the lounge. The property can accommodate up to two dogs, and the boot room is where the dogs can rest in their beds or in their crates. There are outdoor kennels for owners whose dogs are used to these. Alongside the boot room, there is a WC and a small utility cupboard with a washing machine & dryer. The house has a total of nine bedrooms allocated on the upper floors, 5 with en-suites, and 1 shared shower room and WC. The bedrooms are spacious and decorated in a modern country style, with large windows that let in plenty of natural light. The en-suite bathrooms are luxurious, with separate showers and soaking bathtubs and WC and one is a roll-top bath and WC.

Outside there is ample parking for all guests, an enclosed garden to the side and rear of the property, and kennels for any dogs if required. You are free to explore the estate and surrounding mountains and hills of this beautiful area.
